The Maintenance Coordinator is responsible for the maintenance, repair, and operational readiness of garages, surface parking lots, and commercial buildings. This role is both hands-on and supervisory, responsible for coordinating and performing maintenance tasks, managing a Maintenance Technician, and engaging contractors and vendors to ensure timely and cost-effective completion of work. The position serves as a key support partner to Parking Operations, Property Management and Capital Construction, ensuring that facilities are safe, functional, and well-maintained. Key Responsibilities: Maintenance & Operations Perform and coordinate preventive and corrective maintenance across garages, parking lots, and commercial properties. Diagnose and address routine issues in electrical, plumbing, HVAC, carpentry, and general building systems. Ensure facilities and systems operate safely and efficiently, with minimal disruption to tenants or operations. Development and implementation of Parkway Corporation's snow plan for all locations, in-state and out-state Supervision & Leadership Supervise one Maintenance Technician, providing direction, coaching, and scheduling of daily activities. Establish and maintain standards of performance, safety, and professionalism within the maintenance team. Vendor & Contractor Management Source, select, and manage outside contractors and service providers for specialized maintenance and repair work. Secures and reviews estimates/proposals for maintenance, repairs and improvements to facilities and equipment and reviews completed outsourced work to ensure completion and quality. Oversee contractor performance, ensuring compliance with safety standards, timelines, and budget. Review and approve vendor invoices and service agreements in coordination with management. Project & Work Order Management Use work order software (e.g., Yardi) to create, track, and close maintenance requests and projects. Coordinate and prioritize work orders to align with operational and tenant needs. Plan and manage small capital projects and repairs, from scope definition through completion. Technology & Administration Maintain accurate records of maintenance activities, vendor contracts, and project documentation. Utilize Microsoft 365 tools-especially Excel-for tracking budgets, work order data, and maintenance metrics. Ability to use computer applications for phone, building systems and life safety systems. P Prepare reports and communicate project status updates to Property Management and Parking Operations. Completes other duties as assigned. As the Operations Lead Trainer, you will provide oversight and guidance to the Operations Training Team to ensure the continued development and effectiveness of training programs, processes, and performance. Essential Duties and Responsibilities Management Mobilizes others (both internal employees and contracted service providers) to meet or exceed customers' expectations and goals of the assigned portfolio. Use sound business judgement to escalate potential issues to leadership. Tenant Relations Promote, establish and maintain positive relations with tenants via regular proactive communication, meetings and routine follow-up. Regularly inform the Director of Property Management of topics discussed and action items to be addressed. Coordinate annual tenant fire warden training and evacuation drills. Respond to site emergencies when applicable and participate in company emergency response protocol Operations Manage and facilitate the execution of tenant work order requests with building staff and/or outside vendors to completion in a timely manner. Assists Director of Property Management with the development of RFP's and execution of contracts and purchase orders. Facilitate the onboarding of contractors-suppliers into Yardi Vendor Café. Regularly monitor service contractors to ensure service is delivered as per contract specifications and that insurance and contract documentation is in order. Order various supplies for the seamless operation of the property. Maintain financial management responsibilities, including helping in the preparation of budgets, accruals, reforecasts, and reporting budget variances. Analyze current maintenance programs/procedures and make recommendations to the Director of Property Management that ensure operating efficiency and effectiveness. Partner with the Director of Property Management to identify and achieve additional tenant service income. Manage monthly tenant rental invoices. Assist Director of Property Management with the annual operating expense reconciliation calculations. Code invoices utilizing required expense allocations and ensuring vendors are billed according to contracts, negotiated rates, and property budgets. Review and process property invoices. General Regularly inspect tenant space, common areas, base building areas, and grounds to ensure a high level of maintenance, regularly interfacing with internal staff and vendors to maintain a defined level of expectation. Coordinate with external contractors (i.e., janitorial, security, engineering, etc.) and internal departments (i.e., accounting, construction, etc.) to ensure seamless and cost-effective customer service is delivered. Maintain a working knowledge of Company databases and information/reporting tools. In support of the Director of Property Management, you may be involved in the following: Tenant communication, logistical coordination, and site impact related to projects in assigned properties as required. Providing feedback to vendors on contract employees' performance as needed. Work with the Director of Property Management and tenant's facility management to facilitate creating a sense of place through holding tenant relation functions, events, and promotions. Schedules Available: * Tuesday - Sunday, 3pm - 11pm The Patroller verifies each parked vehicle has paid using the pay-on-foot machine or has a valid monthly hangtag and completes an audit report for all assigned locations. Issues citations to any customer that has not paid or has an expired monthly tag, and checks records to see if an offending customer has had previous citations. Assists in keeping the facility clean, secure, and safe. This includes removing snow and ice as necessary and maintaining the facility's external perimeter. Reports any problems, accidents, unsafe conditions, or equipment trouble to management. Sweeps the location, empties trash cans and cigarette dispensers, and disposes of litter in approved containers. Wipes down pay equipment daily to ensure surfaces are clean and presentable at all times. This position requires the use of your own vehicle; mileage reimbursement is provided.

Parkway is seeking an experienced Customer Care Ambassador for its Parking-Centric Customer Care Call Center (located at our home office at 150 N Broad St.) The Call Center's main responsibility will be to assist customers across North America, 24/7, with customer service issues they encounter while at Parkway's automated cashier parking facilities. Customer issues include but are not limited to: * Assisting customers with questions about pricing, coupons, facility amenities, or the surrounding area * Adjusting pricing or applying coupons * Providing account support for monthly customers as well as signing up new monthly customers * Assisting customers at facility Entry/Exit * Assisting customers who were issued a citation at Pay & Display facilities * Dispatch assistance to a location if a customer issue cannot be resolved remotely In addition to customer service, the Customer Care Center will have remote video access to sites and will be responsible for responding to alarms stemming from video analytics and other smart devices in Parking facilities and responding according to protocols.
