Position Description:
The analyst will be an integral part of the JLL Securities team in Los Angeles serving as the primary support and information steward for the firm-wide Equity Advisory business line, while supporting the execution of client engagements.
The successful candidate will gain exposure to a wide variety of property sectors including multifamily, industrial, hospitality, office, retail, data centers, single-family rentals, manufactured housing, while also attaining fluency in all equity transaction structures including closed and open-ended funds, separate accounts, joint ventures, mezzanine debt, preferred equity and entity-level capital.
The analyst will have the opportunity to work with clients on transactions across global markets in North America, Europe and Asia.
In addition to working on the JLL Real Estate Investment Banking team, the role is also part of JLL Capital Markets' community of analysts and researchers who track business information across the firm's other major business lines (debt placement and investment sales & advisory). Specific responsibilities will include:
Reviewing and abstracting all equity transactions closed by JLL and ensuring data accuracy in JLL's proprietary CRM system
Organizing firm-wide calls to review Equity Advisory business activity

Job Summary
The IoT Operations SME/BMS Controls Engineer plays a crucial role in ensuring the efficient operation and maintenance of digital buildings platform, software/hardware, optimizing building performance, energy efficiency, and occupant comfort. Essential functions include:
* Lead a program for digital buildings in a large portfolio from legacy non connected infrastructure to new generation cloud connected operations
* Deliver the framework, communications and processes for the program to connect site teams and stakeholders to achieve the set targets
* Partner with client and operations teams to identify system improvement opportunities and lead the implementation
* Manage and update asset inventory lists of Automation components, ensuring that any changes are documented correctly and that systems are updated when changes take place
* Effectively manage and regularly audit to record all owned assets of hardware, software and associated Licensing
* Support site critical MEP enhancement projects including hardware upgrade associated with BMS such as workstations and software upgrades including programming and configuring tools, graphics, and user interfaces
* Support major equipment issues and failures by reviewing and supporting remediation actions e.g. whether to change out equipment or repair, temporary repairs, change controls if required.
* Review maintenance contracts with third party vendors and ensure their remit is defined adequately and deliverables are clear and appropriate. Assist to ensure best value for money is obtained in terms of minimizing external contract support and maximizing the use of internal resources (i.e. service partner BAS/BMS techs)
* Ensure any security updates / patching and configuration changes are implemented in an efficient manner and reported back where appropriate (e.g. in the case of cyber alert)
* Support software and configuration required for external systems interfaces such BMS software tools
* Sign off and hand over from hardware deployment to software integration
* Mapping building system points and data into the cloud system
* Extension of building ontology (relational class, subclass, and property relationships) as needed
* Carry out training of staff, ensure all procedures and instructions are carried out appropriately by doing regular management monitoring
* Review performance of the engineering operational systems (number of alarms per week, outstanding work orders, etc.)
Key Competencies:
* The desired candidate will have knowledge and experience with IoT technologies. MS Windows Server and SQL server are also a plus.
* Understands the engineering design and operational aspects of the facility's systems and equipment.
* Must be able to recognize IoT system shortcomings and respond to operational and emergency situations such as vulnerabilities, patch and client driven tabletop exercises.
* Excellent written and communication skills are required.

What this job involves
We are looking for a Sr. Associate, Brokerage to join our Agency Leasing Retail Brokerage team. In this team-based position, you will need a desire for success in sales with new prospects and ability to handle complex conversations with owners, C-Suite, and high level corporate real estate decision makers. * Perform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations and industry best practices. including changing filters, cleaning coils, flushing condensers, punching tubes, greasing fan, pump and motor bearings as required, inspecting and adjusting belts, replacing motor bearings, aligning pulleys and shafts, monitor condenser, chilled, heating and secondary water chemical treatment and its associated feed equipment, clean and maintain cooling towers, and perform annual inspections and other scheduled routines as directed.
* Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumps. Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris
* Check for properly operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits. Perform additional fire and life safety inspections as per NFPA and local jurisdiction, C&W standards, building protocol and as directed by superiors and property management

* Maintain the various building systems, including but not limited to HVAC, Electrical, Plumbing and Fire Life Safety.
* Execute the preventive maintenance services of various building operating systems and equipment; performing and/or delegating tasks accordingly.
* Respond to online service requests, ensuring that work is performed professionally, efficiently and with minimum amount of disruption to the client.
* Respond effectively to emergencies and support after-hours building related activity as requested.
* Assist with installations of new and/or replacement equipment as required.
* Review the quality and pricing of work performed by outside contractors.
* Maintain a detailed inventory of parts and equipment, submitting replacement requests as necessary.
* Assist the Lead Engineer, Chief Engineer and/or Site Manager with operational recommendations such as Operating Expense Projects and process improvements.
* Interact with external and internal customers with a positive demeanor and focus on customer satisfaction.
* Maintain compliance to Federal, State, County and City Ordinances Codes and Laws where applicable.
* Maintain and implement compliance with the JLL "Engineering Services Compliance Program".
* Attend training seminars on and off site.
Key Responsibilities
Chilled Water Systems & Central Plant Operations
* Operate, maintain, and repair large-tonnage, screw, and/or scroll chillers and associated systems.
* Perform routine and preventative maintenance on, condenser water pumps, chilled water pumps, heat exchangers, and variable frequency drives (VFDs).
* Troubleshoot complex hydronic systems, diagnosing issues related to flow, pressure, and temperature differentials (ΔT).
* Monitor and maintain proper water chemistry in both open-loop and closed-loop systems in coordination with our water treatment vendor.
* Conduct major and minor repairs, including compressor overhauls, tube cleaning, refrigerant leak detection and repair, and component replacement.
* Maintain meticulous logs of equipment performance, refrigerant usage (per EPA guidelines), and maintenance activities.
Boiler & Heating Systems Operate, maintain, and repair high-efficiency hot water boilers
* Perform combustion analysis using a flue gas analyzer and make necessary adjustments to optimize efficiency and ensure safe operation.
* Inspect, test, and repair boiler safety devices, including pressure relief valves, low water cutoffs, and flame sensors.
* Troubleshoot and service associated heating equipment, such as pumps, expansion tanks, air separators, and steam traps.
Building Management Systems (BMS) / Controls )
* Utilize the BMS as a primary tool for monitoring, diagnosing, and controlling overall HVAC system performance.
* Analyze trends, alarms, and setpoints to identify inefficiencies and potential equipment failures before they occur.
* Troubleshoot control-related problems from the front-end interface down to end devices like sensors, actuators, and valves.
* Perform point-to-point verification and assist with functional performance testing of control sequences.
* Provide feedback and recommendations for optimizing control strategies to improve energy efficiency and system stability.
Required Knowledge, Skills and Abilities
* Ability to lift at least 50 lbs. and use ladders up to 12'
* Electrical and mechanical aptitude a must
* Knowledge of office furniture systems
* Team player, hard worker, good interpersonal skills, and ability to communicate well verbally, email and written reports

Estimated compensation for this position:
80,000.00 - 135,000.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
