As Property Manager you are responsible to oversee the operation of assigned commercial properties which include ensuring the maintenance of both the interior and exterior of assigned buildings, collecting rent from tenants, creating and keeping accurate and thorough records and making sure building regulations are being followed. You will be a collaborator and partner to the agents, Real Estate Services, and Asset Management. You are coached by the Director of Property Management.
Role Responsibilities:
Track all property information, including tenants, vacancies, rent statements, disbursements, and facility management.
Understand the financial goals of the asset to operate in the owners' best interest.
Negotiate contracts with vendors, managing unit pricing, qualifying estimates and preparing budgets.
Responsible for preparation of variance reports and property financial performance reports.
Collect rent in a timely manner and track the financial data in conjunction with Real Estate Services/Finance.
Act as primary contact with all tenants, respond to inquiries, provide estimates and coordinate moves.
Conduct frequent property inspections to include photos and written reports.
Review and oversee appropriate maintenance of properties.
Attend client and vendor meetings, as required. Assist leasing agents in showing space, as needed.
Maintain understanding of market trends and the impact to the team, organization and clients being served.
Education and Experience:
4+ years' experience in commercial real estate property management.
Bachelor's degree or equivalent education and/or experience.
Real Estate License or willingness to obtain.
Valid drivers' license required.
IREM, CPM or BOMA RPA certification, preferred.
Knowledge, Skills and Abilities
Outstanding verbal and written communication skills.
Prior experience creating and following budgets for commercial properties.
Customer service orientation and responsiveness. Demonstrated ability to work well under pressure and employ time management to prioritize client needs.
24/7 on-call availability.
Regional travel with occasional overnight stays.
Experience with YARDI and SharePoint and proficiency in Microsoft Office Suite preferred.

Position Summary:
The Parking Spot's Legal Department handles day‑to‑day legal matters for the Company, including contract drafting, review, and negotiations; corporate controls and procedures; corporate governance and compliance; dispute resolution; insurance claim management; litigation; and mergers and acquisitions. Key Responsibilities:
Negotiate and implement complex legal agreements, including Sales Agreements, Asset Management Agreements, IT Agreements, Marketing Agreements, Master Service Agreements, Statements of Work, and Construction Agreements.
Lead and optimize the contract lifecycle management process, including template maintenance, approval workflows, obligation tracking, and process automation.
Support implementation, configuration, and continuous improvement of CLM tools/systems.
Develop and refine contract templates, playbooks, and negotiation guidelines.
Conduct training sessions for business teams on contracting best practices, processes, and tool usage.

Job Summary: 3CDC is currently under contract with the City of Cincinnati and Hamilton County to manage, program, and oversee daily operations at Fountain Square, Memorial Hall, Washington Park, Ziegler Park, Court Street Plaza and Imagination Alley. Among the 7 civic spaces, 3CDC internally produces over 1,400 events and hosts over 350 events for third party clients. These events are subsidized by corporate sponsorships as well as philanthropic gifts which currently total 2.7 million dollars annually. The Sponsorship Coordinator is responsible for contributing a specific percentage of overall sponsorships and, advertising income to help fund our civic spaces and programming. Fulfillment:
Assist the Sponsorship Manager in maintaining relationships with current sponsors.
Collect and monitor marketing assets necessary to fulfill contract obligations for sponsors. (Example: logos, video content, signage artwork, etc.)
Work closely with event and operation team members to ensure the sponsorship deliverables for each event are executed properly on-site to the highest standard. This will include attending various events to ensure client satisfaction, which take place after office hours, weekends, and holidays.
Administrative Tasks:
Enter and maintain sponsorship tracking and contact details in the Master Spreadsheet.
Manage sponsorship team communications with sponsors and internal teammates to ensure event details and marketing assets are executed correctly.

This role is a unique blend of customer consultation and technical execution. You'll spend time working directly with customers to guide them through their data journey, while also independently performing the data migrations that ensure their success.
How You'll Contribute
You will play an active role in your customers' onboarding journey by attending kick-off calls and ongoing check-ins, acting as the SME on data quality, and collaborating with internal teams to set customers up for success
You will facilitate the movement of Customer data from their own home-grown spreadsheets and other CRMs/systems into Buildout
Clean-up and manipulate customer data so it is ready for import
Schedule calls with customers as needed to review and clarify data
Import the data into the Buildout system
QA the data that was imported & deliver to customer
You will help to define the project scope, goals and deliverables to ensure both the Customer and internal teams are aligned
You will collaborate with other departments on behalf of your Customer to resolve issues and coordinate requests as needed
You will monitor your Customers' progress to ensure their project stays on track and escalate potential blockers internally
What Makes a Great Candidate
You have experience migrating and/or importing data into a CRM (Salesforce experience preferred)
You are skilled in data manipulation using tools like Microsoft Excel, Google Sheets or .CSV files
You are passionate about working with customers directly and ensuring their success
You have clear, customer‑friendly communication and are able to explain technical topics simply and set expectations with confidence.
You have strong time management and organization skills to manage parallel customer requests and timelines
You have the ability to identify potential roadblocks and take initiative to swiftly resolve
Nice to have:
Experience working in a B2B SaaS organization
Experience with Atlassian (Jira & Confluence), and screen sharing tools
Experience in Commercial Real Estate (CRE) industry

Underwrites new and renewal business, approves policy changes, maintain workload, and controls written business up to and including the time of binding according to Company guidelines and established CRC procedures. Provides leadership to a production/underwriting team. Provides high quality professional service to Agents and Carrier Partners.
ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Develop, cultivate, and maintain strong and effective client and broker relationships.
2. Market the company's full suite of products and services to clients and distribution partners.
3. Underwrite new and renewal business.
4. Develop and maintain excellent relationships with clients.
5. Market all products and services to clients.
6. Communicate properly and timely with all producers regarding submissions and decisions for new or renewal business.
7. Evaluate modeling outputs and third-party data at binding; take appropriate underwriting actions and communicate effectively with producing agents.
8. Monitor accounts to ensure compliance with the firm's policies and procedures.
9. Monitor production, hit ratios, renewal retention ratios spread of risk and other production and quality measures to minimize risk and predict future success.
10. Proof and quality-check policies, endorsements, audits, cancellations, and related documents, ensuring accuracy and consistency.11. Review inspection reports and compare to the conditions that were represented at the time of binding and take appropriate or needed actions.
12. Meet or exceed file documentation standards, comply with underwriting authority level standards and pass all audits - both internal and external.
13. Maintain necessary licenses to produce business.
QUALIFICATIONS
Required Qualifications:
