Key Responsibilities Operational & Financial Management Maintain strong awareness of each property's performance, conditions, and competitive market environment. Create annual operating budgets for assigned properties and monitor results to ensure financial goals are met or exceeded. Prepare monthly Budget Variance Reports (BVR) for Senior Property Manager review. Continuously review tenant accounts, monitor collections, address delinquencies, and provide monthly collection activity updates to Property Accounting and senior leadership. Property & Vendor Oversight Conduct regular, comprehensive property inspections to ensure optimal condition and identify potential safety or liability issues. Review vendor contracts and performance; negotiate new agreements as needed to ensure cost-effective, high‑quality service. Oversee tenant improvement allowances and support timely and compliant tenant construction activity. Tenant Relations Maintain consistent tenant communication to address questions, service needs, and operational concerns promptly. Ensure compliance with all lease requirements, including R&M obligations, operational agreements, and governmental regulations. Cross-Functional Collaboration Partner with the Marketing Department on property programs and signage initiatives. Support leasing and accounting teams by providing accurate property information and operational insights. Qualifications & Requirements Associate's degree required. 5+ years of Commercial Property Management experience, preferably within retail or shopping center environments. Strong skills in communication, organization, and time management. Experience in budgeting, property marketing, and capital improvement planning. Assist property managers and maintenance technicians with coordination of tenant repair requests. Assist property managers with vendor contract preparation and manage/organize the completed documents. Review vendor statements; obtain outstanding invoices for processing. Assist with tenant relation activities (email blasts, events, gifts, surveys, etc.). Complete expense reports for property managers and submit for approval and processing. Prepare vendor contracts, manage/organize the completed documents and enter into property management software upon execution. Collaborate with Operations team on property tax appeal documentation and other administrative tasks related to property tax appeals. Collaborate with property managers to process lender funding packages for capital projects, tenant improvements, commissions, etc. Assist property managers on CAM reconciliations, annual budgets, and any other necessary schedules. Qualifications: Requires 1-3 years' experience in Property Administration, management, or related field and/or training. Ability to use computer software and web-based applications. Proficient knowledge of the Microsoft Office Suite (e.g., Word, Excel, PowerPoint, Outlook). Ability to carry out specific oral and written instructions. This hands-on leadership position oversees the community's operational, administrative, financial, human resources, maintenance, and security functions. The position requires the Property Manager to be on call 24 hours a day, 7 days a week, for emergency consultation in the event of incidents requiring management intervention. All services of the Property Manager are under the direct supervision of Castle Management and are performed as stated in the Management agreement between the governing Board of Directors and Castle Management, LLC. The Property Manager provides exemplary service consistent with the Castle Group's values and mission. They perform all responsibilities while demonstrating outstanding customer service skills as a representative of Castle Royal Service Operations and Accounting Utilizes Castle Management assigned inspection checklists to inspect community and facilities on a routine basis to determine maintenance, security, violations, safety, and landscaping deficiencies to remain in compliance with Castle Management guidelines. In the absence of an Assistant Property Manager, tracks all architectural change requests by homeowners and inspects for compliance upon completion.     Full-time Description Point Real Estate Management is seeking a dedicated and experienced Regional Property Manager to oversee the daily financial, administrative, and maintenance operations of a diverse portfolio of multifamily residential communities located around Saint Paul, Minnesota! The ideal candidate will have a minimum of 5 years full-time property management experience and will lead and support on-site teams, ensuring that each community remains in excellent physical condition, operates with strong financial stability, and benefits from a motivated, high-performing staff. This position requires a proactive leader who can effectively manage resources, streamline processes, and foster a culture of accountability and service excellence. Essential Duties · Preserve the company's core values and mission statement. · Responsible for hiring, training, supervising, developing and terminating all on-site personnel. · Ensure staff compliance with company policies and procedures (including disciplinary action, if necessary). · Oversee day-to-day property operations and monitor revenue and expenditures. · Provide the highest level of customer service to on-site staff, residents, prospects and vendors. · Develop existing and new relationships with clients. · Sustain high occupancy standards through online reputation management, effective marketing efforts, and excellent resident relations. · Review and negotiate service contracts. · Assist in property acquisitions and due diligence. · Create and successfully implement capital and operational budgets. · Handle and/or assist with all resident problems that cannot be solved by Property Managers. · Attend all scheduled inspections and reviews. · Audit resident files on a regular basis, paying attention to proper documentation ensuring compliance procedures are followed. · Maintain reasonable awareness of relevant laws and agency regulations, including but not limited to fair housing, sexual harassment, disability accommodations, and landlord tenant relationships as they apply to the policies and procedures of the company and the communities. · Inspect the properties on a regular basis for safety hazards, property damage, and repairs needed by maintenance staff. Follow up on repairs to verify completion and compliance with standards, property insurance companies, government agencies, company safety policies and risk management procedures. · Make recommendations for major physical repairs, replacements, and improvements. Submit to the President for approval. · Assist Property Managers and corporate accountants in preparation of monthly financial accounting reports and explanation of budget variances. · Assist Property Managers with preparing management plans, marketing plans, vendor contracts, and budgets. · Approve invoices for payment that exceed maximum spending amounts allocated to site staff. · Ensure payroll information is reported to the corporate office on time. · Other duties not listed above as directed by President. Requirements · Demonstrate ability to multi-task and meet various deadlines. · Exceptional scheduling and organizational skills. · Computer literate; specifically, MS Word, Excel (advanced level preferred) and Outlook for Windows. · Exceptional written and oral communication skills. · Must maintain an operational vehicle and valid automobile insurance at all times. · Knowledge of Yardi Residential preferred. · Knowledge of Fair Housing laws. · Knowledge of revenue management software preferred. · Minimum three years' experience supervising others, preferably on-site. · Ability to manage finances and work within a budget. · Minimum five years' on-site multifamily management experience. Educational Requirements · Bachelor's Degree from a four-year college is preferred; experience in lieu of degree is a possible consideration. · CAPS/CPM certification preferred.
