Perform such yard keeping chores as grass cutting, tree trimming, etc. to maintain the school grounds in a safe and attractive condition. 11. Keep all floors in a clean and attractive condition and in a good state of preservation. 12. Clean all whiteboards at least once a week. 14. Make minor building repairs. 15. Report major repair needs correctly and in an accurate and timely manner. 16. Maintain, on a regular schedule, all motors and other mechanical equipment requiring scheduled servicing. 17. Report any damage and/or vandalism to school property immediately to the principal. 18. Remain on the school premises during school hours, and during non-school hours when the use of the building has been authorized and attendance is required by the principal. 19. Assume responsibility for the opening and closing of the building each school day and for determining, before leaving, that all doors and windows are secured, security systems activated, and all lights, except those left on for safety reasons, are turned off. (This duty may be delegated) 20. Maintain an inventory of supplies and equipment, and requisition needed replacements far enough in advance so that they may be delivered in such time as will not hinder the custodian. 21. JOB DEFINITION: The Janitor performs a variety of cleaning and minor repair tasks in assigned DESC facilities to keep the properties looking good and functioning well. MAJOR DUTIES AND RESPONSIBILITIES: * Perform necessary janitorial and maintenance tasks in all areas of assigned facilities, including, but not limited to, individual apartments, hallways, common areas, offices, storage and trash rooms, equipment rooms, stairways, elevators, kitchens, laundry rooms, lounges, bathrooms, showers, alleys, sidewalks, roofs, and decks or patios. * Monitor facilities and equipment for damage and provide upkeep and repair as needed. * Perform routine cleaning assignments by following a regular cleaning schedule. * Complete other cleaning duties, including unit turnovers, as assigned. * Communicate repair or extensive cleaning needs to supervisor before starting work, seeking assistance to complete maintenance work not within personal skill level. * Do not enter occupied apartments without prior approval from supervisor. * Work at ground level or from ladders. Carry and lift heavy materials, containers, ladders, tools, and other equipment to and around work sites. * Report building or apartment repairs needed during work to supervisor for electrical systems (switches, outlets, breakers, fixtures, and minor wiring), general carpentry (woodwork, door maintenance, floor repair, wallboard and plaster work, painting, and lock systems repair), and plumbing. * Respond to emergencies, initiating emergency maintenance actions, cleaning up debris, water, etc., and contacting supervisors. * Safeguard building and unit keys, never giving anyone access to occupied tenant units. * Read and record in maintenance logs or other record-keeping systems to receive assignments and communicate progress. * Participate in staff meetings and trainings, as assigned. * Other duties as assigned. Requirements MINIMUM QUALIFICATIONS: * Two years of janitorial/maintenance experience, preferred. * Ability to organize workload and complete duties with minimum direct supervision. * Ability to communicate and work effectively with people from various backgrounds. * Ability to handle a wide range of unpleasant and/or bizarre behavior from clients. * Commitment to the philosophy of cooperation and continuity across programs and of consideration and respect for clients. Also required is the ability to tolerate strong odors and ability to wear appropriate protective equipment. As the Cleaner, you will be responsible for general housekeeping duties to maintain the cleanliness of the community. * Maintain a community culture focused on enhancing our residents' way of life while providing excellent customer service and a supportive home environment. * Build strong rapport with residents of the community. * Clean offices, bathrooms, amenity spaces and common areas daily. * Clean office spaces on a regular schedule that is set by the Maintenance Supervisor. * Using the apartment cleaning checklist, clean vacant apartment homes after each move out. * Clean and organize the pool house. Tasks include straightening of the chairs on the pool deck, cleaning of the pool house public bathrooms (to include showers), and vacuuming and dusting of the amenity spaces attached to the pool house building. * Remove used towels in the pool area and replace them with freshly laundered towels daily. * Maintain all cleaning equipment and supplies. * Assist in removing debris from outside public spaces, amenity spaces, and common area, and empty public trash cans. * Clean elevator cab, lobby, and door tracks as regularly scheduled by the Maintenance Supervisor. * Comply with all company policies/procedures and Fair Housing laws.
