What we're looking for

Strong understanding of grounding, conduit, steel erection, and power distribution equipment
Experience with document control and quality records on construction projects
Good communicator who can work closely with field crews, supervision, and client representatives
Computer skills, including comfort with Procore or similar construction management platforms

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.

Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.

Essential Job Functions (EJFs):

The inspector conducts on-site licensure inspections, complaint and incident investigations, and annual comprehensive surveys to include the investigation of abuse, neglect, and exploitation at Long-Term Care (LTC) providers to determine compliance with federal and state health and safety regulations. The inspector completes written reports for each inspection or survey to detail deficiencies and provide narratives to support regulatory findings. The inspector summarizes facts obtained during an investigating whether abuse, neglect, or exploitation occurred. The inspector is responsible for ensuring the documentation is clear and concise; ensures course corrections implemented by the providers are appropriate to address the risk or noncompliance with regulations identified during inspections and investigations. If the inspector determines abuse, neglect, or exploitation did occur the inspector will make a referral to HHSC's Employee Misconduct Registry of the alleged perpetrator. (25%)
The inspector establishes priorities in gathering evidence to determine what methods to use in securing evidence such as going through the interview process or reviewing records to determine compliance or noncompliance. Analyzes evidence to complete a thorough investigation and determine if there is a preponderance of evidence. Evidence must follow chain of custody and be protected during the process. (25%)
The inspector reviews and approves corrective action plans to address noncompliance with the regulations; responsible for informing the provider of issues that require immediate remedial action to ensure the health and safety of consumers; recommends enforcement actions; ensures administrative penalties are assessed and processed according to state and federal requirements. The inspector participates in meetings to discuss major issues identified during the inspection/investigation, and the outcome of the inspection/investigations. The inspector testifies at hearings and court proceedings regarding the investigation findings and compliance determinations. The inspector will train new hires by conducting on-the-job training which includes mentoring, shadowing, and return demonstrations. (10%)
The inspector performs other duties as assigned by their supervisor, or regional leadership, and that are required to maintain unit operations. This includes being available for on-call duties for emergencies such as weather events or high-priority situations at providers. (5%)

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements (to be considered you must have the following):
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)
Smartphone (Android or iPhone)
Printer
Pass a standard background check using a valid driver's license
Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour.
Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.

Responsibilities
Revolution is now hiring for Packer Inspector roles in Kilgore, TX. We have openings on the 7:00 am - 3:00 pm shift and the 3:00 pm - 11:00 pm shift. This role will be responsible for learning the basic operations of production department(s) in processing materials or manufacturing products in an industrial organization.
Follow all Environmental Health & Safety policies and procedures.
Check the product for seal strength, size, scoring, lip, print quality/location, and others specified on the job specification, no less than four times an hour, and every roll change.
Make minor machine adjustments, such as resetting the eye, putting flip back in, raising and cleaning the seal bar, and clearing jams from the machine.
Makeup cartons as needed.
Observe rolls for splices and changes.
Record accurate production records, including count, downtime, scrap, number of rolls run, and complete dockets.
Maintain a clean and neat workstation at all times, following American Institute of Baking requirements.
Perform other general housekeeping duties as assigned.
Retain and label samples as required.
Pack product neatly and label appropriately.
Make headers and/or saddle seals on the product.
Observe Company work rules and safety regulations.
Operate punch press.
Apply inspection stamp to all cartons of product.
Move packed boxes (10-40 lbs.) to pallets.
Qualifications
High School diploma or GED required.
Basic math skills such as addition, subtraction, and multiplication to record accurate reports.
Must be able to read customer specification sheets to verify and ensure the quality of the product.
Adequate for legible and accurate recording of production reports and other pertinent information.
Must be able to lift and carry up to 50 pounds for a short distance.
Must be able to stoop, bend, kneel, walk, have full dexterity, and have a correctable vision.
Must be able to work in hot and cold weather.

Position Summary
Performs sampling, pipeline transfers, inventories and barge inspections including line condition surveys. Performs vessel inspections under the direct supervision of a Senior Inspector. Certifies that field assignments conform to company policies and procedures as well as job specific instructions supplied by the Operations Department. Minimum Requirements
Requires a High School Diploma (or equivalent) with good math skills and a minimum three months of inspection experience.

Effectively communicates all aspects of assigned job duties. Maintains regular contact with Operations Department, terminals, and vessel to avoid delays or conflicts.
Obtains, labels and transports samples to the laboratory in a timely manner as required by each specific job assignment.
Maintains assigned inspection equipment in good working order and ensures equipment is properly calibrated and stored.
Measures (gauge and temperature) products and performs all required field calculations per the API Standards, completes all required field documentation and submits reports to the Operations Department in a timely manner.
Performs specialized inspection services such as loss control, wall washings or confined space entry upon receiving required training.
Assists in the training of Probationary and Junior Inspectors.
Fitness for Duty - Physical Demands
Workday may consist of 8-12 hours; however, this can vary day to day or shift to shift. Much of the work is performed outdoors, wearing full Personal Protective Equipment (PPE) and could include possible exposure to high and low temperatures for prolonged duration of time.
