The Property Mid Loss Examiner applies broad knowledge of current Company policy, applicable regulatory standards and procedural changes to investigate, evaluate and settle moderate to complex Homeowner's property claims in a timely and efficient manner as to prevent unnecessary expense to the Company and policyholders, and provide exceptional service to our customers. Responsibilities
Essential Job Functions:
Investigate moderate to complex Homeowners claims to confirm facts, origin and cause of loss.
Address and handle ALL exposures of the claim, including Dwelling, Other Structures, Contents, Loss of Use. Investigations may include recorded interviews with policyholders or other witnesses, assigning appropriate experts, collaboration with other team members or vendors in carrying out virtual inspections, and use of other investigative processes and tools as needed.
Compare facts gathered during the investigation against policy to determine coverage of claim, extend or deny coverage as appropriate
Assess and determine extent of damages, and document with photographs, measurements, repair estimate, and thorough log notes.
Establish reserve amounts within prescribed settlement authority limit and negotiates settlement of claims; recommends claims which exceed personal authority limit to supervisor for approval.
Maintain claims on a regular diary to monitor unresolved issues and exposures. Regularly monitor progress and expense of ongoing claims.
Throughout entire claim handling process, ensure exceptional service is provided to customers. This includes timely response to phone calls, emails, written communication, and adherence to Department of Insurance requirements.
Directs, monitors, and reviews files handled by independent adjusters to conclusion.
Assists in training property personnel.

Qualifications
Education:
Bachelor's degree preferred or equivalent combination of education and experience.
Experience:
4 - 8 years of equivalent industry experience is preferred.

Key responsibilities
Perform detailed title examinations for default matters (foreclosure, REO, bankruptcy, loss mitigation), including chain-of-title review and identification of defects, liens, encumbrances, easements, judgments, and other title issues.
Prepare clear, actionable title reports/commitments, examiner's reports, and curative exception lists tailored for default counsel and loan servicers.
Recommend and draft curative instruments, title affidavits, and other closing/curative documents for attorney review.
Coordinate and communicate directly with default attorneys, loan servicers, clients, and closing agents to resolve title issues and obtain required documentation.
Order and interpret payoff statements, tax searches, UCC filings, probate records, and municipal liens; confirm priorities and lien release satisfaction.
Maintain and research title plant records and public records (online and in-courthouse) as needed; perform courthouse visits when required.
Support litigation and document production for defaults, including preparing exhibits and providing title-related testimony or declarations when necessary.
Ensure compliance with firm procedures, client/servicer requirements, and applicable Florida real estate and default law.
Maintain accurate case notes, billing time entries (if applicable), and workflow in firm case management/title systems.
Identify title/documentation issues that would prevent an agency or investor from accepting a conveyance (e.g., missing endorsements, defective assignments, unresolved liens, probate/bankruptcy issues, occupancy inconsistencies) and recommend and implement curative steps.
Prepare and assemble conveyance/REO packages for government agencies (HUD/FHA, VA, USDA, etc.), including required affidavits, certifications, title affidavits, payoff and lien releases, tax certificates, proof of service and notice, and closing paperwork.

Primary Duties and Responsibilities
Review and interpret real estate documents such as deeds, deeds of trust/mortgages, assignments, releases/reconveyances and legal descriptions as found in title exams
Review and prepare title commitment
Examine search product for what is insurable and not
Ability to add commitment requirements as needed to ensure real estate transactions are closed in an insurable manner
Within authority limits, resolve whether general index items are to be included in evidence of title
Autonomously examine the following products:
a. Uninsured
b. Property Reports
c. Full Service Helocs
d. Title Genius and Purchase
Assist with title curative issues.
Assist in training newer team members
Perform other duties as assigned or apparent.
Qualifications:
