Responsible for Data Center construction management and administration of all projects assigned to him/her in the region beginning with the initial project due diligence for all construction related government approvals, project engineering, project design and construction of each project phase concluding at completion of tenant improvements and transition to the asset management group. Position requires majority of time to be spent in the field at the project(s) with a focus on leadership and the oversight of the construction process. Prepare cash flows and maintain job cost accounting and prepare monthly reports Create a written project program and schedule for all phases of the work and weekly reporting of activity. Review and approve applications for payment by design professionals, consultants, coordinators and contractors insuring conformance with contracts and company policies. File applications and work directly with the governmental agencies for all necessary project approvals and permits, including post permitting monitoring and reporting. Meet with Governmental staff and decision makers developing working relationships and facilitate an open exchange of information, requirements and objectives. Coordinate with the marketing team for project specifications, alternates, options, extras. Ensure project components are compliant with applicable laws and regulations, and all work is performed safely and within legal requirements. Advice team and manage construction coordination of any data center equipment procurement Work with both internal and external stake holders and vendors to establish and implement commissioning process for turnover of phased or fully completed projects. Seek cost savings through innovation and alternate means and methods for all work. Provide cost inputs for potential projects going forward. Be a role model of safety for all onsite scope for both internal stakeholders and external vendors. Assist as necessary on potential projects due diligence with the Regional Director. Qualifications Bachelor's degree in civil engineering, Mechanical Engineering, or a closely related technical field is strongly preferred. Must have minimum of eight (8) years of construction, and real estate development experience with minimum of four (4) years in data center, mission critical projects and management positions. Demonstrated experience managing the construction of substations, switching centers, and other high-voltage electrical infrastructure for data centers or similar mission-critical facilities. Must be knowledgeable in all phases of building and land design and construction including: Understanding of architectural & engineering processes and prerequisites for both Understanding the governmental process and all steps necessary for compliance Reviewing soils reports, phase I reports and cost studies Understanding of commissioning and testing processes related to Mission-Critical related equipment and projects Preparing project costs estimates and municipal fee estimates Reviewing plans and specifications to determine the quality of project to be built as compared to the quality described in the offering Must be experienced and be proficient in public speaking. The Senior Project Manager plays a key management role in the supervision of all Project Managers assigned. In addition to managing large projects, the Senior Project Manager supervises Project Managers, reviews their projects, and assists them when necessary. You will report directly to the Division President. Responsibilities: Train, mentor, and lead a team of office engineers, project engineers, and project managers. Supervise Project Managers in all phases of their responsibilities. Oversee the establishment of project milestone dates, including events prior to the bid date. Ensure all projects are delivered on time and within the scope and budget. Establish & maintain relationships with third parties, vendors, and our trade partners. Review daily job reports, manage change orders and RFI process, prepare and submit pay apps, etc. Communicate regularly with owners, architects, and our trade partners. Go above and beyond to help assist your team in any way needed. Resolve issues and disputes in a timely and diplomatic manner. Monitor project cost. Review weekly labor cost analysis. Prepare quarterly cost projections. Ensure that all items of cost are posted to the correct code. Resolve discrepancies between committed and actual costs. Project costs through end of year. Monitor monthly equipment charges to project in accordance with contract. Review subcontracts and purchase orders for any revisions or amendments by the subcontractor or vendor. Provide regular updates to Division Vice President and President. Participate in interviews and presentations as required. Minimum Qualifications: Bachelor's degree in Construction Management, Engineering, or related field, or equivalent combination of education and experience. Have at least ten (10) years' experience in commercial construction project management. Have at least three (3) years of experience as a senior-level Project Manager in commercial / industrial construction projects ranging from $30M - $100M and higher. Be proficient in Microsoft Word, Excel, and PowerPoint and have advanced knowledge of Project Management software. Be able to read construction drawings & blueprints accurately. Have strong interpersonal, written, and verbal communication skills. Have highly developed organizational and time management abilities. Have strong financial skills to develop, track, and analyze project budgets. Be willing to learn and expand your knowledge continuously. Reporting to the Regional HSE Director, the HSE Manager is responsible for overseeing the occupational safety and health performance for assigned locations. This includes working with local management to recommend, develop, implement, and monitor all safety and environmental policies, and procedures to ensure operational excellence. Develops, performs, and maintains safety activities in assigned locations. Drives safety vision, mission, and culture within the site locations. Effectively communicates and implements safety procedures and programs to drive results within the region. Promotes actions in reducing employee risk by planning and executing safety strategies. Promote a behavioral based safety environment. Feed data to support established key performance indicators. Investigates all incidents to determine root cause and identify corrective actions to prevent recurrence. Contributes to the development and communicates Safety Alerts with the organization based upon incident investigations. Compile reports detailing performance against targets at the local level. Maintain accident statistics, analyze trends for the region, propose and recommend remedial action. Facilitate all incidents and near-misses to be investigated, train employees on how to prepare report of findings, including recommendations to prevent recurrence and implement approved course of action. Maintain a working knowledge of HSE-related regulatory requirements. Support education for assigned locations in alignment with incident free culture and assume personal responsibility for safe work practices in all operations. Conduct regulatory health, safety, and environmental awareness compliance meetings and training for staff at assigned locations. Support local management by working with the Legal Department, 3rd Party and Safety Leaders to mitigate OSHA citations and assist in general liability claims litigation. Review and complete detailed written reports on safety and environmental audits as required. Communicate and train staff on the Business Continuity Plans (BCP) and Emergency Action Plans (EAP) for assigned locations. Facilitates and/or serves as an active participant within local union/port authority meetings (Joint Safety Committee and Accident Review Boards, etc.) to continually promote and strengthen the safety culture improvement. Perform daily interaction with managers, staff, and auditors. Periodic interaction with local emergency response groups and regulatory agencies. Oversee the management of the Regional Safety Incentive program. Performs other duties as assigned that are in line with corporate directives.
