Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements. Keep informed of changes in technology, industry and standards, leasing and sales tools and processes.
Lease enforcement process - apartment inspections, evictions, collections, notifications, and other processes as outlined in lease agreement and take appropriate action.
Follows-up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew. Executes and performs activities in support of the property's lease renewal program in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or documents and convey resident or other requests to the appropriate individual(s). This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
Responsible for safety, cleanliness, and general appearance and appeal of property, and reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the property including but not limited to the leasing office, amenities, model and more for daily leasing activities.
Resolve customer complaints and issues.
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.

Ensure all leases are signed and money paid prior to issuance of property keys and access codes.
Complete resident move-in and move-out checklists with residents.
Deliver completed lease to Management Company within 24 hours of resident move-in.
Complete the vacate settlement statement and return it and all lease copies to the office within one week.
Complete weekly activity summary and time log and submit as required each week to the Management Company office.
Maintain confidentiality on all matters pertaining to the property, ownership and residents.
Conduct all business in accordance with the company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other federal, state and local laws pertaining to multi-family housing.

Here are some responsibilities for the potential LeasingConsultant:
Welcomes and engages prospects, residents and guests in person in the office and by answer the phone.
Prepares and schedules property viewings, conducts property tours and interviews prospective residents.
Addresses and resolves residents and prospective residents' questions, concerns, and complaints in a timely manner.
Processes potential resident applications (screening and reviewing results), renewing existing residents and creating rental agreements.
Inspects property conditions and ensures standards of cleanliness are met. Coordinates with maintenance and housekeeping when needed.
Maintains organized and updated resident files and records.
Reports any problems or issues to the Community manager (or respective Leasing Manager).
Maintains a professional, courteous manner with all residents, vendors, contractors, and fellow employees.
Ensures compliance of all work-related activities in a fair, ethical and consistent manner.
Helps/Assists and promote resident activities.
Complete any other assigned duties.

Great customer service with excellent communication skills from relatable experience whether property leasing or hospitality (hotels, restaurants), retail service, etc.

Requires reading and writing English fluently; basic mathematical skills required.
Ability to communicate in both written format or verbally with people and present a positive, professional image.
You have killer time management skills.
Bilingual preferred but not required.
Excellent administrative and organizational abilities with a keen sense for details
Strong customer service orientation with assertiveness.
Ability to professionally engage and "seal the deal"
Solid computer skills, including working knowledge of MS Office Suite to include Teams, Word and Excel.
Yardi, Resmen, Onsite Property Management Software experience preferred.
Must have a valid driver's license, current automobile insurance and reliable transportation.

Your primary responsibility will be to achieve and maintain optimum occupancy via the leasing of units and renewal of existing leases.
What you will do
Lease apartments
Convert telephone traffic to appointments
Tour community with prospective residents
Send thank-you notes to prospective residents
Pre-qualify applicants
Review pending applications to be submitted for approval
Notify applicants on status of application
Move-in new residents.
Review all necessary paperwork with the new resident
Accept payment as pre-determined by Assistant Manager
Understand and complete all lease paperwork in an accurate and timely manner (including applications and credit checks)
Deliver move-in gifts and walk units prior to move-in
Issue keys
Renew current resident leases
Notify residents regarding lease expiration and determine the length of the new lease
Review new lease terms with resident
Move-out vacating residents
Complete all necessary move-out paperwork in an accurate and timely manner
Retrieve all keys, passes, etc. from resident
Clearly and effectively assist current residents with concerns and needs to minimize resident problems in a professional manner
Maintain positive resident relations
Attend resident functions unless directed otherwise by supervisor
Other general office duties such as opening and/or closing the office, typing, filing, answering phones, and assisting with weekly reports
Complete quality control procedures as directed by supervisor
Perform additional duties, responsibilities or projects as assigned
Requirements:
Bilingual fluency in English and Spanish (spoken and written)
Minimum 1 year of experience in leasing, property management, or customer service preferred
Ability to communicate effectively and professionally with residents, fellow associates, vendors, and supervisors
Self-motivated, exhibit a positive personality, and be sales motivated
Conduct yourself in a professional, neat, and well-groomed manner always
Walking up and down stairs to show apartments to prospective residents
