ESSENTIAL JOB FUNCTIONS * Facilitate the administration of Holland's benefit programs including enrollment of new employees and reconciliation of bills. Process benefit enrollments/changes, process medical support notices, facilitate the open enrollment process, etc. * Assist managers with employee relations issues and provide guidance on any disciplinary action deemed necessary. * Assist with maintaining up-to-date HR documents, including departmental forms as well as policies and procedures. * Administer company leave programs and engage in the ADA interactive process ensuring compliance with company policy as well as state and federal laws. * Manage Workers' Compensation claims and maintain communication with injured workers, managers and insurance company while ensuring compliance with OSHA Logs and other records as required. * Manage performance review process (90-day, mid-year, and annual reviews) and ensure that the process and systems operate efficiently to meet company needs. * Prepare internal employee communications regarding compensation, benefits or company policies. * Conduct employee onboarding and exit interviews and use feedback to offer suggestions for improvements in policy or procedure. * Prepare and respond to unemployment claims. * Facilitate the employee separation process. * Promote employee engagement events and programs. * Assist in the creation of training programs for employee development. * Maintain confidentiality of sensitive documents and information. * Perform customer service functions by responding to general requests and questions. * Prepare, organize and maintain various departmental files. * Recommend process changes to promote efficiency. * Maintain a positive relationship with all staff to ensure excellent inside customer service. * Represent Holland Partner Group in a professional manner at all times. * Perform all other duties as assigned. JOB REQUIREMENTS Education: High school diploma or equivalent is required. A college degree in Human Resources or related coursework is strongly preferred. The Maintenance Manager is responsible for the day-to-day maintenance operations and physical upkeep of their assigned property in accordance with Holland Partner Group's Core Values. This individual monitors the work of the maintenance team and works directly with the property manager to source vendors and maintain the property's budget. The Maintenance Manager works under limited supervision with moderate decision-making authority. ESSENTIAL JOB FUNCTIONS * Ensure that maintenance team is completing daily tasks, such as service requests and repairs in a timely manner. * Ensure that unit turns are completed timely, to company standards and inspected upon completion. * Inspect grounds, buildings and other community features daily to ensure functionality of building systems, minimize liability concerns and ensure excellent curb appeal at all times. Offer recommendations for community capital improvements or repairs. * Ensure maintenance costs remain within allotted property budget and provide input on expenses for future budgets to Property Manager. * Prepare staffing and site-specific upkeep schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines. Transaction & Financing Support Support all aspects of the acquisition process, including preparing LOIs, coordinating due diligence, and assisting in transaction closings. Assist in the analysis and execution of property financings, refinancings, and dispositions, including working with lenders, preparing materials, and supporting transaction processes. Order and review third-party reports (appraisals, environmental assessments, physical needs assessments, etc.). Assist with property inspections, market tours, and site visits as required. Research & Market Intelligence Conduct market research to evaluate local economic drivers, housing supply and demand, and competitive landscapes in target markets. Monitor housing policy developments and affordable housing incentives in relevant jurisdictions. Internal Collaboration & Reporting Prepare investment memoranda and presentations for internal investment committees and external partners. Collaborate with Asset Management to ensure a smooth transition of acquisitions into the operational portfolio. Participate in portfolio strategy discussions, helping shape acquisition pipelines, financing strategies, and investment theses. Relationship Management Build relationships with brokers, lenders, attorneys, consultants, and other industry professionals to source opportunities and stay informed on market dynamics. Qualifications Bachelor's degree in Finance, Real Estate, Business, Economics, or a related field required. 2-5 years of professional experience in real estate acquisitions, investment analysis, asset management, or related financial roles, preferably with multifamily housing experience. Strong financial modeling skills in Excel, with the ability to build, audit, and explain complex models. Excellent analytical and critical thinking skills; able to dissect large amounts of data and draw meaningful conclusions quickly and accurately. High attention to detail and strong organizational skills, with the ability to manage multiple projects simultaneously in a fast-paced environment. Strong verbal and written communication skills, with the ability to prepare clear, concise reports and presentations.
