General Description
The Service Technician plays a crucial role in assisting the maintenance operations of small- scale Neighborly Communities properties which include all properties in the designated regions which include: Eugene, Springfield, Philomath, Corvallis and Monmouth. This position ensures that the properties are well-maintained, comply with all legal and safety regulations, and meet residents' needs with high-quality maintenance service. The Service Technician collaborates closely with the Community Manager and/or Service Manager to address maintenance issues and service needs, complete apartment turnovers, ensuring compliance with all state and federal laws, Fair Housing laws and regulations, landlord- tenant laws, and OSHA regulations.
Essential Duties and Responsibilities
This job description is not intended to be all-inclusive. Additional responsibilities may be assigned as needed to support the success of the community and company objectives.
Manage and complete the apartment make-ready process, which involves pre- and nal move-out inspections, maintenance repairs, painting, and scheduling vendor services.
Ensure that grounds and amenities are maintained to meet the property standards.
Assist various tasks such as unit turnovers, grounds cleanup and inspections, work orders, and, if applicable, swimming pool maintenance and care.
Assist Community Manager or Service Manager in vendor relations
Maintain in-depth knowledge of all Fair Housing regulations.
Provide high-quality customer service to residents by striving to exceed their maintenance expectations.
Maintain regular and reliable on-site and in-oce attendance, in line with the attendance policy outlined in the personnel manual.
Assist monthly, biannual, and annual inspections, which include apartment inspections, backow testing, safety checks (lighting, etc.), re extinguishers, and re suppression systems.
Ensure cleanliness, safety, and compliance with OSHA standards for the shop and maintenance equipment.
Maintain a working knowledge of the various property layouts and nishes.
Represent the company professionally by wearing Neighborly Communities-branded apparel and displaying your Neighborly Communities-issued badge.
Be available to take on the after-hours emergency on-call schedule, making yourself available on weekends and after hours as needed.
Assist the Community Manager or Service Manager in providing feedback on necessary maintenance supplies and materials needs.
Schedule, prepare for, and conduct a monthly 3A+ SAM (Safety Accountability Meeting) with your supervisor, and report the meeting outcomes to Human Resources.
Assist in vendor auditing, including evaluating bids and services for your property.
Attend monthly safety meetings
Maintain expert-level knowledge of all property maintenance platforms, including but not limited to Leonardo, SharePoint, and ResMan.
Adopt the principles of the Outward Mindset.
Complete all necessary and assigned training through GraceHill, including other courses or seminars such as Outward Mindset Gatherings and Outward Performance trainings.
Perform other related duties as assigned by management.
Required Knowledge, Skills, and Abilities

Active Oregon Drivers License.

Pay is based solely on the number of calls completed.
Calls start at $35 and go up based on distance traveled
Pay period: Every Friday after the first week worked
Tickets are run Monday-Friday during the day shift. Candidates must be regularly available a minimum of 3 weekdays to be considered.
Call volume is variable but is usually 1-3 calls per day
You will complete certifications from Dell and Lenovo as part of your onboarding. Certifications are online and free to you.
You must have a reliable form of transportation and a valid driver's license to run these calls. You will be visiting multiple work sites throughout your day.
You must have access to a computer and the Internet to log onto your portal each day.
You must be available to log into your tech portal each morning you are working by 9 am to code your calls and map out your route for the day.
The manufacturer has completed troubleshooting and shipped a part prior to your ticket being issued to you.
You will confirm service times with the customer in your tech portal. Services will be completed at the customer site (residential and commercial)
You will pick up parts daily from the assigned Fed Ex or UPS store for your territory before going onsite. Once all calls are completed for the day drop off the old parts with the pre-paid label that is provided.

Department Summary
Early Childhood CARES provides Early Intervention (EI) and Early Childhood Special Education (ECSE) services to infants, toddlers, and preschool children in Lane County. Each year it serves over 1700 children who have developmental delays or disabilities. Established in 1992 as an outreach unit in the College of Education, it is funded by the Oregon Department of Education (ODE) and is one of nine programs in Oregon delivering EI/ECSE services across the state.
All counties in Oregon have EI/ECSE programs that use software developed at Early Childhood CARES. Our primary application group, ec Web, is complex and includes robust case management, outcomes reporting, assessment tracking, forms processing including electronic signatures, immunization analysis, Medicaid billing record management, metrics, and reporting tools. There are over 2,600 users that work in ec Web to manage records for over 13,000 children actively receiving services, in addition to children who are in the referral and evaluation processes. The Parent Portal, an integrated software system that facilitates electronic form signing and document delivery, serves approximately 13,000 parents across the state.
Position Summary
The Web Applications Programmer position is responsible for the design, development, implementation, documentation, maintenance, and support of application programming for ec Web and the Parent Portal. The person in the position will interpret requirements, contribute to technical discussions, implement solutions, and communicate results to users and coworkers. They must diagnose assigned issues and address them through software fixes, updates, and addition of new functions and features. The Web Applications Programmer works closely with three other programmers with wide development responsibility and must be able to constructively collaborate with team members, contribute to the overall product design and development practices, mentor colleagues and be mentored.
EI/ECSE in Oregon is a dynamic and complex environment, so we use Agile-like programming methods for application development, which emphasize a close relationship with content experts and users, rapid adaptation, and constant attention to design and innovation. Applications are deployed on Linux servers and designed to be accessed through any modern web browser.
Work is accomplished in shared office space at the Early Childhood CARES building, 1500 W. 12th Ave, Eugene. The building is off-campus.
Minimum Requirements

This position will be working within the Plant Operations department assisting in the development of the software models that supports the NuScale control room simulator. This position will work in close collaboration with NuScale operators and engineers to support a range of software development tasks such as updating plant models in accordance with engineering documentation. OUR REAL ESTATE DEPARTMENT TEAM
Our Real Estate Department consists of three teams; Real Estate Development, Asset Management and Capital Projects. The team is responsible for the development, management and the revitalization of Homes for Goods real estate assets.
WHAT YOU WILL DO FOR OUR TEAM
As a key role in our Real Estate Development team, the Project Developer manages project activities supporting the design and construction of new housing development, redevelopment, and rehabilitation of Agency properties. This position is responsible for managing a variety of projects including pre-development site design, sustainability goals, environmental feasibility, development & construction specifications, program development, and construction management and oversight. The Project Developer serves as a liaison for complex development related issues within the Agency and the community.
DUTIES:

Use a variety of data collection tools and procedures to develop housing market analyses and project conceptual analysis.
Identify, evaluate, and recommend potential project sites and project concepts.
Identity and evaluate project feasibility to include possible funding sources.
Develop and update project proformas including predevelopment, development and operating budgets and sources of construction and permanent financing.
Prepare and submit grant applications and proposals to public agencies to secure resources including but not limited to LIHTC, HOME, CDBG funds and private grants.
Solicit, negotiate, and secure project financing from a variety of public and private sources.
Work with other staff and organizations to develop a plan for providing supportive services.
Draft requests for qualifications/proposals, negotiate, prepare, and manage contracts for a variety of development professionals.
Coordinate outreach to impacted neighborhoods; develop community support and maintain positive neighbor relations during all phases of the development process.
Obtain and coordinate all required land use approvals.
Serve as the project manager for predevelopment and construction of projects.
Monitor compliance with all grants, lender, and investor requirements.
Oversee funding compliance requirements including prevailing wage reporting and interviews.
Monitor project expenditures and progress and establish mechanisms for assuring that projects are completed on time and within budget.
Maintain project records, prepare, and submit a variety of reports.
Serve as a resource to Homes for Good leadership on long term capital improvement plans, grant compliance and other matters.
Represent the Agency to the community and maintain good working relationships with community partners; participate on committees pertinent to division and organizational goals and standards.
Maintain up-to-date knowledge of regulatory requirements and best practices related to assigned areas of responsibility; conduct work tasks in a professional, timely and complete manner.
Perform other related duties as assigned.

IDEAL QUALIFICATIONS
The candidate will likely have knowledge and experience in the following areas:
All phases of real estate development/redevelopment from concept development to project implementation for both multifamily rental projects and single-family dwellings.
Public & private sources of affordable housing financing including but not limited to LIHTC, HOME, CDBG and a variety of other public and private sources.
Operations of multifamily rental properties.
The principles and practices of project management methods for assuring project progress and costs are on schedule and within budget.
The relationship between project construction standards and the ability of the owner to maintain the asset over a long period.
Evaluate site conditions, develop alternative project concepts, and develop conclusions about project feasibility.
Create complex spreadsheets for the financial modeling, forecasting and analysis of real estate development projects.
Negotiate and manage agreements and contracts.
Create and maintain manual and computerized filing and record-keeping systems.
Occasionally travel to a variety of other locations in Oregon or out of state and stay overnight.
Work occasional evenings and extended hours to meet deadlines.
Analyze, evaluate, and reach sound conclusions on issues or problems. Resolve and/or direct resolutions; ensure follow-up on outcomes.
Communicate effectively, both verbally and in writing, with employees, Agency partners, clients, and the public; deliver public presentations/trainings; prepare clear and concise reports; gain cooperation through discussion and mediation.
Cultivate and develop inclusive and equitable working relationships with coworkers, community partners and the public.

EXPERIENCE & TRAINING GUIDELINES
Any combination of experience and training that would provide the knowledge, skills, and abilities to perform the job is sufficient. Typical combinations of training and experience would be:
EXPERIENCE
A minimum of three years of experience related to affordable housing finance and/or development. Experience working with Low Income Housing Tax Credits (LIHTC), HOME Investment Partnership Program and/or other affordable housing funding sources. Experience in real estate development or financing of housing programs.
TRAINING
Equivalent to a bachelors degree from an accredited college or University with major coursework in finance, business, real estate, planning, public policy, or related field.
SUBSTITUTION
Any combination of experience and education on a year for year basis up to a maximum of four years of responsible and relevant professional experience may be substituted for the education requirement provided that the knowledge, skills, and abilities to perform the work have been demonstrated.
LICENSE OR CERTIFICATE
This position will be required to frequently drive Agency vehicles. Possession of or ability to obtain an appropriate valid State of Oregon drivers license and be insurable at standard rates.

The Lead Technician position requires your experience and technical expertise to diagnose drivability and electrical systems, while using your leadership and mentoring skills in driving a team toward increased customer care and satisfaction.Pay Range: $23.40 - $47.72Our technicians enjoy a performance-based compensation model known as flat-rate pay. Responsibilities
* Diagnose and repair to specifications - brake and hydraulic, exhaust, primary and/or advanced fuel ignition and electrical, suspension and alignment, air conditioning and computer systems.
* Adequately explain technical diagnoses and needed repairs to non-mechanical individuals.
* Stay current with rapidly changing automotive technology through continuous paid formal training.
* Assist and train technicians/mechanics in performing technical activities.
