BASIC FUNCTION
To perform routine grounds keeping and unskilled manual labor tasks, assists in general maintenance work and operates a variety of light equipment as directed.

The work may involve working at considerable heights, in confined spaces, from ladders, or scaffolding. About the Position
The Groundskeeper ensures the physical aspects of the community are maintained and Company standards are met regarding grounds, amenities, common areas, and overall curb appeal. This position also provides additional support to the maintenance team.
Job Responsibilities
Start the day by walking the community grounds each day, pick up and properly dispose of all trash and debris. Ensure grounds, common areas and amenities are clean and free of litter, and community curb appeal always meets or exceeds Company standards.
Pick up waste and debris from around the trash and/or recycling compactor and dumpsters, ensuring a clean and tidy appearance at all times.
Routinely empty all pet waste stations throughout the community. Ensure pet waste bags are properly stocked.
Ensure the cleanliness of exterior building walkways and lighting. Assist in performing light checks and repairs.
Maintain the cleanliness of the leasing office, clubhouse, model unit(s), common area restrooms, amenities, laundry room, stairwells, and controlled access buildings as directed. This includes vacuuming, sweeping, mopping, dusting, emptying trash receptacles, washing windows, etc.
Routinely stock the kitchen and restrooms with toilet paper, soap, paper towels, and other necessities.
Clean all aspects of vacant apartment homes including appliances, bathrooms, glass, etc. as directed. The apartment is to be ready for move-in by Company standards when finished.
Ensure all vacant apartment homes, model units, and targeted show units are freshened throughout the day including vacuuming and dusting to maintain market ready appeal.
Assist in the apartment make-ready process by performing additional duties as directed.
Perform supplemental landscape maintenance including pressure washing, irrigation system repairs, and watering of lawn/landscape areas so that common areas are properly maintained.
Assist with cleaning and trashing out vacated apartment homes, including physical evictions.
Complete minor and routine service requests as assigned.
In the absence of a landscaping maintenance contractor, perform extensive in-house landscape and gardening duties including mowing, edging, trimming, sweeping, pruning, weeding, fertilizing, and planting on a regular schedule.
Assist in the apartment make-ready process by performing additional duties as directed.
Remove snow and ice when and where applicable during inclement weather.
Distribute notices and resident communication when assigned.

Operate chippers, chainsaws, blowers, and other ground-level equipment safely.
Load, haul, and chip brush, logs, and debris.
Maintain a safe and organized worksite by clearing hazards and directing pedestrian/vehicle traffic if needed.
Perform basic equipment and tool maintenance (fueling, sharpening, cleaning).
Follow all safety protocols, use PPE, and participate in daily safety briefings.
What We're Looking For
Previous experience in tree work, landscaping, or outdoor labor preferred but not required (will train the right candidate).
Strong work ethic and ability to perform physically demanding labor in all weather conditions.
Team-oriented attitude with good communication skills.
Commitment to safety and learning industry best practices.
Valid driver's license required; CDL Class B preferred but not required.
Interest in advancing into climbing or equipment operation a plus.
