Recrate and document the processes to enable IMAC execution for each Software and/or Equipment Component, and obtain Customer's approval for such processes and documentation; Obtain from Customer a list of individuals authorized to approve IMAC and Project IMAC Service Requests, including specific approval and authorization required for IMACs that include Changes to Software. This list may change from time to time and should be updated on a regular basis; Receive IMACD related Service Requests from Authorized Users and validate the IMAC request for correctness and proper authorization Communicate with Authorized Users if there is any issue with an IMACD related Service Request and attempt to resolve or escalate same appropriately; Coordinate and communicate with designated Customer personnel or other Third Parties, concerning scheduling and requirements so as to minimize the impact on Authorized Users; conduct, or confirm a Site survey has been conducted, to determine the location(s) of the IMAC and any special requirements at the location(s); Coordinate any physical space requirements as determined during the Site survey review; Confirm that all Equipment, Software, parts, Network, Cabling, or any other services necessary to execute the IMAC will be available as of the date(s) scheduled for the IMAC; Confirm the new and/or existing Configuration of the Equipment and Software associated with performing the IMAC. This position is responsible for completing a variety of tasks to maintain and repair the campus HVAC systems. It will also assist with other building maintenance tasks when necessary. Duties and Responsibilities * Performs daily reactive maintenance work orders and preventive maintenance work orders on all building associated HVAC systems equipment. * Responds to emergency situations such as HVAC outages to minimize or prevent loss of property, damage to research activities, and disruption to critical systems. * Performs minor repair and installation work on HVAC systems including planning the work; estimating and arranging the materials, supplies and equipment required; and coordinating with other trades. * Works with other trades to troubleshoot and repair system failures related to all aspects of the HVAC equipment and systems. * Inspects buildings and other structures to determine mechanical systems defects and needed repairs making notes and recommendations for repair. * Performs minor electrical repairs on mechanical equipment. * Performs monthly maintenance on HVAC equipment, including air handlers, condensers, exhaust fans, boilers, chillers, pumps, and cooling towers. * Works with third party contractors to service, maintain and repair mechanical equipment. * Performs the work in accordance with applicable safety rules and environmental regulatory requirements and maintain records as required according to environmental requirements. * Complies with occupational health and safety regulations that apply to work actions and conduct on the job, including the use of personal protective equipment whenever required, report safety infractions to the supervisor. * Performs other related duties as required. Initializes and maintains an open line of communications to ensure all customers receive the highest level of customer satisfaction possible; Works with heavy duty power equipment and small tools in the installation, repair and maintenance of outside plant facilities; Loads necessary tools and heavy equipment onto trucks or trailers; Receives work assignments and instructions from supervisor and/or through the use of a computer access terminal; Operates power equipment such as compressors, pumps, blowers, etc., and hydraulic aerial lifts (buckets) and ladders mounted on trucks; Performs construction work such as digging holes, placing poles, placing cable, air pipe and inner duct in various types of conduit systems and open excavations. Unreels, pulls, and strings wire strand and cable from pole to pole; pole to buildings, etc.; Determines differences between wire and cable colors; Connects wires and cables to terminals and attaches or detaches various kinds of hardware to wires, cables, buildings or poles; Splices and tests PIC and non-pressurized cable and makes appropriate enclosures; Uses test equipment to check for toxic and explosive gas in manholes, and may have to empty water and other debris from manholes; Dismantles, moves or removes aerial, underground or building wire, cable, associated equipment and hardware; Reviews and interprets work orders, work prints and Company practices; Works outside in all kinds of weather; Climbs poles, ladders and enters tunnels, buildings, trenches, crawl spaces and manholes to place telephone cables and equipment; Follows established safety procedures. Must be able to safely utilize equipment resources to perform specified physical job duties, i.e., satisfies manufacturer's specifications for operation or use of equipment including weight limitations; Lifts and moves loads up to 120 pounds; Works with fiber optic cable from the distribution terminal to the customer premises, color coded and tone identified wires in the connection of wires and cables to other telephone equipment, and in connecting cable pairs together; Splices and tests non-pressurized cables in aerial, underground, buried, building configurations, multiple conductor cable, coaxial cable and also fiber optic cable from the distribution terminal to the customer premises. Performs tap in energizing count; identifies conductors in adjoining cable sections, according to diagrams and specifications by means of test signal identified wires or fiber optic test equipment; Closes splices by enclosing with bolted on waterproof case, thermally applied shrinkable sleeving; Repairs, rearranges (cable throws, etc), routines and maintains cable plant, fiber optic plant and channel cards associated with the digital loop carrier equipment or the distribution terminals; Uses test equipment to isolate conductor faults or identify defective or broken fibers drops; Turns up, routines, troubleshoots and maintains digital carrier equipment channel cards and maintains light wave and metallic terminals; Uses electrical instruments such Cable Locators, Resistance Fault Locators, and Open Fault Locators to verify and determine defects in the cable, conductors and wire. Also measuring test sets and signal generators to verify and determine defective carrier equipment in subscriber/digital carrier systems. The Commercial HVAC and Refrigeration Technician is responsible for operating a company vehicle to and from customer sites to troubleshoot, maintain and repair commercial HVAC and refrigeration equipment. Qualifications: * Valid driver's license and acceptable driving record * 3-5 years of related experience. * Superb customer service skills * Dependable and able to work independently * Standard computer skills * Own industry's standard hand tools * Ability to climb ladders, work from heights, and crawl in tight quarters * Ability to travel extensively within the region * Ability to work some nights, weekend, and holidays for on-call rotation with your department (frequency varies with department size) * Mechanically inclined with a hunger to learn new techniques and approaches * Previous experience as a commercial HVAC and Refrigeration technician required * Universal EPA certification is highly preferred.
