Duties and responsibilities
Strategic Leadership:
Research and formulate the development of AI technology and business strategies, covering areas such as autonomous driving, embodied intelligence, physical AI, generative AI, etc.
Drive cross-functional collaboration to identify emerging opportunities and define roadmaps for AI adoption and innovation.
Technology Trend Analysis:
Monitor global AI advancements, competitive landscapes, and regulatory changes (e.g., AI ethics, compliance frameworks) to inform strategic decision-making.
Evaluate cutting-edge technologies (e.g., LLMs, reinforcement learning, multimodal AI) and assess their potential business impact.
Ecosystem Development:

Insight Delivery:

Requirements
Education/Experience
Master's degree or higher in Artificial Intelligence, Robotics, Computer Science, Data Science, Electrical Engineering, or a related field.
3+ years of professional experience in autonomous driving and/or AI industries, with in-depth knowledge of technology trends, application scenarios, and technical foresight.
Proven experience in technology foresight, strategy consulting, or academic research related to areas is highly preferred.
Knowledge
Familiar with technical architectures of autonomous driving and Physical AI systems, including planning, simulation, and LLM/VLM integration.
Familiar with AI ethics, standards, and governance frameworks.
Awareness of global industry and academic trends in intelligent mobility, robotics, etc.
Skills and Competencies

Scope:

Job Description
Scope:
The Wet Lab Technician must have PCB experience and be able to perform all lab analysis using burettes, pipettes, pH/ion meters, atomic absorption spectrophotometer, laboratory balance, hydrometers, hull cells, CVS, and all other lab related equipment. Will perform all lab analysis and special tests for reporting to Plating Managers and Process Engineers. Will be exposed to hazardous waste while performing daily job duties. Technicians will undergo Chemical Handling training prior to the start of performing these duties and will actively participate in ongoing hazardous waste and chemical handling training.
Duties and Responsibilities:
Perform all lab analysis and special tests of chemicals used in the wet process areas
Accurately report chemical analysis and tests to Plating Managers and Process Engineers
Make all chemical additions and bath make-ups
Complete all internal departmental documentation accurately
Keep accurate up to date records regarding current baths on production floor
Troubleshoot and perform maintenance on most lab equipment, chemical controllers, pumps, and other lab related equipment
Interacts with vendors and visitors
Perform lab inventory and identify chemicals and equipment needed to order
Assists in writing departmental instructions and procedures
Ability to effectively run all equipment in department
Follow all safety measures when handling chemicals and hazardous waste with regard to use, mixing and disposing chemicals

Summary:
The Media Process Technician I works as part of a team to manufacture dehydrated and liquid cell culture media.
The technician follows batch record instructions, weighs raw materials ranging from micrograms to kilograms, calibrates equipment, operates milling equipment, performs sterile filtration, and completes media manufacturing tasks.
Responsibilities also include performing standard product testing (osmolality, pH, turbidity) and working closely with cross-functional groups such as R&D, procurement, quality, process technology, marketing, as well as internal/external customers and vendors.
Responsibilities
Stage and compound raw materials within specified weight tolerances (micrograms to kilograms).
Perform milling, blending, aseptic liquid filling, and process control monitoring.
Follow GMP and departmental procedures to manufacture dehydrated and liquid culture media according to production schedules.
Complete all required documentation neatly, accurately, and in compliance with GMP.
Perform cleaning, inspection, calibration, and assist in equipment maintenance; maintain logs and records.
Troubleshoot equipment issues.
Handle raw materials following GMP and Safety requirements.
Use laboratory and production equipment (pipettors, balances, osmometer, turbidimeter, pH meters).
Work safely to maintain an injury-free and incident-free workplace.
Carry out assigned responsibilities under supervision.
Promote a positive team environment through effective communication and engagement.
Work overtime when required.
Perform other duties as assigned to support business goals.
Required Skills & Qualifications
BS in Chemistry or related field (or equivalent combination of education, training, and experience).
Minimum 6 months of experience in a high-paced chemistry lab or manufacturing environment.
Ability to read, write, and follow testing and inspection procedures.
Ability to maintain neat, accurate, complete records and logs.
Mechanical aptitude; ability to disassemble and reassemble equipment.
Good communication skills; able to work independently or as part of a team.
Flexibility to work varying schedules, including overtime.
Strong attention to detail and ability to focus on tasks continuously.
Basic experience weighing multiple components.
Basic computer skills, including MS Excel, Word, and PowerPoint.
Ability to lift or move approximately 40 lbs.
Desired Skills (Preferred but Not Required)
Statistical analysis experience using Excel or Minitab.
Experience handling multiple components and performing precise weighing.
Familiarity with GMP environments, sterile filtration, and laboratory instrumentation.

Job DescriptionPOSITION RESPONSIBILITIES Reporting to the Bay Area Director and working closely with the Bay Area Market Lead, the Leasing Associate will provide critical support in leasing commercial lab and office assets within the Bay Area, a highly active and dynamic life science market. Ideal candidates will demonstrate the potential and the desire to grow over time towards independent deal execution.
The Leasing Associate will support all aspects of the leasing process while learning to structure complex deals that balance stakeholder needs across a publicly traded REIT. They will manage Bay Area market data, draft transaction materials, assist with underwriting and capital projects, and collaborate closely with brokers to ensure smooth deal execution. Draft compelling proposal letters to facilitate lab, retail, and office leases across all Bay Area campuses.
Assist with financial underwriting, including evaluation of rent structures, concession packages, and TI allowances.
Maintain a high-quality database of leasing contacts, key tenant executives, and subtenant relationships.
Foster strong relationships with brokerage teams, ensuring timely responses to inquiries, and consistent communication.
Monitor and track competitive market activity to support pricing recommendations and strategic planning.
Partner with property management and the Lab Marketing Associate to ensure all vacancies are tour-ready and accurately marketed, including current floor plans, measurements, and collateral.
Coordinate seamless on-site tours with brokers and property management, ensuring smooth access and a positive tenant/broker experience, attending tours as needed.
Support resolution of any space-related questions or operational issues that may impact leasing.
Maintain organized deal files including RFPs and proposals, lease drafts, tenant space plans, improvement budgets, and analyses, CAD files, as-builts, etc.
Support internal processes such as routing sublease consents, tracking Letters of Credit and Security Deposits post-execution, and submission of broker commission invoices to accounts payable.
Assist with balancing speed of deal execution and compliance with internal workflows for deal approval, including JV partner considerations as applicable
Ensure accurate data integrity across internal systems for leases, prospects, and pipeline activity.
Assist in preparing portfolio updates, leasing summaries, and materials for leadership, etc.
Assist in monthly calls with the Market Lead, Leasing Director, PMA, and Property Management teams to align priorities and upcoming vacancies.
Gather and maintain critical building documentation such as building system matrices, BOMA reports, as-built plans, process utility information, and other due-diligence materials.
POSITION REQUIREMENTS
A bachelor's degree from an accredited college or university
3 to 5 years of commercial real estate experience (life science real estate experience preferred)
High level of proficiency in Microsoft Excel, Outlook, and PowerPoint
