Essential Job Functions-Description:
Follows prescribed guidelines, receives and reviews loan applications and associated documentation to ensure thoroughness and accuracy according to HECM guidelines, policies and procedures
Maintains acceptable turn times for initial decisions and condition reviews in accordance with Department expectations
Interacts with Quality Control, Compliance, and Funding for problem resolution, risk evaluation and compliance concerns
Develops and maintains sound knowledge of HECM product guidelines offered by the company, and risk assessment tools
Reworks loans to new terms, identifies additional conditions as needed to insure a viable credit decision
Reviews and evaluates borrower(s) profile including but not limited to all income documentation, tax returns, credit reports, preliminary report, judgments, bankruptcy documents and appraisals and ensures all necessary documentation is requested to support final loan decisions
Demonstrates proficiency in manual underwriting policies and procedures
Maintains a sound knowledge of secondary market activity, practices, and business/industry practices as they impact underwriting quality and origination activity
Communicates and maintains good relationships with loan originators, management, processor
Demonstrated experience with MS Office products
Experience Required:
3+ years of Residential Loan underwriting experience
DE certification and recent FHA underwriting experience preferred
Solid knowledge and understanding of FHA/HECM policies and procedures
Solid knowledge and understanding of various fraud tools
Demonstrated experience working in a fast paced and changing environment
Demonstrated experience effectively managing relationships with internal and external partners
Prior mortgage processing experiencer preferred

Reviews product guidelines to make sure that the loan fits and the necessary documentation is obtained, including:
Verify 2 years of continued employment - document any gaps
Review asset documentation
Review credit report

Review title work
Review hazard insurance
Obtain payoffs on refinances by contacting current mortgage holder
Make sure all documentation is legible
Obtain all required certifications from agent - termite, well, septic, etc. and review upon receipt. Actions as needed.
Monitor daily closing schedule and make sure all loan are scheduled - if not scheduled notify Title Company, Agent and/or Loan Officer and schedule with closing department
Submit loan to underwriting in appropriate file order
Clear all Prior to Closing conditions. - Loans must be “clear to close” at least 48 hours prior to closing
Advise borrower of loan decision and any required conditions
Inputs proper loan information into Encompass so that data and supporting documentation are accurate.
Contacts borrowers to obtain additional documentation as necessary to meet loan guidelines
Follows Processing procedures as designated by Processing Manager
Must meet crucial deadlines such as financing contingencies and closing dates
Works with the MLO and/or LOA regarding missing/requested items
Updates conversation logs in Encompass
Minimum Education & Experience
3-5 years experience in a loan processing role with experience handling loans from start to finish.

The Senior Mortgage Banker is responsible for underwriting residential and equity lines/loans ensuring compliance with appropriate company and secondary market investor standards, including Fannie / Freddie and additional investors (Wells, FHLB, BofA, etc.), ensuring loan requests meet program and product specifications, suggesting counteroffers to a different precut and / or program when appropriate, and communicating decision (approval, suspense, denial) to appropriate individuals and issuing proper documentation.
Essential Functions
• Underwriting residential and equity lines/loans ensuring compliance with appropriate company and secondary market investor standards, including Fannie / Freddie and additional investors (Wells, FHLB, BofA, etc.)
• Underwrite Jumbo Loans
• Underwrite government loans including FHA / VA / RD / and CRA programs
• Examine loan documentation for accuracy and completeness
• Follow the provisions of the Gramm-Bliley Act and the Bank's privacy policy; maintaining a high level of confidentiality
• Make timely and accurate decisions while thriving in a fast paced environment
• Ensure appropriate pricing
• Check accuracy of all calculations
• Underwrite and decision equity loans
• Underwrite and decision purchase and refinance loans
• Determine decision on pre-approval applications
• Determine decision on modification requests
• Communicate decision on loans to appropriate parties

• Maximize use of loan origination system
• Evaluate the entire credit package and collateral for residential mortgage loans

Job Purpose
Underwrite residential mortgage and equity loans that comply with federal regulations, state regulations, secondary market guidelines, credit union policies and procedures while participating in the credit union's objective of exceeding expectations with each member.
