RESPONSIBILITIES:
Schedule and conduct regular preventative maintenance at assigned centers. This includes work on Heating, Ventilation & Air Conditioning (HVAC) systems, electrical systems, plumbing, mechanical systems, lighting, and general carpentry. You will also handle minor plumbing work.
Conduct safety and security inspections of playgrounds and property.
Assist with inspections of renovations and new construction projects and identify potential capital replacement projects.
Actively engage with center staff to promote best practices in facilitymaintenance.
Engage with local vendors to complete more complex repairs and monitor vendor performance.
Order materials, update or create work orders, and provide status updates using a Computerized Maintenance Management System (CMMS).
QUALIFICATIONS:
Knowledge of and experience with HVAC, plumbing, playgrounds, roofing, etc. in a multi-unit environment.
Basic knowledge of mechanical equipment and the ability to diagnose and correct equipment malfunctions, as well as a solid understanding of basic machinery preventive maintenance and repair.
Qualified to operate a company vehicle based on a motor vehicle record check and company policy.
Strong time management, professional communication, and organizational skills.
Ability to read, understand, and apply facilitymaintenance manuals, technical bulletins, construction drawings, plans, and specifications.
Self-motivated and capable of working independently and collaboratively.
Proficiency in operating work-related electronic equipment; (e.g., iPhone, iPad, laptop if provided).

DESCRIPTION OF DUTIES:
The purpose of this position is to assist the Plant Maintenance Engineer in the maintenance and repair of heating, chiller plant, and other mechanical systems by performing simple repair or maintenance tasks independently. In addition, this position is also responsible for providing general maintenance, cleaning, and grounds work that enhance the environment for all customers.
This position reports to the Director of Facilities and Security.
As stated, this is an essential service position and may be required to respond to emergency events outside of scheduled hours and record all incidents on a daily status report.
MINIMUM QUALIFICATIONS:
Possession of a valid State of MN Boiler's License - 2nd Class C OR hold a minimum of a Special Engineer License and obtain the 2nd Class C within 4 years from date of hire making progression as hours are logged per state statute.
(ATCC boilers are hot water and HVAC water distribution is hot water.)
Current State of Minnesota Class D Driver's License.
PHYSICAL REQUIREMENTS:
Ability to move and/or transport items weighing up to 50 lbs. on a regular basis.
Ability to push and pull, bend, lift, and maneuver items daily.
Ability to work in buildings after ventilation systems have been shut off.
Ability to operate motor equipment safely and precisely.
PREFERRED QUALIFICATIONS:
Knowledge and ability to use standard diagnostic test and repair procedures utilized to service pneumatic and electronic equipment.
Knowledge of methods, tools, and equipment used in maintenance sufficient to use effectively and operate safely and to make minor repairs.
Knowledge and skills in heating and cooling system operations and care.
Knowledge and skills in plumbing systems.
Ability to follow simple oral and written instructions with limited work direction and ability to keep simple records.
Proficient computer skills to communicate via email, complete timecard, retrieve computer-generated assignments from facilities software, ability to operate building automation system software, and ability to create documents in Word, Excel, etc., proficient in use of smart phone and IPad technology.
Knowledge of the occupational hazards of the mechanical systems and the necessary safety precautions.
Knowledge of hazardous materials, including proper disposal and clean up.
Class C Asbestos Worker Certification (or ability to attain certification).

Job Responsibilities

Minimum Requirements

THE ROLE
The FacilityTechnician is a part-time, event-based position responsible for facilitymaintenance, general cleaning, and the setup and breakdown of event spaces at the Charles F. Dodge City Center.
ESSENTIAL DUTES AND RESPONSIBILITIES QUALIFICATIONS
Perform routine and emergency maintenance on mechanical, electrical, plumbing, HVAC, structural, and general equipment systems.
Install, repair, and replace facility systems and components as needed.
Monitor and operate building systems, including the energy management system.
Conduct general maintenance tasks such as painting, carpentry, plastering, landscaping, pavement repair, and cleaning.
Maintain maintenance logs and inventory; requisition supplies as needed.
Monitor building conditions and promptly report issues.
Assist vendors and contractors in service delivery and ensure compliance with building protocols.
Oversee event subcontractors to ensure safe interaction with facility systems.
Provide technical support for event planning and implementation, including event setup and breakdown.
Operate equipment such as forklifts, lifts, and hand/power tools as needed.
Assist other departments to support efficient facility operations.
Follow all established safety protocols and codes of conduct.

Duties (GMW1): General - mows and edges lawns and fields with the use of push and riding lawnmowers, tractors, and power edgers; plants, transplants, fertilizes, and waters lawns, shrubs, bedding plants, ground cover, and trees with tools such as hoes, trowels, and shovels; cuts, trims, and prunes trees, shrubs, bedding plants, and ground cover with the use of hand or power tools; eradicates weeds using both manual and mechanical methods such as: pulling, tilling, or using line trimmers; prevents weeds by mulching; calibrates, mixes and applies pesticides and herbicides according to manufacturer's instructions; installs irrigation and sprinkler systems by digging trenches by hand or with a tractor, lays and connects pipes, valves, sprinklers and controls, fills in trenches, and flattens or grades roads with bulldozer or road grader. Area Maintenance - removes leaves, brush, and debris using rakes, blowers, vacuums, and shovels from building roofs, sewers, utility tunnels, streets, and sidewalks; removes trash and litter from lawns, parking lots, building entrances, and adjacent roadways and sidewalks under agency jurisdiction; empties trash cans as needed; transports litter, plant debris, and trash to dump or incinerator by truck; removes ice and snow from walkways, parking lots, and building entrances with use of plows, shovels, blowers, or salt; cleans drains, catch basins, and gutters; removes stains and spills from parking lots and walkways; fills potholes; repairs benches and signposts; assists in the maintenance of athletic fields and facilities. Equipment Maintenance - troubleshoots and performs minor repairs on tools and equipment such as lawnmowers, chain saws, and blowers; refers major repairs to repair person; performs minor maintenance on grounds vehicles and power equipment by checking fluid levels, lubricating and cleaning after use; repairs and tests irrigation and sprinkler systems as needed; performs periodic cleaning of tool and shop areas. Miscellaneous - assists other departments as needed for special events or emergency situations.
GROUNDS MAINTENANCE WORKER 2 (GMW2):
Responsible for planning and coordinating the work of classified staff in the completion of assignments, applies expertise in a horticultural specialty that is utilized campus-wide, and provides landscape/maintenance program planning.
Minimum Qualifications (GMW2): Pesticide applicator's license may be required based on position duties; AND Two years experience as a grounds keeper which included plant care; OR An Associate's degree in Landscape Technology or Horticulture; OR Completion of a Landscape Certification program or license in a horticultural specialty.
Duties (GMW2): Employee oversight - Assigns work to other employees; assists supervisor by planning, assigning, and inspecting the work of classified staff in the unit, adjusts work assignments and schedules to maintain adequate staffing levels and responds to fluctuating workloads; monitors employee performance and provides input to supervisor; assesses training needs of staff and assists supervisor in providing appropriate instruction; assists in providing initial orientation to new employees. Plans, coordinates, directs, and trains the work of a grounds maintenance crew which may consist of lower-level grounds maintenance worker(s), laborers, students, and/or temporary employees. Landscape Maintenance - Plan Design. Plan, design, and install a landscape maintenance program. Typical tasks: designs, installs, and maintains irrigation and sprinkler systems which includes preparing the plans, specifications and materials lists, ordering parts and equipment, and ensuring the installation is done according to specifications; performs on-site inspections of work areas to determine landscaping needs and evaluates the quality of the work being done; takes and tests soil samples to determine the need for chemical additives or natural nutrients; identifies and diagnoses plant and lawn diseases and administers or directs the administration of the remedy; identifies specific areas appropriate to specific plant types and recommends planting and landscaping strategy to supervisor; reviews and interprets site plans and architectural drawings to determine planting or landscaping needs; reviews work plan with supervisor to set priorities and monitor goals. Specialty Assignment - Applies specialized skills in specific landscaping areas on a campus-wide basis, such as tree trimming, pesticide applications, or irrigation planning. Provides instruction to and inspects work done by others in the specialty assignment.

Physical Demands
Pushing, pulling, bending, twisting, stooping, kneeling, crouching; lifting and carrying 35+ lbs., climbing; planting, pruning. Using mowers, rakes, shovels, aerators, plows, blowers, and heavy trucks. Exposure to chemicals (fertilizers and pesticides), insects, and fumes. Works in a variety of weather conditions.
Special Conditions
Must be willing to travel and attend training programs off-site for occasional professional development.
Must be able to work additional hours and adjust working hours to meet special jobs. May be called back periodically to perform work as needed on an emergency basis.
Must be able to successfully pass a pre-employment background check.
Under the provisions of the Fair Labor Standards Act (FLSA), this position classification is defined as non-exempt and is subject to overtime regulations.

BASIC FUNCTION: Under direction of the Grounds Maintenance Supervisor, perform general grounds maintenance duties on District grounds including landscaped areas, athletic fields and related facilities in order to maintain and beautify District grounds.
REPRESENTATIVE DUTIES:
Prepare, cultivate and fertilize soil; plant, mow, trim, prune and edge lawns, trees, shrubs, hedges and flowers in landscaped areas on District grounds.
Water lawns, athletic fields and other planted areas using automatic sprinkler systems or by hand as required.
Install and maintain controllers, gate and ball valves, solenoid valves, pvc pipe and related sprinkler parts; troubleshoot malfunctioning equipment and repair broken sprinkler heads.
Operate riding and push mowers, edgers, weed eaters, pick-up truck, power sweeper, blower, rakes, forklift, boom truck, tractors, brooms, shovels, hose, chain saws, trencher, backhoe, jack hammer, skip-loader and other grounds maintenance tools and equipment.
Spray landscaped areas with insecticides and herbicides for insect and weed control.
Rake lawns and hoe landscaped grounds; operate blower to clean sidewalks, patios and other areas; pick up debris, collect trash and perform general grounds cleaning; remove debris from grounds, roofs and gutters as needed.
Prepare, line, mark and drag athletic field or related areas for athletic contests and physical education classes.
Clean and perform preventive maintenance on grounds equipment and hand and power tools.
Assist in setting up facilities for meetings, special community and campus events, and District activities as directed.
Assist in repairing fences and asphalt; mix, pour and finish concrete.
Apply blacktop and paint lines on campus roads and parking.
Change marque on occasion as assigned.
Assist in the direction of student help as assigned.
Perform related duties as assigned.
