Summary:
Provides proactive leadership on assigned construction projects, from the preconstruction and bidding phase, through planning and buyout, construction, close-out, and warranty. Accountable for client satisfaction, project quality, cost control, and schedule adherence, working as a team with Project Superintendents and Project Engineers. Conforms to corporate policies and procedures, upholds ethical standards, and exemplifies corporate values, with an emphasis on integrity and service.
Essential Duties and Responsibilities:
Represent Nabholz in business development efforts, including active participation in community and industry organizations, project interviews, and company events.
Lead project development through the Preconstruction phase with the support of the Preconstruction Department.
Develop projectmanagement plan, including safety plan, quality plan, and site logistics plan, with the support of Project Team.
Manage commitments to Subcontractors and Suppliers, ensuring internal compliance with procurement policies and vendor compliance with contract terms.
Collaborate with Project Team and safety staff to ensure the safe execution of projects with an achievable goal of zero jobsite incidents.
Manage all financial aspects of Project, from job setup to monthly billings, forecasting, and final closeout, to ensure that Project meets profitability goals.
Maintain positive relationship with current and potential clients and designers.
Provide team leadership, both internally and externally.
Actively promote safe execution of projects, with an achievable goal of zero jobsite incidents.
Anticipate construction flow to provide proactive project planning.
Prepare and manageproject budget proactively, forecasting final project costs monthly, if not more frequently.
Strong organizational ability with daily management of multi-tasking.
This job is safety sensitive for medical marijuana purposes.
All other tasks as assigned.
Education/Skill Requirements:
A 4-year college degree in Construction Management, Construction Science, or similar program is preferred.
Career experience must include at least 5 years in commercial construction. Residential construction experience will not be considered.
Must understand commercial construction means, methods, and materials, including standard practices and regulations.
Excellent written and oral communication.
Must be willing and able to speak before groups of people in project interviews and other presentations
OSHA 30-hour training.
Microsoft Office suite.
Physical Demands:
Travel overnight as projects or corporate responsibilities require.
Continuously sit, stand, or walk.
Bend, squat, climb stairs, or ladders.

DUTIES AND RESPONSIBILITIES

Verify the estimated cost of construction of projects.
Evaluating and verify estimated cost of construction of projects. Prepare a budget, outlining both soft and hard costs. When necessary, construction projectmanagers find solutions to reduce budgets, such as using alternative building materials.
Analyze cost and schedule problems and identify alternatives that will cause a course correction.
Owner Relations - Regularly visit with the owner and architect/engineer and probe for problems that may not be obvious to jobsite personnel.
All project contracting responsibility rests with the ProjectManager, including negotiatiating contracts. When unexpected changes occur, they renegotiate contracts with contractors and subcontractors.
All Change Orders are processed and approved by the ProjectManager.
Progress Payments are approved by the ProjectManager.
Cost Reports - Weekly and monthly review (study) of project cost reports and preparation of monthly analysis.
Schedule construction projects. Oversee production from the conception phase to the construction phase, coordinating deadlines to ensure that projects are completed within the proposed time frame.
Establish Progress Meetings / Attend Construction Meetings - Communicating with staff, supervisors, and other parties involved with the construction project, construction projectmanagers contribute to meetings discussing budgets, plans, and goals. They also create agendas for meetings and prepare documents, such as schedules and logs.
Execute the 48-Hour Notice to Subcontractors.
Supervise Staff - Supporting and supervising staff in day-to-day management, construction projectmanagers monitor and control safety. Working with other staff, construction projectmanagers give directions as necessary.
If a Project Coordinator is not assigned to a specific project, then it is the responsibility of the ProjectManager to complete the Project Coordinator tasks.
