Essential Functions and Responsibilities
The Janitor keeps buildings in a clean and orderly condition. Performs heavy cleaning duties, such as cleaning floors, shampooing rugs, washing walls and glass, and removing rubbish.
Essential Duties:
1. Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created.
2. Lock and unlock doors; turn off lights in common areas.
3. Service, clean, and supply restrooms.
4. Gather and empty trash.
5. Clean building floors by sweeping, mopping, scrubbing, and vacuuming.
6. Follow procedures for the use of chemical cleaners and power equipment to prevent damage to floors and fixtures.
7. Mix water and detergents or acids in containers to prepare cleaning solutions according to specifications.

Key Responsibilities
Property Management - Yardi HIGHLY PERFERRED
Manage and oversee the high-volume accounts payable department and staff, providing leadership, training, and support for proper procedures and Yardi utilization.
Oversee the full-cycle processing of invoices, including reviewing, verifying, sorting, coding (with proper general ledger accounts), and matching to purchase or work orders using Yardi modules such as PayScan.
Prepare and process weekly check runs, ACH, and wire transfers, ensuring timely payments and monitoring discount opportunities to reduce costs.

SUMMARY
The Lease-up Specialist is responsible for the successful completion of all lease-up projects. This includes assuming all functions of a Community Manager, training of all permanent office site staff, and is responsible for the direct oversight of all support staff for the project. Develop and maintain close relationships with resources in the industry.

Develop and maintain the lease-up budget for each project including invoicing, billing, tracking payments, and allocating funds.

Review all rental applications for criminal and credit background history and lease forms for accuracy and compliance with resident policy; check all leases for accuracy and completion.
Complete resident move-in sheet with resident; ensure utilities are transferred.
Understand rental agreement and residency policies and be able to explain them to residents.
Maintain waiting list files of eligible applicants and files of removed/rejected applicants from beginning to end of lease-up period.
Supervise and implement move-in and move-out procedures.
Collect rents, maintain and reconcile petty cash, ensure proper accounting of monies collected, and make deposits in a timely manner.
Properly execute journal receipts for monies collected.
Maintain accurate accounting records.
Assist in preparation of the lease-up budget, monthly variance reports, occupancy reports and approval of invoices for payment.
Maintain property files and records.
Prepare daily, weekly, and monthly reports for review.
Supervise the handling of any emergency that may arise on-site.
Communicate all problems and make recommendations.
Implement effective time management.

The Portfolio Management Specialist Intern works under the Senior Regional Portfolio Manager for assistance with oversight of properties and support of field staff through reports, notices, tenant and vendor relations, tracking receivables, vacancies, and day-to-day management of site staff.
Essential Duties and Responsibilities
1. Formulate and manage the operational and capital budget for the portfolio of communities overseen; track and report on the financial performance of the communities; and implement strategies for enhancing the value of the assets with guidance from Senior Regional Portfolio Manager.
2. Assist with the review and approval processes for invoices for properties within portfolio in a timely manner, provide plan for outstanding late invoice payment.
3. Track and reconcile properties' Accounts Receivables with support from Senior Regional Portfolio Manager to ensure timely collection and notify Accounting of any anomalies.
4. In partnership and guidance of the Senior Regional Portfolio Manager, attend regular meetings with property owners to discuss the property performance and critical areas that need addressing, utilizing a structured meeting with agenda.*
5. Assist with implementation of strategies for achieving high operational performance in the areas of expense management, rent growth, resident retention and service, income generation, and collections.*
6. Aid in the process to recruit, hire, train, and manage the performance of staff under your and your manager's supervision and take appropriate actions to ensure achievement of performance goals.*
7. Make regular visits to each property site and ensure that the interior and exterior of the community meet Cascade Management safety and appearance standards.*

This is the third of a three-level series. The Compliance Specialist 3 maintains and ensures compliance with all affordable housing program operations and required quarterly and annual reports. This position is responsible for managing and maintaining an affordable housing portfolio through Cascade Management, Inc. policies and procedures in regards to Fair Housing, tenant selection, and regulatory procedures. This position solves the most difficult compliance issues having broad potential impact. This position has the discretion to decide sanctions and instances of non-compliance not clearly defined in policy or regulation. The difficulties of regulatory issues, involvement in compliance program coordination or policy development distinguish this class form the Compliance Specialist 1 & 2. The Receptionist provides overall customer service to our vendors, stakeholders, employees and guests. The Affordable Housing Compliance Specialist 2 maintains and ensures compliance with all affordable housing program operations and required quarterly and annual reports. Reviews tenant files for compliance and maintains Cascade Management, Inc. policies and procedures in regards to Fair Housing, tenant selection, and regulatory procedures. The Compliance Specialist 2 is trained on and executes 2+ program funding types, as well as manages multiple layers, property and funding level complexity.
