To become eligible to lease purchase you must first be a company driver for approximately 90 days. You can test drive your truck of choice during this time. It’s an open-ended walk away lease with no hidden costs, like the trailer rental, etc. So many other companies charge you for that stuff but don’t tell you about it.
Requirements: Minimum of twenty-two (22) years of age Minimum of one (1) year OTR hauling experience Minimum of one (1) year OTR verifiable experience within the last three (3) years No failures or refusals of DOT mandatory controlled substance or alcohol testing Must pass WTL controlled substance test, DOT physical and Agility testing Valid CDL No convictions for a "serious or disqualifying traffic violation" within the last three (3) years. (See FMCSR parts 382, 391, 392, and 397) A "serious or disqualifying violation" includes the following: Excessive speeding, involving any single offense for any speed of 15 mph or more above the posted speed limit Reckless driving, as defined by state and local law or regulation, including but not limited to the offense of driving a motor vehicle in willful or wanton disregard for the safety of persons or property. Improper or erratic lane changes. Following the vehicle ahead too closely. Driving while intoxicated or under the influence of drugs. Hit and run, leaving the scene of an accident, or failure to report an accident.

Company DescriptionAs a regional driver for Wenger Truck Line in Davenport, IA, we guarantee you will never be more than a day’s drive from home.

Our regional drivers stay in the upper Midwest operating area, servicing our customers with superior on-time service. Our region includes Iowa; Kansas City, MO; Indiana; Minnesota; Wisconsin; Illinois; Michigan; Ohio; and sometimes a relay back and forth on I-80 in Nebraska.

Most of our regional fleet can expect to get home every weekend for at least 36 to 48 hours. The vast majority of this freight is drop and hook and 100% no touch.

All drivers enjoy full benefits and extra pay for anything we ask you to do. All miles are paid, loaded and empty, at .45 – .50.

We have six paid holidays per year and guarantee to get you home for Christmas. Orientation is paid at $100 per day for three days plus lunch and dinner, lodging and transportation.

We pay for extra stops and offer break down pay, layover pay, detention pay and extra pay for city work. The minimum pay per truckload is $75.

• Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act and all other Federal, State and Local laws pertaining to Multi-Family Housing.
• Fully implement and enforce all policies and procedures as outlined in the FCM Policy and Procedures Manual.
• Associates are expected to know and adhere to the ABC’s of Leasing as well as First Communities TOP TEN MANAGEMENT CONCEPTS.
• Associate is expected to complete all trainings assigned by Marketing and Regional team within provided time frames.
• All Leasing Consultants should have a clear understanding of the property features to include policies, pricing, availability, features and benefits.
• Each Leasing Consultant should keep active guest cards that are logged in to lead management software and continue to work each lead until the prospect has chosen their home.
• Maintaining a lead to prospect conversion ratio above 75%.
• Maintain a shopping report score above 90%.
• The associate to complete all work in professional attire.
• The associate is expected to have camera on during all virtual calls. Workspace environment should also be professional when conducting virtual calls.

Working Environment/Requirements:

• Minimum one-year multifamily leasing experience required
• High school diploma or equivalent preferred
• Must be 18 years old or older
• Excellent presentation, written, and verbal skills
• Strong computer and typing skills

*Job Overview: *

The Concierge Maintains the Leasing Office and Property Leasing Duties during the Evenings and Weekends when the Leasing Staff is unavailable. The Concierge also assists Residents with all of their Customer Service Needs and monitors and closes the pool during the summer season.

*Essential Job Functions: *

* Provides administrative support by scheduling appointments, database management, maintaining correspondence with tenants.
* Assists the Property Manager and Leasing Assistant with leasing and apartment showing
* Greets and acknowledges all residents and announces all guests.
* Provides concierge services such as package and delivery acceptance, coordinating transportation, service vendor recommendations, restaurants reservations and additional requests upon demand.
* Ensures property rules and regulations are consistently enforced
* Through appearance, performance and service orientation, project a consistent image that complements the property.
* Adhere to formal operating policies and procedures that mandate certain customer service techniques and emergency response procedures.
* Handle all complaints professionally and in a timely manner
* Screen calls, arranges appointments and referrals.
* Assists in the correspondence with potential residents and current tenants.
* Type correspondence, reports, memos, and forms as requested by Property Manager
* Take clear and concise phone messages
* Maintain inventory and submit front office supply orders to Property Manager.
* Keep front area neat and tidy at all times
* Distribute mail and handle routine correspondence
* During Pool Season Checks the Pool Chemicals and Documents them, Makes Sure Residents Adhere to Pool Safety Rules.
* Updates Resident Locks as Needed, Changes Light Bulbs and Batteries in Smoke Detectors.
* Perform additional duties or job functions that can be performed safely as required by Property Manager

*Front Desk Opening Procedures: *

* Unlock Back room
* Unlock Concierge Drawer
* Start Music through Sonos (lobby 1)
* Turn on Fireplace (lobby 1 & 2)
* Turn on TV - set to 501 (lobby 2)
* Tidy front desk area & backroom
* Notify tenants of packages waiting
* Check Voicemail & E-mail, respond to all messages
* Follow-up Leads

*Front Desk Closing Procedures: *

* Tidy up front desk area & backroom
* Sign out of Appfolio, E-mail, etc.
* Lock all drawers
* Turn off lights at concierge
* Lock all doors to backroom

*Physical Requirements of the Position: *

* Must be able to stand and exert well-paced mobility for up to 4 hours in length.
* Must be able to walk around the building for long periods of time.
* Must be able to exert well-paced mobility in limited space.
* Must have the ability to bend, squat and lift up to 50 lbs on a regular and continuing basis.
* Understand and respond to employee and guest verbal requests and visual cues in a sometimes loud and extremely busy environment.

*Package Receipt Procedure: *

* Enter all Packages in the Package Concierge:
* If a Package is too large, notify tenant through the Package Concierge to pick up package in the leasing office.
* If there is a large overflow of packages or a residents needs require you to do so, deliver packages to resident's door.

*Education Requirements: *

* A minimum of a High School diploma is required.
