The Spirit of the Position:
The Operations Manager supports the Portfolio Manager with a complete oversight for financials and operations of assigned portfolio to ensure 24/7 professional parking management. Principal Job Duties:
* Handle Management Account clients.
* Responsible for developing client relationships and business retention.

* Manage vendors for facility management including, PARCS, elevators, electric, HVAC, plumbing, concrete, fire & life safety systems and any other building issues that may arise.
* Understand, implement, and deliver all requirements that are outlined within the contractual agreement between LAZ Parking and our clients.
* Daily, Weekly, Monthly, and Annual financial and operational reports as required.
* Managing, planning, scheduling, training, and directing the activities of Facilities Managers and Assistant Managers which may require compliance with the Collective Bargaining Agreements.
* Serve as a liaison to parking patrons and various stakeholder groups who are impacted by the operations of the assigned portfolio (and vice versa).
* Implement and complete other projects, programs, and initiatives that may arise from the operation of assigned portfolio.
* Participate in labor contract management if applicable to assigned portfolio.
* Review and edit proposed parking, maintenance, etc. agreements.
* Communicate with local police department and emergency management teams regarding operations.
* Organize and manage the oversight of event operations within LAZ Parking.
* Monitor, review, and analyze the market rate structures.
* Implementation and completion of other projects, programs, and initiatives that may arise from assigned portfolio operation.
* Additional related duties as assigned.
Requirements:
* Must have an understanding of P&L's.
* Ability to run monthly client reports.
* Ability to manage the client-LAZ relationship.

Education:
● Bachelor's Degree or equivalent work experience.

Essential Duties and Responsibilities (including but not limited to):
Drives shuttle bus and transports customers to and from the facility.
Greets passengers and provides assistance with loading and unloading.
Operates the shuttle bus in a safe and efficient manner and complies with all traffic and safety regulations.
Monitors vehicle condition and records malfunctioning items or damage on appropriate forms.
Communicates with dispatchers, drivers and other employees using a two-way radio system to communicate routes, announcing arrivals and delays, coordinating the pick-up of customers, or handling other vehicle or customer issues that arise.
Conducts pre/post trip inspections of the shuttle buses at the beginning and end of shift to ensure sound operating conditions.
Monitors traffic and weather conditions and notifies dispatch or supervisor of potential problems.
Reports accidents or other safety situations to dispatch or supervisor.
Treats all customers in a courteous, friendly and professional manner.
Minimum Job Qualifications:
High school degree or GED equivalent.
Must have possessed a valid Driver's License for at least 5 years.
Must currently possess a valid Commercial Driver's License (CDL) Class-C with passenger endorsement.
Must be able to provide a Motor Vehicle Record (MVR) for the past 3-years.
One year experience driving shuttle bus or commercial vehicles preferred.
Ability to operate a passenger van safely and efficiently.
Ability to work flexible hours, evenings, and weekends.
Ability to walk and stand for extended periods of time, in all weather conditions.
Ability to work in a fast-paced environment depending upon customer volume, shift, season, etc.
Possess positive and professional attitude with strong communication skills.
