Job Summary
This position performs skilled HVAC work in the maintenance, repair, and renovation of buildings, housing units, and facilities owned, operated, and managed by Jacksonville Housing. The position is also expected to perform general maintenance, repair, and renovation work for Jacksonville Housing buildings, housing units, and facilities as required.
Essential Job Functions
HVACTechnician will perform skilled HVAC maintenance work, including but not limited to, the installation, repair, and replacement of all sizes of mechanical air conditioning and heating systems, the performance of periodic inspections, and the cleaning and/or lubrication of fans, motors, coils, and pumps throughout the buildings, housing units, and facilities owned, operated or managed by Jacksonville Housing.
HVACTechnician will also be expected to perform semi-skilled work in several trade areas related to the maintenance and repair of buildings, units, and equipment; as well as install, maintain, repair, or replace mechanical equipment, appliances, and portable electrical equipment.
Assists in planning work according to activity, seasonal, or emergency needs within work assignments.
Assists in scheduling, assignment, and supervision of all emergencies, routine, and preventive maintenance work. Assists in the vacancy preparation process. Performs general maintenance work, including, but not limited to HVAC, etc.
Performs work and supervises workers in a variety of building maintenance and custodial-related tasks and assignments.
Responsible for maintenance, repairs, and cleanliness of assigned vehicle(s) and equipment.
Conducts HUD REAC inspections as directed by the supervisors.
Inspects, repairs, installs, modifies, and maintains HVAC systems.
Coordinates work with the Property Manager, Foreman, and Maintenance Mechanics.
Responsible for entering work orders neatly, accurately, and timely.
Responsible for informing superiors on work progress and on any conditions/situations which should be called to their attention.
The situations warranting declaration of emergency is reported immediately.
Immediate and appropriate responses to emergencies are required.
Adherence to any applicable safety procedures related to the industry, Jacksonville Housing, local, State of Florida, and federal laws and regulations.
Minimum Qualifications
Must have a High School Diploma or GED equivalent and vocational/technical training in HVAC work, plus four (4) years of HVAC experience installing and maintaining HVAC equipment and ductwork, or an equivalent combination of education, training, and experience. Must possess an Environmental Protection Agency (EPA) Refrigerant License.

Respond and assist as needed in staffing shortages, new equipment rollouts, emergencies, natural disasters, training, etc., outside of assigned region.
Complete all administrative requirements of the position in a timely and accurate manner. Use lap top and/or hand held computer to log in calls, time, and nature of repair at each designated site. Enter ongoing data into lap top/hand held computer regarding location and repairs anticipated, completed, ongoing, parts purchase and time arrived, on-site, and completed.
Inspect, maintain, and perform daily maintenance on company van to assure proper running condition to respond to calls quickly with minimum interruption 24/7.
Alert Senior Service Tech of any service repairs needing assistance, technically, mechanically, and physically. Use house or cell phones to communicate with Senior Service Tech as needed.

Requirements
Refrigeration Start Up Technician Job Requirements:
High School diploma or GED
7+ years of commercial refrigeration/hvac experience; Supermarket experience a must
Knowledge of refrigeration/hvac installation, electrical and microprocessor control systems
Knowledge of single systems, parallel rack systems, display cases and walk in boxes
Strong mechanical aptitude
Ability to locate and repair leaks on racks of single units
Ability to operate smartphone technology, hand tools and power tools
Able to read instructions and blueprints and follow safety procedures
Must have a valid Drivers License & reliable transportation
Legally eligible to work in the US
Pre-employment background screening (criminal, drug screen and DMV) is required for all positions

Comfortable using hand tools and equipment such as ladders/extension ladders
Ability to work in attics, crawlspaces, and under houses
Comfortable working in extremely varying environment conditions (temperature, humidity, insects, animals, etc.)
