Most duties performed under general supervision. Duties and Responsibilities Perform routine preventative maintenance according to procedures to ensure that equipment runs smoothly, facility/building systems operate efficiently and the physical condition of buildings does not deteriorate. Understand the procedures and safety measures in area of specialization. May assist with assembly, install and repair of electrical, HVAC or plumbing systems. Diagnose and repair machine/equipment malfunctions. Assist with building/repairing partitions, floors, windows, doors, roofs, woodwork, plaster, drywall, counters, benches and other wooden structures such as sheds and outbuildings. Check motors, belts, fluid levels, replace filters and perform other maintenance actions on vehicles and other equipment. Operate cutting torches and welding equipment. Perform and keep track of scheduled PMs on all HVAC equipment. Keep list of supplies needed for upcoming jobs. Complete and log daily work orders and job assignments. Safely operate vehicles such as zero turn mowers, tractors, side-by-sides and vehicles. Use tools properly and safely, such as grinders, drills, impacts, hammer drill, chain saw, limb saw, chop saw, backpack blowers and weed eaters. Transport items by hand, truck or motorized vehicle or machinery. May trim and prune trees and clear undergrowth; care for established landscaping by mowing, watering, edging, mulching, aerating, weeding and trimming; plant seeds, bulbs and plants; maintain flower beds. Use tools ranging from common hand and power tools to precision measuring instruments and electrical testing devices. Gather and remove litter. Keep work areas clean and organized. Adhere to company safety policies and standard operating procedures (SOPs). Communicate effectively and respectfully with team members and other departments on daily basis. Must report to work on time daily and be dependable. Supervision and Responsibility Works under general supervision of the Facilities Supervisor. Knowledgeable about area of specialization including concepts, practices and procedures. Relies on pre-established guidelines, experience to plan and accomplish goals. Education/Training and Experience High school diploma or GED required. Three to five years of facilities and/or grounds maintenance experience required.
