Compensation: $30.30 - $31.25 / hour ($63,000 - $65,000)

What this job involves:

What your day-to-day will look like:
Assess building maintenance issues by conducting walks of the building and recording findings with follow-up ownership for corrective actions
Manage onsite janitorial team ensuring all areas meet cleanliness standards with janitorial supplies stocked and maintained
Work with Assistant Facilities Manager, Facilities Manager and broader facilities team to deliver hard and soft services within SLAs
Perform or coordinate small handyman repairs including patching, painting, furniture repair and assembly, and system diagnostics
Manage and coordinate vendor work from beginning to end to deliver facilities repairs and small maintenance projects
Create, dispatch, manage, and monitor all work orders for the site while maintaining accurate tracking and documentation

Required Qualifications:
Practical knowledge of how to diagnose and perform repairs on mechanical, electrical, and plumbing building systems
Previous experience working within high-profile facilities maintenance corporate environment with customer service background essential
Pro-active and hands-on approach with happiness to support other team members in collaborative environment
Knowledge of Facilities Management processes with IT Skills including Outlook, Excel, Word for documentation and communication
Excellent attention to detail with excellent communication skills for professional stakeholder interactions
Organisational skills and ability to prioritize busy workload while managing multiple maintenance and project priorities

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
• Assist with or conduct the daily operations and maintenance of the mechanical, electrical and plumbing systems and general maintenance requirements for the buildings
• Supervise maintenance staff when applicable and assign, and monitor maintenance activities and projects
• Perform preventive maintenance duties, including changing filters, lubricating motors, replacing lamps, ballasts and fixtures, Inspecting and adjusting belts, replacing motor bearings, aligning shafts, and other inspections and maintenance recommended by equipment manufacturers
• Recommend improvements to the preventive maintenance program on an ongoing basis
• Develop and maintain effective building-specific maintenance procedures
• Coordinate maintenance efforts with outside contractors and technicians
• Maintain stock and inventory control
• Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns
• Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
• Ensure management team is informed of current building operations by compiling and submitting monthly reports
• Complete all required C&W Safety Training as scheduled annually.
• Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours

What this job involves: We are currently seeking an Environmental Health and Safety Specialist (EHS) to join a JLL client account team within the Life Sciences industry. The EHS Specialist position will be key member of the site team and provide EHS advisory and execution services to support the hard services operation at the site. What your day-to-day will look like:
Become reliable point of contact for HSE requirements and activities for the site - for JLL management and technician staff.
Identify, eliminate, and control hazardous conditions that may lead to injury, property, or environmental damage using standards, best management practices, and analytical techniques.
Communicate HSE needs and results to technician staff, Senior HSE Management, and site leadership.
Assist in developing and implementing comprehensive HSSE programs and initiatives that comply with regulatory requirements and promote employee participation and accountability. Examples include hazard assessments, contractor safety, isolation of hazardous energy, chemical management, incident management, emergency procedures, among others.
Play a lead role in the continued development and refinement of JLL's HSE culture and training programs at the site including periodic review and updates to training matrix.
Ensure that accidents, injuries, near misses/good catches, and other events are captured, and the data is managed and reported. Manage the OSHA 301/300 recordkeeping requirements for the site.
Participate in incident investigation, root-cause analysis, recordkeeping, and follow-up including implementation of effective corrective actions, and prepare communications to share the lessons-learned from such events across account operations.
Ensure that appropriate site and business specific programs are implemented, documented and standardized to effectively and efficiently meet KRI's/SLAs and legal requirements.
Conduct and/or participate in HSSE inspections and audits, and support on time closure of corrective actions.
Support the HSE Americas team in rolling out new compliance and best management practices programs across the account (and occasionally support JLL-wide HSE activities).
Required Qualifications:
1 to 3 years' experience working with HSSE compliance and management systems preferably within facility operations
Knowledge of safety requirements, fundamentals of safety education, industrial safety, and risk management.

Job Summary
The IoT Operations SME plays a crucial role in ensuring the efficient operation and maintenance of digital buildings platform, software/hardware, optimizing building performance, energy efficiency, and occupant comfort. Essential functions include:
* Lead a program for digital buildings in a large portfolio from legacy non connected infrastructure to new generation cloud connected operations
* Deliver the framework, communications and processes for the program to connect site teams and stakeholders to achieve the set targets
* Partner with client and operations teams to identify system improvement opportunities and lead the implementation
* Manage and update asset inventory lists of Automation components, ensuring that any changes are documented correctly and that systems are updated when changes take place
* Effectively manage and regularly audit to record all owned assets of hardware, software and associated Licensing
* Support site critical MEP enhancement projects including hardware upgrade associated with BMS such as workstations and software upgrades including programming and configuring tools, graphics, and user interfaces
* Support major equipment issues and failures by reviewing and supporting remediation actions e.g. whether to change out equipment or repair, temporary repairs, change controls if required.
* Review maintenance contracts with third party vendors and ensure their remit is defined adequately and deliverables are clear and appropriate. Assist to ensure best value for money is obtained in terms of minimizing external contract support and maximizing the use of internal resources (i.e. service partner BAS/BMS techs)
* Ensure any security updates / patching and configuration changes are implemented in an efficient manner and reported back where appropriate (e.g. in the case of cyber alert)
* Support software and configuration required for external systems interfaces such BMS software tools
* Sign off and hand over from hardware deployment to software integration
* Mapping building system points and data into the cloud system
* Extension of building ontology (relational class, subclass, and property relationships) as needed

* Review performance of the engineering operational systems (number of alarms per week, outstanding work orders, etc.)

* High school diploma or GED equivalent with strong foundational education in basic sciences or related coursework
* Minimum 1 year of relevant work experience in laboratory, clinical, or similar technical environment preferred
* Proficiency in computer programs and laboratory information management systems with ability to learn new software quickly
* Demonstrated experience working safely in team-based, high-performance, quality-driven environments with attention to detail
* Ability to perform required job functions with minimal supervision while maintaining accuracy and efficiency
* Physical capability to perform field work including frequent walking, bending, stooping, reaching, and lifting/carrying materials up to required weight limits
* Strong communication skills and ability to follow detailed protocols and safety procedures consistently
Preferred Qualifications:
* Previous hands-on experience in clinical, research laboratory, or pharmaceutical manufacturing settings
* Relevant training, certifications, or coursework in laboratory techniques, safety protocols, or equipment operation
* Familiarity with laboratory compliance requirements including GLP, GMP, or similar regulatory frameworks
* Experience with autoclave operation, laboratory glassware handling, and specialized cleaning protocols
* Basic understanding of laboratory safety practices including chemical handling and waste disposal procedures
* Knowledge of laboratory documentation systems and experience maintaining accurate records in regulated environments

Work Shift: Full-time, Monday to Friday, 8:00am to 4:30pm

Estimated compensation for this position:
43,000.00 - 49,920.00 USD per year
