Position Summary
The LeasingConsultant (Multisite) is responsible for engaging prospective residents, showcasing available apartments, and guiding applicants through the leasing process across multiple properties. Key Responsibilities

Conduct property tours, highlighting apartment features, layouts, and community amenities.
Provide accurate information about the local area, including schools, shopping, recreation, and transportation.
Prepare and process lease agreements, collect deposits, and ensure all documentation is complete.
Monitor property conditions, reporting maintenance needs and coordinating necessary repairs.
Maintain updated listings of available units and create engaging advertisements to promote vacancies.
Participate in regular team meetings and training sessions to support personal and professional development.
Qualifications
High school diploma or equivalent; prior leasing or customer service experience preferred.
Strong communication and interpersonal skills, with the ability to build rapport quickly.
Proficiency in Microsoft Office Suite (Office 365) and property management software such as Yardi.
Basic math skills, including the ability to calculate rates, ratios, and percentages.
Ability to adapt to changing priorities and manage multiple tasks in a fast-paced environment.
Willingness to work on-site, including walking varied terrain, climbing stairs, and inspecting units in all weather conditions.

We're seeking a driven and detail-oriented Junior Portfolio Manager to assist in the professional management of a portfolio of multifamily and other properties for a variety of ownership entities. In this role, you'll work closely with senior leadership to oversee operations, financial performance, marketing strategies, and resident satisfaction. Key Responsibilities
Partner with senior leadership to plan, implement, and monitor property operations, marketing, profitability, curb appeal, and resident relations for assigned properties.
Assist in the preparation of timely and accurate annual budgets and monitor financial performance against budget.
Review monthly financial statements for accuracy and collaborate with supervisors to resolve discrepancies.

Work with the Marketing team to develop and adjust property marketing plans to meet financial goals.
Respond to escalated resident issues and serve as a liaison between residents and the corporate office.
Maintain regular communication with site teams and property owners through meetings, reports, and updates.
Support the enforcement of community rules and regulations.
Participate in meetings and training sessions to maintain up-to-date knowledge of industry best practices.
Qualifications
Minimum 3 years' experience as a multifamily Regional Manager or similar position.
Bachelor's degree preferred.
Current or prior experience in a fast-paced, third-party fee management environment.
Washington State real estate broker's license (may be obtained within the first 90 days of employment).
Industry-related accreditations such as CAPS or CPM preferred.
Strong leadership, organizational, and problem-solving skills.
Proficiency in Microsoft Office Suite/Office 365; Yardi or RealPage experience highly preferred.
Ability to analyze financial and operational reports, compute rates and ratios, and prepare clear written communications.
Willingness to travel to properties and work in varied environments.
Ability to occasionally lift and/or move up to 10 pounds.

Process maintenance request
Receive collections in accordance with Trinity's standards
Clerical and phone support
Maintain all community members files, ensuring completeness and accuracy of all file documentation
Maintain a calendar of scheduled move-ins, ensuring all move-in appointments are completed, all apartments are inspected to ensure all apartments are move-in ready to the Trinity's standards
Demonstrate ability to resolve resident complaints and direct pertinent issues and matters to Supervisor
Conduct community member's move-out unit walks
Additional tasks or duties assigned by Supervisor

Physical Demands:
The employee will be regularly required to sit; stand; walk; reach using feet, legs, back, arms and hands; talk and hear. The employee may occasionally be required to climb. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
Attendance/Travel:
This position is a full time position and may require the availability to work some nights, weekends, and occasional holidays. Regular attendance and active participation/planning at company functions and events.

Intermediate computer and Internet knowledge
Intermediate knowledge of MS Word, Excel and Outlook
Prefer knowledge of the following software programs: Yardi, Voyager, LRO, Entrata, Resident Check
Learning and Development:
Maintain a commitment to ongoing professional development and career growth through our Companies continuing education programs
Education:
High school education or equivalent is required
Ability to fluently read and write English, accurately perform intermediate mathematical functions and use all on-site resident management software functions
Professional Experience:
One year of experience in a service industry is preferred

Every day is a little different for our LeasingConsultants but the main responsibilities encompass all activities related to apartment rentals, move-ins, lease renewals and resident retention and interacts directly with prospective and current residents to achieve maximum occupancy.
