Coordinates third party contractor activities and scheduling with Operations. Utilizes Facilities Ticketing platform to track, assign, dispatch and resolve tickets as necessary. Performs other related duties as assigned. KEY QUALIFICATIONS 3-5 years of working experience in Facilities Management. Must be flexible to work on weekends and be on call when assigned. Basic understanding of electrical, plumbing, carpentry, HVAC and refrigeration. Ability to use hand tools and power tools. Excellent organizational and time management skills. Prolonged periods of standing and walking. Must be physically able to climb ladders, bend, or crawl into awkward spaces. Ability to work in extreme temperatures, in high noise levels requiring hearing protection, and working around chemicals, cleaning materials, paints, etc. Must be able to push/lift up to 75 pounds at a time. The HVAC Technician I is responsible to perform skilled installation, maintenance and repair of air conditioning, refrigeration, heating, and ventilation systems while using hand tools and power tools as well as general maintenance and repair of facility areas, cleaning and safety of all guest and employee areas as well as parking lot, grounds and adjacent lots to include any off-property site used by the company. Assists in performance of routine, unscheduled, and preventative maintenance and modification jobs on all site utility systems. Responsible for monitoring, servicing and repairing all ice makers, walk-in coolers, and freezers, and all refrigerators. Read, interpret, apply, and enforce applicable codes and standards as related to HVAC/R installation. Monitor temperatures and set points. Installation of HVAC units, including electronic and mechanical components. Installation of HVAC ductwork including flexible tubing and sheet metal construction. Troubleshoot and repair HVAC units including electronic and mechanical components. Install or repair fuel and water supply lines. Conserve, install and recycle CFC and HCFC (Chlorofluorocarbon family) refrigerants. Install or repair electrical connections to HVAC components. Attends staff meetings and training sessions, as requested, to increase performance and knowledge. Assist in other facilities positions as needed. Assist with requisitions, provides estimates/specifications for supplies and materials necessary to complete projects. Apply State, Federal, and local safety regulations and codes to electrical work. Basic understanding of construction, National Electric Code, Federal and State Occupational Safety and Health Administration (OSHA) standards is required.
