Role Overview
As the leasing consultant, you'll have a big mission. If you choose to accept it, your mission is to respond to inquiries/leads from prospective clients to identify potential renters, market, lease, and renew apartment leases in accordance with Company standards and Fair Housing guidelines and provide excellent customer service. Exhibits strong commitment to the service needs of the internal and external customers. Represents the company in a professional and courteous manner. Key Responsibilities
Responsible for ensuring the daily marketing, administrative, and financial operation of the property under the direction of the Community Manager.
Maintains a strong understanding of the community and local market competitor's specials and floor plans. Have comprehensive working knowledge of all aspects of leasing units and documents in accordance with Company standards and Fair Housing guidelines.
Processes lease application paperwork for the approval of the CM and prepares new lease contracts.
Inspects all target and/or show units in advance and in preparation of greeting and touring new prospects. Touring prospects may include, but is not limited to, vacant or model units and common/amenity areas of the property.
Inspect pre-leased apartments prior to the move-in date and promptly communicate any concerns to the Service Manager or Community Manager.
Understands, utilizes and promotes all third-party online leasing programs appropriately.
Ensure timely and accurate logging of all prospect information and notifications into our Property Management software.
Responsible for checking, responding to and documenting community and individual emails, voicemails, and text messages.
Stays up to date with all promotion/leasing incentives.
Assist with completing Move Out Vacant Inspection Checklist (MOVIC) accurately and within the specified deadline per Company standards.
Post notices to vacate and other community communication, if applicable.
Assist with daily community inspections to ensure community policies are being followed and addressing, if applicable.

Where required by law, must have state leasing license or ability to obtain the required license(s) within the timeframe required by law
Work Schedule: Monday-Friday (work schedule may vary). Some overtime may be required and ability to work extended hours including “on-call” and/or participate in a rotating “on-call” schedule as needed to meet business needs.

Lead the property team to achieve a minimum of 95% occupancy each year.
Utilize effective sales strategies to maximize revenues while keeping concession spend at or below budget.
Act as lead salesperson by conducting all tours, responding to leasing inquiries, and completing follow-up with the prospective residents.

Primary Function:
Under the direction and supervision of the Sales Manager, this position is responsible for selling vehicles at dealership gross profit, volume and customer satisfaction standards. Performs all duties within the objectives, standards, and policies of Willis Automotive.
Duties and Responsibilities:
Understands that business is built on customer satisfaction; makes the commitment to always guarantee customer satisfaction.

Establishes personal sales and income goals that are consistent with dealership standards; develops strategies to ensure these are met consistently.
Greets all customers in a professional and timely manner; ability to work with a diverse group of people.
Determines customer needs by asking questions and listening.
Keeps abreast of inventory, features, accessories, etc and how they benefit customers.
Prospects on a daily basis; maintains up-to-date information on prospects and customer in company database.
Maintains a dealership sanctioned follow-up system to encourage repeat and referral business.
Demonstrates vehicles (includes test drives).
Coordinates the delivery process of sold vehicles to customers; ensures that customer understands the vehicle's operating features, warranty and paperwork.
Understands the terminology of the automobile business/industry and keeps current with changes in products.
Knows and understands equity and values and is able to explain depreciation to customers.
Understands the federal, state and local laws which govern retail auto sales.
Sells customers on other services to emphasize the quality and efficiency of the dealership's operation.
Must be willing to work a flexible schedule including evenings and Saturday's; early morning hours for moving vehicles during inclement weather.
Communicates work accomplishments and activities to manager on a regular basis.
Attends sales meetings and training as scheduled and/or requested.
Assists other sales consultants' customers and prospects in their absence. Treats these customers like their own guest and dedicates the necessary time to make the sale.
Becomes civically involved in such areas as charities, rotary or breakfast clubs, Chamber of Commerce, etc.
Prepared to work with other sales staff in moving entire inventory of new and pre-owned vehicles during inclement weather such as snow or hail.
Must be willing to become certified in multiple car lines and attend ongoing training.
Works with other departments (service, collision, etc.) to ensure that vehicles are repaired as expected and on schedule.
Performs any other related duties as assigned.
What we need from you:
Ability to read and comprehend instructions and information
High school diploma or equivalent required; college degree preferred
Minimum of one year successful sales experience
Strong ability/desire to meet and maintain sales goals on a consistent basis
Ability to lift up to 40-50 pounds comfortably while demonstrating 3rd seat options on vehicles
Valid Iowa driver's license
Must maintain an acceptable driving record in accordance with insurance provider
Ability to operate vehicles with both manual and standard transmissions
Skill to maneuver all types of vehicles in the forward, park, reverse, and parallel positions
Excellent written and oral communication skills
Must have ability to work well in a team-based environment

Role Overview
As the leasing consultant, you'll have a big mission. If you choose to accept it, your mission is to respond to inquiries/leads from prospective clients to identify potential renters, market, lease, and renew apartment leases in accordance with Company standards and Fair Housing guidelines and provide excellent customer service. Exhibits strong commitment to the service needs of the internal and external customers. Represents the company in a professional and courteous manner. Key Responsibilities
* Responsible for ensuring the daily marketing, administrative, and financial operation of the property under the direction of the Community Manager.
* Maintains a strong understanding of the community and local market competitor's specials and floor plans. Have comprehensive working knowledge of all aspects of leasing units and documents in accordance with Company standards and Fair Housing guidelines.
* Processes lease application paperwork for the approval of the CM and prepares new lease contracts.
* Inspects all target and/or show units in advance and in preparation of greeting and touring new prospects. Touring prospects may include, but is not limited to, vacant or model units and common/amenity areas of the property.
* Inspect pre-leased apartments prior to the move-in date and promptly communicate any concerns to the Service Manager or Community Manager.
* Understands, utilizes and promotes all third-party online leasing programs appropriately.
* Ensure timely and accurate logging of all prospect information and notifications into our Property Management software.
* Responsible for checking, responding to and documenting community and individual emails, voicemails, and text messages.
* Stays up to date with all promotion/leasing incentives.
* Assist with completing Move Out Vacant Inspection Checklist (MOVIC) accurately and within the specified deadline per Company standards.
* Post notices to vacate and other community communication, if applicable.
* Assist with daily community inspections to ensure community policies are being followed and addressing, if applicable.
* Other duties as assigned
