The Assistant Facility Manager leads the strategic development, implementation, and optimization of our Computerized Maintenance Management System (CMMS), and provides leadership, oversight and guidance to successfully execute the performance work statement for facility asset management, job plan development and implementation, work planning and scheduling, and CMMS data integrity.
The Assistant Facility Manager manages all manpower, systems, processes and procedural resources to ensure all systems function at optimal efficiency and effectiveness in accordance with the performance work statement. Responsibilities
Essential Duties and Job Functions:
* Work directly with Building Management to accomplish all services under the statement of work.
* Identify requirements and manage department resources for a comprehensive facilities maintenance and asset management program.
* Develop, optimize, and manage preventive maintenance schedules, tasks, and routes to ensure all equipment operates at peak performance and regulatory compliance is met.
* Generate and analyze reports and Key Performance Indicators (KPIs) on asset condition, equipment downtime, maintenance costs, and labor utilization to advise management on decision-making and continuous improvements.
* Coordinate and provide comprehensive training programs and user support for all staff members to ensure system proficiency and data accuracy.
* Provide leadership, training, motivation, performance evaluation, coaching, recognition and accountability for maintenance department employees.
* Interpret, apply and explain industry codes, regulations and procedures. Review all maintenance job plans and schedules to verify compliance with applicable procedures, best practices, industry standards and governing codes.
* Prepare and present technical progress reports, as needed.
* Establish department priorities that support contract objectives for safety, customer satisfaction, productivity, etc.
* Assist in developing cost estimates, budget, correspondence and status reports.
* Operate customer and company motor vehicles in a safe manner.
* Support other department staff as needed or directed.
* Adhere to the established safety and personnel policies and standard operating procedures.

The Heavy Equipment Mechanic analyzes malfunctions and repairs, rebuilds and maintains power equipment, such as fossil fuel fired engine generator sets. Job Overview
The Fuel Distribution System Mechanic receives, stores, transfers, logs fuel data. The Mechanic may inspect and assist with the repair of pipelines, hoses and other connecting systems. The Mechanic will gauge tanks for water, temperature and fuel levels, check pumping systems for correct operating pressure or unusual noises and perform preventative maintenance and repairs on assigned systems.

Responsibilities
Essential Duties & Job Functions:
* Observes and interprets readings on gauges, meters, and charts which register various aspects of fuel maintenance and delivery operations.
* Adjusts controls to insure safe and efficient operation and to meet demands for fuel.
* Cleans strainers, filters, fuel tanks and distribution lines removing corrosion and re-painting surfaces.
* Lubricates pumps, and replaces gaskets, seals, and fuel filters as needed.
* Corrects pumping misalignment and makes repairs to equipment; following prescribed methods.
* Inspects and diagnoses problems to determine corrective repairs.
* Completes all job-related paperwork and forms.
* Uses a variety of hand tools, portable power tools, and standard measuring instruments.
* Coordinates with other personnel in the identification of proper and correct materials, parts assemblies, and requirements for a variety of requisitions necessary for the job/task.
* Performs on call, preventive and emergency site maintenance, as necessary.
* Performs periodic stock inventories and prepares material requisitions.
* Operates Government or company-owned motor vehicles and/or other equipment.
* Supports and assists other department staff and trade groups as needed or directed.
* Adheres to the established CFS safety and personnel policies and standard operating procedures.

Job Requirements
Mandatory:
* High school graduate or equivalent GED.
* Five (5) years of experience in operation of fuel distribution systems including delivery, repair and maintenance.
* Hold or obtain a Class A and B Fuel Certification (Underground Storage Tank - UST) within 90 days.
* Ability to pass pre-hire background and drug screen.
* U.S. Citizenship.
* Ability to obtain and maintain the required intelligence community level clearance.
* Valid state driver's license and suitable driving record.
* Ability to lift 50 pounds and team lift 75 pounds.

Job Overview
Facilitates the repair and maintenance of all UPS and switchgear systems. The Switchgear Technician will provide for the daily (UPS) uninterrupted power supply and switchgear maintenance operations for all assigned facilities. The Technician will also perform breaker testing on all electrical and mechanical equipment in all facilities. The incumbent receives and evaluates work orders and requests, investigates requests or problems where appropriate and completes the necessary repairs. The incumbent may be required to perform the required tours of all fuel storage tanks on campus and respond to alarms.

Responsibilities
Essential Duties & Job Functions:
* Assists with scheduling and maintenance of all airframe switchgear breakers.
* Troubleshoots repairs, replaces and performs electrical/electronic maintenance on UPS and switchgear Save equipment operating at less than 600 volts.
* Schedules and performs preventative maintenance and service calls on Uninterrupted Power Supplies, switchgears and associated batteries.
* Prepares large scale outage events. Duties will include, but not limited to: walkouts, temporary power requirements, impact determination and updating one-line drawings.
* Coordinates work of vendor and act as subject matter expert for all third-party requirements.
* As required, performs periodic tours on UPS and switchgear equipment operating at voltages less than 600 volts. Maintain required log records.
* Provides maintenance, emergency response, and equipment start-up and/or field modification.
* Discusses with technical support problems related to maintenance or operation of equipment.
* Interpret wiring diagrams in order to locate failures.
* Performs required tours of all fuel storage tanks on campus and respond to fuel alarms as needed.
* Plans and lays out work from blueprints, drawings, models, and verbal and written instructions.
* Plans and organizes work to meet all deadlines. Able to do a variety of tasks in any single day.
* Coordinates with other trade and warehouse personnel in the identification of proper and correct materials, parts assemblies and requirements for a variety of requisitions necessary for the job/task.
* Perform stock inventories and prepare material requisitions for replacement items as required.
* Operates customer or company owned motor vehicles and/or other equipment.
* Supports and assists other department staff and trade groups as needed or directed.
* May be required to work with other entities during large scale outages.
* Adheres to the established CFS safety and personnel policies and standard operating procedures.
* Ability to work overtime as needed.
* Performs other duties as assigned including supporting CMMS and other departments.
