Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is: To verify property occupancy. To report on the general condition of the property using a mobile application. Most inspections are exterior only. About 10% require interior photos after the property has gone vacant. We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors. Responsibilities Most common type of inspection should only take 5-6 minutes. Complete the inspection within 4 days after it is assigned. Report general property conditions and make a determination of occupancy based on industry standards. Take 9+ photos of the property with brief comments. Complete a short form in an app. Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory. Requirements (to be considered you must have the following): Computer with an internet connection Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas) Smartphone (Android or iPhone) Printer Pass a standard background check using a valid driver's license Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour. Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month. Follow Inspection Plan Documents (IPD's) that provide a basis for making quality decisions in accordance with customer requirements and OGS procedures. Use approved gauging and measurement techniques. Properly use inspection equipment, product inspection techniques, system software, and follow established OGS quality system procedures, and work instructions. Perform calibration activities and maintain calibration system as required. Equipment Used Wide variety of mechanical inspection-type measuring equipment, (i.e., dial/digital micrometers, calipers, height gages, CMM, optical comparator, hardness instruments Skill Requirements High School graduate or equivalent required. A minimum of five (5) years Quality Control/Assurance Inspection experience is required. Helpful if qualified candidate would be able to operate manual CMM and Optical Comparator. Basic understanding of precision machining operations (milling and turning machines). Drawing interpretation including GD&T. Knowledge of non-destructive and destructive testing and measuring techniques.     4:30pm to 5:00am Monday through Thursday** CMM programming experience required JOB SUMMARY (the purpose and general nature of the job): This position is responsible for dimensionally inspecting in-process and final machined parts primarily using CMM (Coordinate Measuring Machine) and other typical inspection equipment. This position will also assist manufacturing personnel with accurate and timely inspections. Perform calibration of hand held measurement instruments. PRINCIPLE RESPONSIBILITIES include the following: CMM programming and operation. Perform first-piece, in-process, and final dimensional inspections. Gage calibration. Assist all manufacturing personnel with measurements and gauging. Perform receiving inspection and subcontracted processes. Maintain a clean and organized inspection area. Work with manufacturing personnel to improve processes and overall manufacturing quality. Additional responsibilities and duties may be assigned. KNOWLEDGE/EXPERIENCE/SKILLS: Minimal requirements for education, knowledge and experience: High School Diploma or equivalent. Intermediate level CMM programming and operation experience is a must.
