Job Description
Essential Duties:
Irrigation
Consistently shows up for work on time at the assigned location. If unable to work, notifies the Supervisor immediately
Shows up for work fully dressed in appropriate uniform including approved footwear
Unloads the vehicle after work and loads it for next day of work; maintains vehicle by keeping it clean and organized
May direct/lead the work of 1-2 laborers and instructs other technicians on work to be performed
Reads and understands irrigation plans
Creates as-built drawings, site activity maps, irrigation diagnostics, and work orders
Repairs all types of pipe including copper and asbestos cement, installs and repairs various sprinkler systems and irrigation valves, and performs main line repairs up to and including 3" pipes
Positions sprinklers appropriately and correctly in relation to grade, curbs, walls, and windows
Disassembles, trouble shoots, and repairs solenoid operated irrigation control valves;
Demonstrates the ability to install a new replacement valve
Demonstrates ability to make proper flow control adjustments
Turns controllers on and off and manually operates a single station from the controller
Checks irrigation programs on the controller and can operate a valve electronically by remote and programs irrigation controllers
Installs remote harnesses
Performs work and uses tools and equipment in a proper and safe manner (drills, jackhammers, trenchers, tampers)
Field Paperwork
Accurately fills out and signs the time cards with hours worked and work orders for each site/project for each day worked
Makes a parts list for materials needed
Communication
Reports any injury or illness immediately to the Supervisor
Inspects equipment before use to ensure proper and safe operation and reports problems to the Supervisor immediately
Reports unsafe work conditions or practices to the Supervisor immediately
Performs other related duties as assigned
Physical Demands:
Duties are performed outdoors in all weather conditions
Ability to lift 50 lbs. of weight frequently throughout the day
Ability to repeatedly bend, stoop, lifts, pushes and pull materials and equipment to complete job tasks
Ability to work in various positions including, but not limited to, standing, walking, stooping, bending, sitting, kneeling and squatting for extending periods
Qualifications:

A Day in the Life of a Porter/Groundskeeper:
As a Liberty Military Housing Porter/Groundskeeper, you will perform routine cleaning and upkeep of grounds, buildings, amenities, and the surrounding areas in a multi-family residential community. Operates tools, machinery, and other equipment to complete tasks in an efficient manner. Your Responsibilities include, but not limited to:
Performs routine cleaning and maintenance of grounds, amenities, building exteriors district office, pool, recreation areas, parking lots and other areas surrounding the community.
Removes trash from grounds, office areas, homes, and the surrounding community perimeter on a daily basis.
Details interior and exterior areas on a regular basis, using general cleaning tools and equipment (i.e. broom, mop, vacuum, rake or blower to keep entry areas, sidewalks, streets and walking areas clean of debris, dust, leaves and brush).
May help with snow shovelling (where applicable) of sidewalks and other main entry areas.
Assists in the preparation of make ready units including removal of trash from vacant homes (trash outs), touch up paint, and general cleaning prior to make-ready.

Nationals Park, home of the Washington Nationals, is located along the banks of the Anacostia River in the Navy Yard neighborhood of Southeast, DC. Opening in 2008, Nationals Park has been the home venue of the Washington Nationals Baseball Club and has also hosted a wide range of non-baseball events.

Essential Duties and Responsibilities:
The duties and responsibilities for these positions will include, but are not limited to:
Actively work with full-time staff in all aspects of field preparation for Nationals baseball games, including but not limited to: routine management of mound, plate, and bullpen clay areas; infield clay maintenance; warning track edging, dragging, and moisture management; mowing; hand watering; batting practice setup; and pre and postgame preparations.
Assist in preparations for all non-baseball events and work non-baseball events as scheduled.
Assist with a variety of cultural practices throughout the growing season to ensure a safe, high quality playing surface.
Assist with fertilizer calibrations to ensure safe, accurate, and consistent applications.
Routine maintenance of infield clay surface, bullpen mounds, home plate, warning track areas when team is out of town.
Safely deploy field tarp over the infield during inclement weather when required.
Exterior Landscape general maintenance (mowing, edging, mulching, weeding, etc.) Maintain a clean and professional working environment.
All other duties as assigned.
Requirements:
Minimum Education and Experience Requirements:
Currently enrolled as an undergraduate (or recent graduate) student of a Turfgrass Management Program (or related field of study) at an accredited college or university and have completed a minimum of 1 semester or have recently graduated from an accredited college or university.
Work a minimum of 40 hours per week, including days, nights, weekends, and holidays for Nationals games as well as non-baseball events.
Associates will also be required to work scheduled overtime associated with Nationals games and non-baseball events.
Knowledge, Skills, and Abilities necessary to perform essential functions:
Professional appearance and character as well as the ability to work well with co-workers and supervisors.
Ability to work days, nights, weekends, and holidays for Nationals games and non-baseball events.

Responsibilities:
Performs the practices that accomplish the estate's turf management program by mowing, trimming, weeding, and applying weed control and fertilization.
Keep the landscaped areas groomed by raking, edging, mulching, applying weed control and pruning
Maintain roads and fire lanes that are clean, clear of debris and free of potholes and ruts; accomplished by hand tools and power equipment
Performs tree and debris removal, including hauling logs and cutting them to size for removal or splitting for firewood, using hand tools, chain saws, and chippers.
Trash and recycling collection throughout the estate
Assists with the maintenance of the storm drainage systems by keeping storm drains and traps clean and clear, digging and replacing broken drainage pipes when necessary.
Fall leaf removal by using a variety of hand tools, tarps, blowers, and vacuums
Water trees, shrubs and turf during establishment periods or during droughts
Assists with construction projects by digging, mixing concrete, hauling materials, setting up fences and by operating a variety of equipment
Supports other departments by assisting with office moves, moving boxes, rearranging furniture of moving IT equipment
Performs other related duties as assigned
Qualifications:
Position requires a minimum of two years of relevant experience
Valid driver's license
Experience in operating a variety of farm and turf equipment including tractors, trimmers, mowers and blowers
Ability to work independently and with a minimum of supervision
Physical Requirements:
All groundskeeping activities require bending, lifting, squatting, pulling and pushing, and the ability to regularly walk up and down hills and across pasture-like terrain in all forms of weather

Common area inspection - walk common areas daily
Ensure that the office / shop is continually maintained in a clean and orderly manner.
Enforce trash standards on property. Put out trash notices.
Irrigation - check on a weekly basis.
Trash compactor oversight, pool maintenance during the season. You will be expected to be available for on-call schedule which would include running the trash compactor, checking the pool, and completing chemical readings over the weekends when you are scheduled for on-call.
Keep community, parking lots and breezeways free of garbage, clutter, and debris.
Perform custodial duties such as sweeping, mopping, vacuuming, removing trash, cleaning windows, etc.
Follow any schedules assigned by the Service Manager.
Ensure all gated entrances and security service equipment are always operable and reported to the supervisor if in need of repair.
Keep record of scheduled maintenance on all equipment based on the manufacturer's recommendations and operations manuals.
Monitor and keep accurate inventory of tools and equipment.
Suggest changes in working conditions and equipment use to increase efficiency.
Experience

Physical Requirements
To work outdoors in the climate of the region that the property is located.
To be able to safely use manual and power tools weighing up to 40 pounds
To be able to safely carry, set-up and climb ladders and sections of scaffolding weighing up to 125 pounds, which reach heights of 40 feet
To assist in the safe and proper transportation and set-up of appliances, furniture, building materials, tools, supplies, and equipment up to 250 pounds. Such transportation will require the use of hand trucks and may necessitate the climbing of flights of stairs.
