Requirements
The estimated average, annual pay rate for this full-time, hourly position is $60,000-$70,000/year which includes an hourly pay rate $16.25 an hour, plus an estimated bonus.

The Occupancy Specialist is responsible for compliance with HDB policies and HUD regulations, Fair Housing and Reasonable Accommodation and maintain all HDB and HUD documentation and reporting requirements. This role supports the administrative requests of the HCV and Public Housing departments and is responsible for pulling management reports such as Enterprise Income Verification (EIV), PIC, and HUD management reports. The Occupancy Specialist exercises no supervision over other Housing Authority employees.

1. Monitor waiting list for Public Housing, HCV, PBV and any other assigned programs.
2. Maintain applicant files for inactive or ineligible applicants for the HDB housing programs.
Maintains positive resident communications and relations including answering calls and receiving walk-in visitors to office; receives and responds to inquiries (telephones and in-person) from applicants, residents, landlords and community organizations when appropriate.
Provides back-up coverage to the front desk receptionist as needed.

4. Shows vacant units to applicants and provides applicants with information about the apartment, community, amenities, and other information.

9. Conduct initial briefings for all programs assigned to explain federal program regulations and lease obligations as well as public housing quality standards, and housing assistance policies, rules and regulations.
10. Coordinates waiting list sampling with appropriate HDB staff.
11. Performs background checks, credit checks, and other responsibilities to determine if applicants meet eligibility requirements.
12. Prepares leasing documents using HUD program regulations.
13. Inspects empty units to ensure they are move-in ready and assess conditions and needed turnaround repairs for move-out.
14. Assists with recordkeeping, filing, bookkeeping, and paperwork as required.
15. Attend and participate in meetings as required.
16. Generates and safeguard monthly reports on waiting list progress for auditing purposes.
EDUCATION AND EXPERIENCE REQUIRED:
1. High school diploma or GED certificate. Associate's degree in social service, business administration or management preferred or an equivalent combination of education, training and experience.
2. Two (2) -three (3) years' experience in affordable housing, public housing or other housing industry experience with a focus on waitlist management and eligibility determination.

POSITION SUMMARY
The Youth Employment Specialist is a direct service provider to all assigned clients responsible for fulfilling Work Based Learning referrals. ROLE AND RESPONSIBILITIES
Under the direction of the K9 Procurement & Training Assistant Manager, the K9 Adoptions Trainer is responsible for implementing all elements of Behavior Modification, and Dog Training for the purpose of placing Dogs into permanent homes as pets and/or other positive outcomes.
ESSENTIAL FUNCTIONS
Independently modify assigned dog behavior, train specific behaviors that would promote adoption for career changed dogs (Dogs not suitable for Service Dog work) from basic to advanced obedience in accordance with K9s'policies and procedures

Maintain detailed training, evaluation, behavior modification and medical records as per K9s' policies and procedures
