Your Role on the Team
As a Superintendent at Invitation Homes you are responsible for full-cycle oversight of property rehab and turnover efforts. This includes but is not limited to the following tasks:
* Meeting with residents to complete Pre Move-Out Visits and documenting the home condition and resident responsibilities for a successful move-out.
* Meeting with incoming residents to complete Resident Orientations to welcome them, and educate them on the systems in their home as well as all important maintenance policies and procedures
* Conducting Move Out Inspections including a detailed inspection of the property and using our budgeting program to create a comprehensive scope of work and identify costs that should be charged back to the resident at move-out in accordance with company standards
* Overseeing all aspects of the rehab and turn process which includes communicating with contractors, submitting change orders, ensuring work is completed correctly and on schedule, and documenting the process with progress notes and "before" and "after" photos
* Communicating with the Leasing Team about completion delays that might affect a resident's move-in date
* Observing and ensuring job site safety during project management visits
* Negotiating terms of repairs with vendors and General Contractors based on company standards
* Performing other duties as assigned
Your Experience Includes
* High school diploma or equivalent
* Minimum two years of project management experience managing multiple projects, budgets, timelines, and quality of work
* General knowledge of residential construction including plumbing, electrical, mechanical, HVAC, drywall, and flooring as well as local building codes
* Negotiating with and managing contractors to complete work
* Professional verbal and written communication skills
* Comfortability with using a tablet and general business applications (e.g. Outlook, Salesforce, etc.)
* Excellent customer service and interpersonal skills
* Current driver's license and automobile insurance
* Must provide basic hand and power tools
* Ability to be at work on a regular and consistent basis including on weekends and non-traditional holidays if needed
* Extensive travel within assigned portfolio required

Salary Range
The salary range for this position is: $53,175.00 - $92,170.00, plus individuals may be eligible for an annual discretionary bonus. Actual compensation within the range will be dependent upon the individual's skills, experience, qualifications, location, and applicable employment laws.

REQUIRED SKILLS AND QUALIFICATIONS:

• Extensive knowledge of construction drawings including Architectural, Structural, MEP, Civil, Fire, and Landscape.

POSITION PURPOSE:The Construction Superintendent's responsibility is to supervise the construction of a project and complete the work on schedule, within the budget, and to the quality of workmanship specified. ESSENTIAL FUNCTIONS:
PROJECT MANAGEMENT
Construction Program/Job Site Setup: Plans and implements the Construction Program/Logistic Plan with the Construction Manager including quality control procedures, safety, security practices, field office location, laydown yard, temporary utilities, final utility POCs, staging areas, equipment, and manpower. Documents via filming of existing conditions of adjacent properties and public rights of way to establish conditions prior to start of construction.
Permitting: Oversees creation of a permit tracking log to ensure all required permits for all disciplines are pulled and closed out with all authorities having jurisdiction (Demo, shoring, grading, A&E, MEP, FS, Fire Alarm, Civil/LID, etc.). In addition, ensures that all OSHA regulations are followed, such as obtaining a weatherproof bulletin board, on which all required safety notices are posted.
Construction Oversight: Supervises, coordinates, directs, monitors, and inspects all activities of the Subcontractors and Suppliers on the assigned worksites or projects. Schedules inspections, maintains quality control and jobsite safety.
Inspections: Calls for and attends all inspections, andensures the site and subcontractors are ready for inspection. Maintains clean documentation of inspection approvals or corrections and oversees any required work for compliance.
RFIs & Submittals: With assistance from Construction Manager, drafts RFIs and reviews RFI & Submittal responses to ensure constructability and consistency with design intent.
Communication & Reporting (External): Chairs weekly coordination meetings, subcontractor coordination meetings, and safety meetings with subcontractors. Reviews typewritten minutes prepared by the Construction Manager for accuracy.
Commercial Leases: Supervises, coordinates, directs, monitors, and inspects all activities of the Subcontractors in relation to implementation of base building requirements as outlined in Lease Work Letter(s). Schedules inspections, maintains quality control and jobsite safety.
Expertise: Demonstrates advanced understanding of building codes related construction activities along with means and methods of construction sequencing and material cohesion.
Safety: Manages the implementation of the company's safety procedures and protocols onsite. Works with 3rd party inspectors to ensure all OSHA requirements are maintained. Conducts multiple safety walks daily, and issues citations to subcontractors when observed.
PROJECT PERFORMANCE OVERSIGHT
Reporting (Construction): Participates in weekly OAC meetings and reports on current site activities and upcoming scheduled work for the next 3 weeks. Receives and reviews Subcontractors' Daily Reports of work done, and labor and material employed. Creates individual daily activity reports and log with photographs, and uploads to appropriate construction software.
Budget Oversight: Inspects work and reviews and approves all time and material work vouchers and invoices daily, and reports T&M scope to project lead for budget tracking purposes. Notifies project lead of any field directives with potential cost impacts prior to authorizing work to commence.
Schedule Oversight: Assists the Construction Manager in the development and refinement of the Project Schedule and works with the Construction Manager to keep the schedules properly updated, and ensures the job meets the various required milestones. Prepares 3-week look-ahead for upcoming sequential workflow requirements, benchmarked against the original project schedule tracking all deviations. Notifies subcontractors of production levels and schedule expectations. Evaluates specifications for plan procedures, start and completion dates, and staffing requirements for each phase of the construction project.
Contract Execution/Oversight: Demonstrates a thorough and complete knowledge and understanding of each Subcontractor's contractual obligations so that they are managed to the project's budgetary constraints. Has complete knowledge of the contract drawings, specifications, and addenda, and assists the Construction Manager in the development of on-site procedures.
SUPERVISORY RESPONSIBILITIES
Talent Management & Development: Oversees Assistant Superintendent's work activities related to projects. Assigns specific tasks for assistant to complete.
Vendor Management: Supervises vendors, independent contractors, and subcontractors adhering to all laws and CIM policies. Provides recommendations and feedback during hiring of vendors and contract negotiations.
DOCUMENT ORGANIZATION AND REVIEW
Design Documents: Proactively examines the contract drawings, specifications, bulletins and addenda for design deficiencies, impractical details, and possible code violations, and proposes VEs/alternatives to the Construction Manager who will review them with the Design Team. Reviews and approves, on a weekly basis, all as-built prints for record keeping.

POSITION PURPOSE:The Construction Superintendent's responsibility is to supervise the construction of a project and complete the work on schedule, within the budget, and to the quality of workmanship specified. ESSENTIAL FUNCTIONS:
PROJECT MANAGEMENT
Construction Program/Job Site Setup: Plans and implements the Construction Program/Logistic Plan with the Construction Manager including quality control procedures, safety, security practices, field office location, laydown yard, temporary utilities, final utility POCs, staging areas, equipment, and manpower. Permitting: Oversees creation of a permit tracking log to ensure all required permits for all disciplines are pulled and closed out with all authorities having jurisdiction (Demo, shoring, grading, A&E, MEP, FS, Fire Alarm, Civil/LID, etc.). In addition, ensures that all OSHA regulations are followed, such as obtaining a weatherproof bulletin board, on which all required safety notices are posted.
Construction Oversight: Supervises, coordinates, directs, monitors, and inspects all activities of the Subcontractors and Suppliers on the assigned worksites or projects. Schedules inspections, maintains quality control and jobsite safety.
Inspections: Calls for and attends all inspections, andensures the site and subcontractors are ready for inspection. Maintains clean documentation of inspection approvals or corrections and oversees any required work for compliance.

Commercial Leases: Supervises, coordinates, directs, monitors, and inspects all activities of the Subcontractors in relation to implementation of base building requirements as outlined in Lease Work Letter(s). Schedules inspections, maintains quality control and jobsite safety.
Expertise: Demonstrates advanced understanding of building codes related construction activities along with means and methods of construction sequencing and material cohesion.
Safety: Manages the implementation of the company's safety procedures and protocols onsite. Works with 3rd party inspectors to ensure all OSHA requirements are maintained. Conducts multiple safety walks daily, and issues citations to subcontractors when observed.

Budget Oversight: Inspects work and reviews and approves all time and material work vouchers and invoices daily, and reports T&M scope to project lead for budget tracking purposes. Notifies project lead of any field directives with potential cost impacts prior to authorizing work to commence.
Schedule Oversight: Assists the Construction Manager in the development and refinement of the Project Schedule and works with the Construction Manager to keep the schedules properly updated, and ensures the job meets the various required milestones. Prepares 3-week look-ahead for upcoming sequential workflow requirements, benchmarked against the original project schedule tracking all deviations. Notifies subcontractors of production levels and schedule expectations. Evaluates specifications for plan procedures, start and completion dates, and staffing requirements for each phase of the construction project.
Contract Execution/Oversight: Demonstrates a thorough and complete knowledge and understanding of each Subcontractor's contractual obligations so that they are managed to the project's budgetary constraints. Has complete knowledge of the contract drawings, specifications, and addenda, and assists the Construction Manager in the development of on-site procedures.
SUPERVISORY RESPONSIBILITIES

SUMMARY OF RESPONSIBILITIES
The Construction Superintendent is responsible for inspections, estimates, and construction project management of new residential rental home purchases and Homes recently vacated and in the turn process. This employee must be able to quickly assess the physical attributes of residential homes and make sound real estate investment decisions in a fast-paced work environment, in a variety of weather conditions including inclement weather.
ESSENTIAL DUTIES
Inspect homes to create a scope of work that will be the basis of a budget. Provide timely feedback and appropriate escalation to the acquisition team if Construction Superintendent identifies significant issues (ie. Structural/foundation/safety) with the purchase of the home.
Plan and schedule renovation projects for homes prior to home purchase or after resident moves out
Utilize app-based software to create and review budgets and update project timelines.
Coordinate and follow through on scheduled inspections with the Construction Coordinator and residents prior to moving out
Drive vendor performance to ensure project completion within the expected timeline, quality and cost requirements.
Negotiate pricing on vendor-assigned work, when necessary
Generate, review and submit change orders for variances to initial budget prior to work being performed and job completion.

Collaborate with internal business partners to ensure timely updates on pre-leased homes

To examine the contract drawings, specifications and addenda for design deficiencies, impractical details and possible code violations, and to bring these to the attention of the Project Manager who will review them with the Architect
To assist the Project Manager and the Scheduling Manager in the development and refinement of the Project Schedule, and to work with the Project Manager to keep the schedules properly updated, and to see that the job meets the various required dates
To plan and review the Construction Program with the Project Manager including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower
To coordinate, direct, monitor, inspect the activities of the Subcontractors and Suppliers
To verify that each Subcontractor has completed his contractual requirements as condition precedent to beginning his work at the job-site (This includes a Certificate of Insurance, a fully executed Subcontract, a Schedule of Values and a Safety Program)
To see that all required permits or licenses have been obtained, and that a weatherproof bulletin board is installed on which all required safety notices are posted
To cooperate with, and direct when necessary, the activities of the inspection agencies, and to effect remedial actions indicated by the reports of these agencies
To chair weekly coordination meetings and monthly safety meetings with the subcontractors and to issue typewritten minutes to the Project Manager as a result thereof
To receive and review the Subcontractors Daily Reports of work done and labor and material employed.
To review and approve, on a weekly basis, all as-built prints
To review and approve the Subcontractor's monthly requests for payment
To participate, as required, in the timely preparation of monthly requisitions
To review and approve all time and material work vouchers and invoices
To maintain good relations and communications with all involved in the project including the public
SUPERVISORY RESPONSIBILITIES:
Supervise vendors, independent contractors and subcontractors adhering to all government laws and CIM Policies
Supervise all CIM support personnel to ensure timely and accurate performance of job responsibilities associated with project(s)
EDUCATION/EXPERIENCE REQUIREMENTS (including certifications, licenses, etc):
Minimum of 5 years of office/and or field experience in construction
Must have 4 years of on-the-job construction experience (Stick Frame, Podium, Construction Types III & V).

Review all community improvement budgets and reconcile to meet Owner/Community Report recommended changes to appropriate site and Corporate staff.
Identify and monitor all major in-house and contract community improvement work. Provide monthly reports on significant problems and variances to appropriate personnel.
Provide periodic review or inspection of work planned or in progress to ensure conformance to overall goals.
Work closely with the Acquisition Department, providing general information and support for Pre-Acquisition surveys.
Provide construction survey reports on prospective purchase by private partnerships. Provide back-up for Asset Living acquisition surveys.
Assist Pre-Acquisition Department with loan and due diligence inspections for Asset Living.
Work closely with Property Managers and DVP's/SVPs/EVP'S to provide construction related information and assistance.
Travel Requirement: You will be expected to report to the properties that you are assigned to oversee on a daily basis and put in a 40 hour work week. This may entail overnight travel.

Responsible for managing large scale improvements on communities in a designated area. Review and recommend authorization of all construction contracts in area. May involve recommended specification changes and/or additional bid solicitations when deemed appropriate. Work with on-site personnel to coordinate and other involved departments to expedite contract authorization. Obtain final decisions on field requests for modification of contract form requirements, including insurance, contract changes, special agreements and payment arrangements. Establish methods for monitoring on-going construction projects and progress reporting.
