TK Elevator is currently seeking an experienced SalesRepresentative- Modernization in Albuquerque, NM.
Responsible for successfully bidding and securing modernization contracts and developing and maintaining strong relationships with new and existing customers. This role is essential in ensuring modernization and/or H-Power jobs are completed profitably while driving branch annual revenue goals.
ESSENTIAL JOB FUNCTIONS:
Works in coordination with architects, general contractors, TKE operations team, consultants, building managers and/or owners in the pre-bidding of modernization jobs. Includes building strong customer relationships and maintaining market awareness of projects and competitors.
Maintains a strong working knowledge of company products by attending training classes and studying factory equipment manuals and supplier information. Includes developing knowledge of local elevator code requirements.
Creates quoting and bidding packages by obtaining blueprints, attending job walks and conducting onsite surveys of proposed modernization. Includes, reviewing specs, and labor with operations department for completeness and accuracy, and ensuring that jobs will be profitable for the branch.
Demonstrates technical knowledge of beneficial H-Power features. Determines customer needs and develops sales strategies to communicate H-Power modernization offerings.
Presents bids to customers and explains cost factors, emphasizing characteristics such as construction, performance, durability and appearance of equipment.
Partner with operations team to negotiate the Scope of Work (SOW), as well as collaborate with contract administrator, sales support and legal as required.
Develops capital plans for customers to address their short- and long-term building needs.
Upon customer's acceptance, coordinates submittal packages through the approval process and creates change orders as requested.
Visits project sites and attends customer meetings when necessary and works with operations department to ensure customer's needs and deadlines are being met.
Utilizes the Customer Relations Management (CRM) tool to update and manage sales pipeline.
Who we are looking for
EDUCATION & EXPERIENCE:
Bachelor's degree preferred.
Minimum 1 year of business-to-business sales experience is required.
Strong attention to detail with proactive follow-up skills.
Demonstrated success in a fast-paced environment.
Outstanding ability to build and nurture relationships with customers, team members, and cross-functional colleagues.
Excellent time management, organizational, and presentation skills.
Salesforce experience. (preferred)
Ability to read and interpret architectural and/or blueprint/drawings. (preferred)

Duties & Responsibilities:

We are seeking a Service Sales & Estimating Consultant to help expand our commercial contract portfolio through professional sales, accurate estimating, and strong relationship development.

Position Summary
The Service Sales & Estimating Consultant is a front-line business development and sales role responsible for securing multi-year, recurring commercial service contracts. This role is designed for a proven B2B salesperson who excels at relationship-based selling, pipeline management, and closing, with estimating skills developed through training and collaboration with operations.
The primary focus is on janitorial, facility services, and construction cleanup contracts, with approximately 80% of effort dedicated to recurring services and 20% to one-time work. This role includes conducting walkthroughs, preparing accurate estimates using LifeROOTS' standardized estimating tools, collaborating with Project Managers to confirm feasibility, and ensuring all proposed work meets a minimum gross profit margin.
Once contracts are secured, set up, and staffed, the Consultant transitions the agreement to the Contract Specialist.
Key Responsibilities
Identify, pursue, and close multi-year recurring commercial service contracts
Conduct professional site walkthroughs and assess scope, square footage, and service needs
Prepare accurate estimates and proposals using approved estimating tools
Prioritize long-term, high-value contracts over short-term or low-margin work
Build and maintain relationships with property managers, contractors, and business owners
Collaborate with Project Managers to confirm scope feasibility and staffing capacity
Present proposals and negotiate within approved pricing parameters
Maintain accurate CRM documentation in HubSpot and provide weekly pipeline updates
Attend networking events and industry functions as needed
Ensure clean, complete contract handoffs to the Contract Specialist after signing
Required Knowledge, Skills & Experience
2+ years of B2B sales experience with demonstrated closing ability
3+ years in commercial cleaning, floor care, construction cleanup, or facility services
Hands-on experience conducting walkthroughs and measuring square footage
Familiarity with janitorial products, services, or commercial environments
Estimating experience (labor calculations, pricing, scope development)
CRM experience preferred (HubSpot a plus)
Proficiency with Microsoft Office (Word, Excel, Outlook)
Valid driver's license and reliable transportation
Preferred Experience
5+ years of commercial cleaning or floor care estimating experience
Experience bidding construction cleanup or specialty floor services
Experience responding to RFPs or attending pre-bid meetings
Existing relationships with property managers, contractors, or facility directors
