MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property's operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance
Regular/daily onsite attendance is required
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
Ensure all repairs and replacements necessary for community common areas and units
Assist with the scheduling and performance of all maintenance/repair-related turn events
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
Responsible for understanding and following Asset key policy
Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
Participate in on-call emergency at community
Utilize property resources, equipment and supplies economically
Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that the immediate supervisor delegates
Education/experience
High School Diploma or Equivalent
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Purpose and Scope
Under minimal supervision, The Facilities Maintenance Tech III is responsible for providing maintenance, troubleshooting, and operational support for facility, utility, process, and HVAC systems and equipment in all Tolmar facilities.
Essential Duties & Responsibilities
Responsible for engineering support and maintaining equipment and processes to include the construction, modification and improvement of equipment, with assistance from Facility Maintenance Tech I and II staff.
Train Facility Maintenance Tech I and II staff in the operation, maintenance and repairs of utility and facility equipment.
Complete all work in compliance with cGMP regulations and with minimal impact to the production process.
Maintain content of training records for department, in compliance with cGMP standards.
Develop and maintain preventative maintenance SOPs and programs for equipment and systems.
Provide support for completion of deviations and investigations.
Support company audits.
Establish and maintain records that demonstrate conformity with FDA, GMP, and SOP standards.
Maintain and operate USP water systems including Reverse Osmosis, WFI MES, UV systems and Clean Steam generators.
Maintain and operate plant steam boilers.
Knowledge of electrical distribution systems and standby generators.
Confer with management, quality and production managers to resolve problems found.
Provide maintenance support for engineering projects.
Perform repairs and scheduled maintenance on process and utility equipment and systems. Recommend and assist with the implementation of measures/processes to improve operating conditions of equipment.
Support the installation and validation of new equipment.
Maintain spare parts inventory for assigned equipment, including monitoring levels, initiating requisitions, completing budget review, and ordering necessary materials.
Requisition building and maintenance supplies, machinery, parts and equipment as needed.
Perform electrical troubleshooting and component replacement as needed.
Troubleshoot and repair utility equipment including boilers, chillers, air handlers and USP water systems (if qualified).
Perform general building maintenance, repairs and projects (if qualified).
Perform plumbing repairs (if qualified).
Participates in required annual hazardous waste training. Hazardous waste involvement may include but is not limited to the handling of universal waste such as spent fluorescent tubes, spent filters, batteries, and used oil. Respond to spills per CP 030-0202 Chemical Spill Response.
Demonstrate strict adherence to all Tolmar safety requirements to develop a strong safety culture.

Knowledge, Skills & Abilities
Ability to carry out electrical troubleshooting to root-cause, mechanical repairs, maintenance and set up of production equipment.
Ability to troubleshoot, diagnose and repair facility support equipment; including HVAC and all utilities equipment.

Plumbing experience preferred.

ESSENTIAL JOB FUNCTIONS:
1. Installs, maintains, and repairs heating, ventilation, air conditioning, and refrigeration (HVAC/R) systems across multiple BHP properties to ensure resident comfort and safety.
