    The Director of Maintenance at Hooverwood Living oversees all aspects of the maintenance and facility operations within our senior living community, ensuring a safe, functional, and aesthetically pleasing environment for residents, staff, and visitors. This role is responsible for managing the maintenance team, planning and executing preventive maintenance, and handling emergency repairs to support the facility's mission of providing high-quality care. The Director of Maintenance plays a critical role in upholding regulatory standards and is a key member of the leadership team. Responsibilities 1. Facility Operations and Maintenance Develop and oversee a comprehensive preventive maintenance program for all building systems, equipment, and grounds. Coordinate and manage repairs, renovations, and capital projects to ensure minimal disruption to residents and daily operations. Inspect the physical condition of facilities to identify areas needing repairs and improvements. Maintain a schedule of planned inspections for systems such as HVAC, plumbing, electrical, and fire protection to ensure safety and compliance. 2. Team Management Hire, train, and supervise maintenance and custodial staff, providing guidance, setting performance expectations, and conducting evaluations. Create staff schedules and coordinate coverage to ensure that all maintenance needs are addressed in a timely manner. Foster a collaborative work environment that encourages teamwork, accountability, and continuous improvement. Oversee outside contractors and follow up on any needs from those contractors. 3. Budgeting and Financial Management Develop and manage the maintenance department's budget, including forecasting expenses for repairs, maintenance, and capital projects. Maintain inventory control, sourcing materials and supplies in a cost-effective manner. Review and approve purchase requests and vendor contracts to ensure cost efficiency and adherence to budget. 4. Safety and Compliance Ensure compliance with all local, state, and federal regulations, including health, safety, fire, and building codes. Serve as a key member of the safety committee, participating in safety drills and ensuring emergency preparedness procedures are in place and current. Regularly review and update the facility's safety protocols and emergency response plans in coordination with relevant departments. Educate new employees on life safety 5. Resident and Family Relations Collaborate with the nursing and resident services teams to address environmental concerns raised by residents or their families, in a timely fashion. Communicate with residents and their families in a professional and courteous manner to foster a positive living environment. Provide a quick response to resident requests related to maintenance issues. Requirements Qualifications Education: Bachelor's degree in Facilities Management, Engineering, or a related field preferred. High school diploma or equivalent required. Experience: Minimum of 5 years of experience in maintenance management, with at least 3 years in a senior living, healthcare, or hospitality environment preferred. Licensure/Certification: Relevant certifications (e.g., HVAC, OSHA, or EPA) preferred. Ability to work in a Team environment or independently Committed to safety & organizational goal A record of stable & continuous employment Professional communication skills Self-motivated, able to work with minimal supervision Must be 18 years of age or older Ability to lift up 50lbs. or more, climb ladders and stairs, and stand for continuous periods of time with or without reasonable accommodation. This shall include areas of sanitation, temperature control, fire safety, life safety code requirements, plumbing, heating/cooling/ventilation, outside grounds, lighting, alarm systems, electric, mechanical, painting, etc. Maintains all grounds including trash removal and snow/ice removal. Handle basic repairs and maintenance Completes all service request within 48-hours of the call Responsible for assuring projects performed and supplies purchased are of high quality and achieved at the lowest possible cost. Attends any in house committee meeting for which assigned. Respond to resident requests for service in a timely fashion and prioritizes requests. Identifies any situation which creates an unsafe working environment for employees, and either corrects on the spot or reports problem to Administration. Responsible for assuring resident beds, bathing systems, lifts, etc., are safe and meet facility requirements. Shall fully comply with all aspects of Hooverwood's Corporate Compliance Program and its Code of Conduct. Cannot pose a direct health or safety threat to others in the workplace. Responds immediately to any request for assistance, in the event of an institutional disaster or emergency. Assists in the movement of resident furniture when requested. Perform any other duties as may be seen fit by the Director of Maintenance Services or building administrator. Acuity Adaptable Care at Eskenazi Health represents a broad spectrum of inpatient services across 3 floors of our acute care hospital. Patients admitted to an acuity adaptable unit at Eskenazi Health receive services from a wide variety of clinical specialties including: orthopedics, oncology, cardiology, palliative care, neurology, trauma, medicine, renal, urology, pulmonology, infectious disease, and more. Acuity Adaptable offers all private rooms as well as telemetry monitoring capability. What Schedule Can I Expect? The Acuity Adaptable Progressive Care Unit team does take advantage of 6-week self-scheduling where team members request the days they work. We do offer a full time schedule which consists of three 12-hour shifts on either day shift (6:30AM - 7PM) or night shift (7PM - 6:30AM). There are no on-call requirements and team members rotate holidays. What Are Nurse To Patient Ratios? The department follows a primary care nursing model and typically utilizes a 1:4 nurse-to-patient ratio. Patients vary in acuity and complexity, ranging from Med/Surg to high acuity Progressive Care status. All nurses are supported by 24/7 onsite Manager and Educator support. What Does Training Look Like? Eskenazi Health has a dedicated clinical education team that works with new hires the first week on board. The orientation period is typically 12-weeks and during this timeframe new members will be paired with a preceptor. Continued support is provided by managers, clinical educators, and seasoned staff. One aspect that sets Eskenazi Health apart is there is a clinical educator and manager on every shift, even on weekends! At Eskenazi Health, new acute care nurses are welcomed to the organization through the Linda Hojnacki, RN, Nurse Residency Program. The nurse residency program follows Patricia Benner's Novice to Expert Theory, providing a multi-modal learning format and resources specifically targeting the needs of the novice nurse to foster growth and development. The six-month program hosts four cohorts clustered by hire date.
