The Opportunity
The Land Acquisition Analyst supports our Land Acquisition team by researching, analyzing, and managing land data to optimize the value of current and potential assets. This role plays a key part in identifying acquisition opportunities that align with our market strategy and business plan.

Key Responsibilities
* Assist in preparing financial proformas to evaluate proposed land acquisitions.
* Coordinate with the development team to establish budgets and schedules for proformas.
* Collaborate across departments to assess home construction costs and buyer preferences.
* Analyze due diligence information for potential investments.
* Extract and interpret data from sources such as MLS, company databases, Metrostudy, LandVision, Census Bureau, and other websites.
* Prepare pre-acquisition investment briefs and supporting materials.
* Maintain financial proformas post-acquisition to track community performance and identify enhancements.
* Develop detailed Land Packages with supporting data for submission to the Corporate Land Committee.
* Prepare follow-up analysis and transaction forms to facilitate funds transfers for acquisitions.
* Contribute to the annual Market Strategy report and support ad hoc projects as needed.
What You Bring
* A Bachelor's Degree (preferably in Accounting, Business, Finance, or Real Estate)
* 1-3 years of experience in land acquisition, transactional work, or entitlement/forward planning in real estate development preferred.
* Technical and analytical proficiency.
* Strong oral and written communication skills.
* Competence in Microsoft Suite (at least intermediate level).
* Excellent organizational skills with the ability to multitask and prioritize.
* A track record of meeting deadlines.
* Market analysis experience is an advantage.
* Experience with mapping software (ArcGIS, Google Earth, LandVision) is a plus.

General Summary
The shop laborer performs regular cleaning and a wide variety of minor repairs and maintenance on all types of vehicles and equipment.
Essential Job Accountabilities
* Thoroughly cleans exterior and interior of vehicles and equipment.
* Cleans vehicle and equipment upholstery and other surfaces by operating a variety of cleaning tools including hoses, vacuums, pressure washers and other equipment. Maintains shop in an orderly condition and free of hazards.
* Perform routine inspections of shop, vehicles, equipment, and tools.
* Complete and maintain accurate records as required.
* May assist with servicing vehicles and equipment, including but not limited to fueling, oil and filter changes, maintaining antifreeze and coolant levels, and similar servicing procedures.
* May assist with minor mechanical adjustments and repairs.
* May operate equipment including but not limited to skid steers, forklifts, and light vehicles.
* Perform other duties as assigned.
Education
* High School Diploma, GED or equivalent years of experience
Work Experience
* Related work experience preferred.
Knowledge, Skills and Abilities
* Ability to wear a full body harness and work at heights while tied off.
* Ability to work, day, swing, and night shifts (occasionally extended hours).
* Ability to work in constant exposure to outside elements, in all weather conditions.
* Ability to work in safety sensitive construction setting, including exposure to moving machinery and heavy equipment.
* Ability to work collaboratively with a team in a fast-paced and complex environment.
* Ability to squat, crawl, and work in awkward positions/confined spaces.
Physical Demands
* Physical dexterity, stamina, and excellent hand-eye coordination with ability to: grasp, assemble, and lift objects, stand, sit, and walk for extended periods over uneven surfaces, squat, bend, climb ladders onto equipment or other objects, and potentially lie down.
* Lifting, pushing, pulling of heavy items weighing up to 50 lbs. or more.

General Summary
This position is responsible for safely performing routine preventative maintenance on heavy equipment, including but not limited to refueling equipment, checking, and maintaining all fluid levels and lubricating grease points per manufacturer's specifications.
Essential Job Accountabilities
Perform mechanical and lubrication routine/preventative maintenance on earthmoving equipment by checking oil levels and changing oil, checking seals for leakage, grease, check filters, refueling, etc.
Operate a lube truck on job sites throughout Southern Arizona as needed.
Proper use of tools to complete lubrication and maintenance.
Follow contamination control and HAZMAT rules and regulations.
Perform other duties as required.
Work Experience
Three (3)+ years of experience working directly on the repair of heavy, earth-moving equipment and/or related equipment, required.
Valid Commercial Driver's License (CDL) with HAZMAT and Tanker Endorsement or ability to obtain.
Knowledge, Skills and Abilities
Knowledge of heavy equipment components and systems.
Ability to perform routine maintenance.
Ability to communicate effectively.
Ability to obtain an MSHA Part 46 Certificate (5000-23) as required for the job.

Climb and maintain balance on scaffolds and ladders.
Reach for, handle, and manipulate objects and materials.
Bend, kneel, and crawl.
Good eyesight (either naturally or with correction).
