GENERAL STATEMENT OF JOB
This classification seeks a highly skilled and experienced Architectural Designer to join our General Services Facilities Management team. This individual will design, plan, and execute various municipal facilities projects. The ideal candidate will possess a strong background in architecture and site layout development and ensure that all projects are completed on time, within budget, and to the highest quality standards.
SPECIFIC DUTIES AND RESPONSIBILITIES
Essential Functions:
Project Design and Planning:
• Develop and prepare architectural designs, drawings, and specifications for municipal facilities projects.
• Collaborate with stakeholders to identify project requirements, goals, and constraints.
• Conduct site analysis and feasibility studies to determine project viability and optimal design solutions.
Design Review & Oversight:
• Oversee all phases of architectural projects from inception to completion, including budgeting, scheduling, and resource allocation.
• Coordinate with contractors, engineers, and other professionals to ensure project milestones are met.
• Monitor project progress and provide regular updates to the General Services Director and other stakeholders.
Compliance and Quality Assurance:
• Ensure all designs and projects comply with local, state, and federal regulations, building codes, and city standards.
• Conduct quality assurance reviews and inspections to ensure projects meet specified requirements and standards.
• Address and resolve any design or construction issues during the project lifecycle.
Stakeholder Communication:
• Serve as the primary point of contact for project-related inquiries and communication with city officials, contractors, and the public.
• Assist in the preparation of project proposals, reports, and updates for the City Council and relevant parties.
• Facilitate public meetings and hearings to gather community input and address concerns.
Sustainable Design:
• Incorporate sustainable design principles and practices into all projects to promote environmental stewardship and energy efficiency.
• Explore and implement innovative architectural solutions that enhance the sustainability and resilience of municipal facilities.
MINIMUM EDUCATION AND TRAINING
• Bachelor's or master's degree in architecture from an accredited institution.
• Ability to become a Licensed Architect in Georgia within 24 months of employment date.
• Minimum of 5 years of professional experience in architectural design, preferably within a municipal or public sector context.
• Valid driver's license with a satisfactory driving record.
Preferred Qualifications:
• LEED Accreditation or similar certification in sustainable design.
• Experience with public sector procurement processes and contract management.
• Familiarity with the City of South Fulton's local regulations and community needs.
MINIMUM QUALIFICATIONS AND STANDARDS REQUIRED
Knowledge, Skills, and Abilities:
• Strong knowledge of building codes, regulations, and construction standards. • Proficient in architectural design software (e.g., AutoCAD, Revit) and project management tools. • Excellent communication, organizational, and problem-solving skills. • Demonstrated ability to manage multiple projects simultaneously and work effectively under pressure.
Physical Requirements:
This position operates in both office and field environments. The Facilities Architect Engineer will be required to visit construction sites, attend meetings, and occasionally work outside regular business hours to meet project deadlines.

Summary of Responsibilities
As a Residential Architect at MOSAIC Design + Build, you'll be the driving force behind high-end residential projects, guiding our clients through every stage - from initial client meetings and site measures to final construction documents and on-site reviews. Essential Functions
Design & Client Collaboration
Lead all phases of architectural design for high-end residential renovations, additions, and remodels.

Create and present 2D/3D renderings and detailed plans using Chief Architect, ArchiCAD, Revit, or other 3D software.
Conduct site visits for measurements, photographs, and ongoing project reviews.
Collaborate closely with clients to understand their vision and translate it into functional, buildable designs.
Participate in client meetings, presentations, and walkthroughs to maintain engagement throughout the project lifecycle.
Project Management & Coordination
Serve as lead designer for architectural-only projects and oversee assigned multi-disciplinary projects.
Review all drawings for accuracy, buildability, and compliance with codes, zoning regulations, and MOSAIC standards.
Coordinate with interior designers, engineers, consultants, and construction managers to ensure smooth project execution.
Manage a workload of 3-6 active projects while maintaining timelines, budgets, and quality standards.
Provide feedback and conduct periodic reviews of other team members' projects.
Process & Team Development
Maintain MOSAIC's established drawing standards and adapt to collaborative input from the design team.
Mentor and guide junior architects/designers to support their professional growth.
Contribute to process improvements and design best practices within the architecture department.
Stay current with architectural trends, building technologies, and industry advancements relevant to high-end residential design.
Education, Experience, and Skills Required
Bachelor's degree in Architecture or related field.
Minimum 10 years of architectural design experience in residential remodeling, renovations, and additions.
Proven track record of managing multiple projects from concept through construction.
Proficiency in AutoCAD, SketchUp, and other relevant design software.
Strong understanding of residential building codes, permitting processes, and construction methods.
Excellent client communication and presentation skills, with the ability to explain design concepts clearly.
Experience collaborating with cross-functional teams, including sales, construction, and administrative staff.
Strong organizational skills with the ability to manage competing priorities and deadlines.

Requirements:
Qualifications

Residential Design & Space Planning Partner

We're seeking an experienced Residential Design and Space Planning Partner to collaborate directly with our principal architect on select projects. This role is perfect for an independent designer, draftsman, or small one- or two-person firm who thrives in the residential renovation and small-addition space.
This position will focus primarily on space planning and design development for kitchens, bathrooms, basements, attic conversions, small additions, and detached accessory structures. Larger, more complex projects are typically handled in collaboration with our partner architectural firms-so this role will focus on the smaller, more agile opportunities that require creativity, practicality, and an eye for proportion and flow.

Compensation:

Responsibilities:
Conduct on-site visits for existing homes throughout the north Atlanta area.
Perform accurate site measurements and produce detailed as-built drawings.
Create thoughtful space plans that maximize function and aesthetics within existing constraints.
Develop concept drawings, schematic plans, and design documentation for client presentations and construction.
Understand and address load-bearing vs. non-load-bearing conditions, MEP coordination, and basic structural and site considerations.
Prepare permit-ready residential drawing sets when applicable.
Collaborate directly with our internal design-build team to ensure designs align with practical construction methods and client goals.
Qualifications:
Proven experience in residential design or space planning (architectural, drafting, or design background).
Ability to measure, model, and document existing conditions with precision.
Understanding of residential framing, foundations, roofing, and exterior assemblies.
Familiarity with mechanical, electrical, and plumbing systems as they relate to residential design.
Software proficiency: ArcSite and AutoCAD preferred, but open to any comparable design software.
3D modeling skills (SketchUp, Revit, Chief Architect, etc.) are a plus but not required.
Experience preparing permit drawings for small residential projects is highly desirable.
Reliable transportation and the ability to visit project sites in the Atlanta metro area as needed.
