As an OperationsSeniorSpecialist II- Assumptions, in Mortgage Production and Servicing you will be responsible for delivering top notch support that is vital to Home Lending and the Consumer and Community Bank. You will be assisting in various parts of an operation oriented around customers and providing solutions for them in the Assumptions part of Home Lending.
**Job responsibilities**
+ Receives, Reviews, and Prepares assumption closing package requests (conventional, FHA, VA, and Non-Agency) in accordance with policies and procedures
+ Reviews the loan application for completeness and accuracy
+ Updates various systems for Assumption completion
+ Participates in projects and process improvement initiatives as required
+ Maintains system accuracy with data integrity
+ Complies to performance & quality metrics
+ Maintains constant communication with the Relationship Managers throughout the duration of the process
+ Performs additional duties as assigned
**Required qualifications, capabilities, and skills**
+ Possess strong attention to detail and excellent problem-solving skills
+ High School Diploma or GED
+ Strong attention to detail and ability to work independently and as a team player
+ Ability to handle multiple assignments & competing priorities, while managing time
+ Must have the ability to work at a high energy level and with a sense of urgency
+ Excellent analytical and problem solving skills and ability to successfully manage a production pipeline
**Preferred qualifications, capabilities, and skills**
+ 2+ years of Mortgage experience and documentation knowledge with Originations/Assumptions

Core hours for this role are Monday - Friday, 7:30 am EST - 4:00 pm EST.
An OperationsSpecialist Sr typically begins the day by organizing work that arrived after the previous day's 1:30 PM deadline that were not completed the day prior. Each day includes managing assigned daily tasks, which outline specific responsibilities, while balancing additional work that comes in throughout the day and covering for colleagues who are out of the office. A daily huddle occurs at 9:30 AM, followed by processing tasks.
Once processing is complete, the expectation is to move into verification and review peers' work as you progress in the role. Beyond core responsibilities, the role may involve fee recalculations, updating procedures, and participating in training.
This position is in the Fee Unit which is responsible for calculating and processing the fees for the services provided by the Asset Management Group for both Institutional and Wealth Management Clients. These fees comprise a large portion of the annual AMG Revenue. The team also calculates the fees that are due to the co-trustees on applicable accounts.
The primary work set of this position will be setting up new accounts, coding the accounts with fee schedules, fee cycles, effective dates, fee schedule rates and ranges and ensuring the accounts have been set up correctly for the calculation of Market Value, Income and Transaction based fees. The Team is also responsible for maintaining existing accounts as directed by the Line of Business and updating coding in multiple systems.
Team members calculate and prorate fees using Microsoft Excel and/or Revport and are responsible for closing accounts, documenting all work in Microsoft OneNote and posting the fees in the system. Each team member is responsible for verifying the processing and calculations for other team members, researching and handling fee related questions via email or phone with the Line of Business.
The ideal candidate will have a high attention to detail along with critical thinking skills, analytical skills, intermediate to advanced Excel skills (formulas, queries, v-lookups, index matches, tables), problem solving skills, the ability to continually multi-task and re-prioritize, organizational skills to meet deadlines, effective communications skills and be comfortable interacting with individuals across many departments and hierarchies. Prior fund accounting, sub-accounting, securities or trust experience is highly desired but not required.

Job Description:
At Regions, the SBA Closing Specialist is responsible for managing the loan processing/closing process, from loan approval through booking and funding for SBA 7 (a), Express, and 504 government guaranteed loans. This includes working directly with and leading the coordination of SBA client borrowers, SBA Specialist, Assistants, internal staff, closing attorney firm, and applicable third parties (i.e. insurance companies) as required. The scope includes the collection, review, and approval of required documents, in addition to performing searches, preparing flood review packages, overseeing collateral perfection, and confirming satisfaction of equity requirements. Will be responsible for resolving any issues that come up during the closing process.
Primary Responsibilities
Reviews approved loan packages received from Underwriting to include credit memos, commitment letters, terms and conditions to ensure critical components have been provided by the lending officer for the documentation process
Manages the most complex transactions, requiring a high degree of autonomy and the ability to draw upon expertise and knowledge in the SBA documentation process
Accurately and quickly determines documentation requirements based on SBA SOP and Regions Credit Policy guidance
Creates and maintains the closing checklist
Trains and mentors more junior team members
Monitors Closing Team Portfolio for assignments and peer reviews
Coordinates and leads communications with the borrower, SBA Specialist, Assistants, internal staff, and closing attorneys
Sets up third party engagements commensurate with credit approval, including but not limited to attorneys, real estate and business appraisers, etc.
Identifies, requests, and reviews critical documents related to entity searches, UCC searches, flood determinations, construction financing, and other required supporting documentation and has authority to resolve key issues related to these pieces
Submits applications through the appropriate SBA systems (ETran and SBA One) for guaranty authorizations
Prepares various loan documents for closing
Prepares or coordinates the preparation of legal documents in response to issues discovered during the closing process to mitigate risks associated with SBA or Regions Program requirements
Confirms satisfaction of loan approval terms and equity requirements prior to closing
Ensures post-closing booking, funding, and title searches are properly administered and documented
Independently monitors loan packages throughout the process to identify potential risks related to the effective and efficient processing of the loan and to protect the Bank's interests
Maintains currency with SBA SOP requirements, procedures, and changes
This position requires the tracking of time and is eligible for overtime for hours worked in excess of 40 per week under the Fair Labor Standards Act.
Requirements
High School Diploma or GED
Six (6) years of SBA closing experience and knowledge of SBA loan program requirements or equivalent work experience
Advanced commercial credit knowledge including loan closing, legal documentation, construction financing, and exceptions
Expertise in reviewing insurance, title work, surveys, collateral, lien filings, appraisals, construction due diligence, and environmental reports
Experience working with commercial sales associates, underwriters, paralenders, insurance firms, and attorneys
Expertise in use of computers, Microsoft Office (Excel, Word, Outlook)
Experience with commercial loan systems

Execute preventative controls to assess consistency, quality, and adherence to policy/procedures.
Perform post-approval reviews ensuring data integrity and consistency between write-ups and the various systems utilized within the underwriting process. This includes but is not limited to accuracy of risk ratings, NAICS code, credit review dates/maturity dates, covenants etc.
Communicate data errors to responsible parties ensuring timely data correction.
Perform manual risk rating changes and/or validations ensuring timeliness and accuracy.
Compile reports and communicate risk rating changes to appropriate loan accounting systems
Compile reports summarizing volume of risk rating changes, data integrity errors, etc.
Review and research suspect reports from underwriting and loan accounting systems ensuring that any data anomalies are corrected or justified.
Assist Loan Support Manager with maintenance and update of procedures
Assist with compiling credit files for internal/external audits
Order tax transcripts to assist with credit approval process
Support and participate in underwriting related projects as needed. Examples could include process improvements, implementing change across underwriting, credit, and the line of business, etc.
Assist with identification and escalation of risk
Preferred QUALIFICATIONS
Familiarity with, and understanding of, traditional and automated commercial credit underwriting/approval methodologies and their use.
Proficiency using Automated Financial Systems (AFS) commercial accounting and billing systems such as CLS and Hogan.
Familiarity with LIQ (loan IQ) and Aspire
Familiarity with reviewing credit approval write-ups with preferred experience using Salesforce/nCino, or Key's Credit Write-up & Approval (CWA) underwriting systems.
Satisfactory understanding and knowledge of commercial credit policies and procedures
Required QUALIFICATIONS
High school graduate or equivalent work experience, some college preferred.
