Job Summary:
The Housing Coordinator works with existing, new, and potential NCH employees to understand their individual housing needs and challenges to assist them in securing appropriate housing on Nantucket. The Housing Coordinator will become an expert in all aspects of the year-round Nantucket housing market including the availability and eligibility requirements for "affordable housing" options. This position will build a network of landlords, realtors and other housing influencers to increase the housing opportunities available for NCH employees and will report on the housing needs of the NCH workforce to inform the overall NCH housing strategy. This position will also assist the EVS/Housing Director with all aspects of NCH workforce housing operations including occupancy, maintenance and property management.
Essential Job Duties and Responsibilities
Develops and maintains mutual relationships with housing providers on Nantucket. Works as the housing advocate for NCH employees to assist them in finding and securing housing on the island. Coordinates consistent outreach and network opportunities with community housing providers to build ongoing and positive partnerships. Establishes supportive and understanding relationships with landlords. Develops a detailed knowledge and understanding of the housing needs of the NCH workforce to help advance the Hospital's housing strategy. Maintains scheduling database and uses housing software for tracking and reporting. Facilitates delivery of housing agreements, guidelines, directions to units, property condition report/inventory sheets, recycling information and keys to tenants. Maintains key locker and records of all Housing Agreements. Maintains records of all properties rented and/or leased by the Hospital, through outside sources, for staff housing and manages the use of these leased properties according to the provisions set forth in the lease agreements with the owners. Maintains inventory of household goods in units, utilizing inspection window for updating inventory, generates loss reports as needed. Assists the EVS/Housing Director in handling miscellaneous issues, such as lost keys, repairs and frequently asked questions. Enters work orders for all general maintenance jobs for housing units in cooperation with the contracted maintenance vendor. Coordinates after-hours emergency repairs/lockouts with the contracted maintenance vendor. Maintains a database of staff tenancy to generate quarterly/yearly usage statistics reflecting staff tenancy per hospital department, monthly occupancy rates, and housing shortages. Communicates on an ongoing and frequent basis with the EVS/Housing Director regarding current and future housing occupants. Keeps accurate and organized records of all housing agreements. Notifies employees of housing opportunities and listings within the Nantucket community on a regular basis. Assists the EVS/Housing Director in developing 5-year capital plan. Ensures continuous improvement and quality of the housing process at NCH. Reports unusual situations to the department manager immediately. Maintains confidentiality at all times. Performs other duties as assigned.

Current, valid driver's license and access to a vehicle required.
Special Requirements
Must be available to work overtime and weekends as needed to complete all job duties. Must be available to work in the case of a Hospital declared emergency.
