KinderCare is searching for a passionate Lease Compliance Administrator to support Asset Managers and the Lease Administration team in recording lease administration activity related to KinderCare's real estate portfolio. The Administrator will build and maintain effective relationships with landlords, their representatives, Field and Facilities leaders, Legal and Finance departments in support of day-to-day real estate interactions, processing functions and payments related to leases. They'll also provide continuity in service delivery across Asset Management Team.

Maintain real estate database according to company standard and associated files in an organized filing system Ensure all prescribed lease information is accurate and current Point of contact for lease documents from our Legal team. Distribute, and track lease documents Enter pertinent information into the lease administration software and ensure that all relevant terms and conditions are properly maintained in accordance with detailed process Generate Estoppels and SNDA's as requested, using standard forms Draft simple agreements for Asset Managers, as requested Calculate CPI increases for lease charges, as needed Supervise small subset of subtenant leases and their monthly payments Maintain tracking logs, work logs, and alerts according to documented process including lease-related action dates, and requirements, upcoming lease expirations, renewal options, and other obligations and rights Review lease documents and assist Facilities with lease obligation information Contact Landlords for maintenance, repair, and replacement issues, as needed Coordinate landlord building access Assist landlords with changes to ownership and/or addresses by obtaining appropriate documentation to update Real Estate systems Advise Asset Managers/department leadership of any issues that arise and could adversely impact a lease agreement, operations, or the company's financial performance Assist Lease Administrator(s) with lease administration duties, maintaining files, and administrative tasks Coordinate consistent customer experience, service delivery, and documentation processes across Lease Administration Team; may serve as a point person for the team in these matters Work under leadership direction to ensure that all processes are either Sarbanes-Oxley compliant or can be quickly adapted to be compliant Related duties and special projects as assigned
Qualifications
Minimum of five years combined experience in the fields of lease administration, real estate coordination, real estate accounting, or a minimum of seven years of legal experience. Experience and confidence reading, and interpreting lease language is required Demonstrated attention to detail and accuracy Expertise in Microsoft Excel Proven understanding of general business administration and accounting/finances required Extensive experience with Lucernex or other property management database system Strong analytical and oral/written presentation skills Experience with research, reporting, legal document review preferred Ability to be flexible with day-to-day assignments and needs of department

Position Overview: The lease administrator will function as a member of Snipes’ in-house legal team in a retailer environment, to assure that we, the retailer, the landlord, and any other lease stakeholders adhere to the guidelines set forth in retail leases, including financial obligations, insurance requirements, sales reporting, and other lease obligations. The candidate should be prepared to be held to the legal standards of confidentiality and quality of work in an atmosphere that stresses teamsmanship as a member of the Legal Department.
