Schedule: Tuesday-Saturday, 9:30 a.m.-6:30 p.m.

Location: This position will assist at multiple properties, mostly located in NW, SW and SE Portland. Must have a valid drivers license and reliable transportation for this position. Mileage is reimbursed.
What You'll Do:
Be the front line for prospective residents. Greet prospects, conduct professional property and unit tours, and clearly articulate features, amenities, pricing, and availability.
Work every lead with urgency. Respond promptly to inquiries from online sources, walk-ins, phone, and email; schedule and confirm showings.
Guide applications. Direct prospects to screening resources and application portals; explain qualifying criteria and next steps in a compliant, fair, and consistent manner.
Support move-ins and move-outs. Meet residents for key exchanges, conduct unit inspections, document conditions per company protocol, and coordinate any follow-ups.
Champion property presentation. Help ensure models, amenities, and common areas meet brand standards; flag issues and coordinate with onsite teams as needed.
Deliver excellent service. Address questions from current residents and escalate issues appropriately to onsite leadership.
Stay organized on the move. Maintain accurate logs, notes, and mileage tracking while roving between assigned communities.
What You'll Bring:
Fair Housing Training: Fair Housing training is required with the ability to provide proof of completion.
Experience: 2+ years in leasing, property management, or closely related customer-facing roles.
Customer Focus: Proven track record of high-touch, hospitality-level service and clear, professional communication.
Licenses/Driving: Valid driver's license; comfortable driving between sites and consistently tracking mileage.
Tools: Comfort with standard office and leasing workflows; familiarity with property management software is a plus (e.g., Yardi, AppFolio, Entrata or similar).

Prime Residential's Leasing & Experience Consultant II is the primary point of contact for current and prospective residents. Customer Service

General Administration
Facilitate full move-in orientations for incoming residents to introduce them to the lifestyle at the assigned community
Provide exceptional hospitality in compliance with quality assurance expectations and standards to create a unique and memorable customer experience
Introduce residents to all departments and/or services when encountering related questions that pertain to Accounting, Customer Experience, Patrol, Service Hotline, etc.

Ensure the leasing office/lobby is represented to the highest standards. Light cleaning or dusting as needed
Keep hospitality area clean, stocked, and organized throughout the business day
Call or visit competitive properties to update market surveys regularly.

Enter all traffic, telephone calls and other daily activity into customer relationship management software system
Ensure files and completed paperwork is organized neatly per company standards
Attend training, community and leasing-specific, and ensure compliance of all training requirements posted in learning management system
Understand and adhere to all federal, state, and local laws pertaining to Fair Housing, landlord tenant laws, as well as company policies regarding general operations and employee actions and behaviors
Conduct periodic inspections of model units, amenities, and common areas to ensure cleanliness, safety, and compliance with property standards and regulations
Serve as a resource for leasing team members, providing guidance, training, and support to ensure consistent adherence to operational standards and procedures
Monitor leasing performance metrics and key performance indicators (KPIs), identifying trends, areas for improvement, and opportunities for optimization in leasing operations

This position is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
JOB DESCRIPTION
Essential Responsibilities:
* Performs all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
* Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.
* Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy.
* Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.
* Uses the on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
* Ensures that the community and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
* Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
* Executes and performs activities in support of the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
* Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Required Licenses or Certifications:
* Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
* Incumbents must have valid driver's license to operate a golf cart on property.
Physical Demands:
* Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Additional Compensation:

SUMMARY
The Lease-up Specialist is responsible for the successful completion of all lease-up projects. This includes assuming all functions of a Community Manager, training of all permanent office site staff, and is responsible for the direct oversight of all support staff for the project. Develop and maintain close relationships with resources in the industry.

Essential Functions and Responsibilities
The Leasing Agent assists the Community Manager with coordinating business operations of HUD/RD or Tax Credit properties, providing eligible individuals with unfurnished housing in multi-family dwellings.
Essential Duties:
1. Assist Community Manager with overseeing complex operations, ensuring that the highest possible occupancy is maintained through continuous outreach efforts and advertisements as specified by the Affirmative Fair Housing Marketing Plan.*
2. Assist Community Manager to obtain new residents' signature(s) on appropriate paperwork prior to move-in. Orient new residents to community.
3. Complete and submit timely, weekly reports; maintain neat and legible records at all times.*
4. Ensure that prospect completes application and secures deposit in accordance with the company procedures and Fair Housing requirements.
5. Implement Cascade Management Inc.'s policies as found in the operations manual.
6. Ensure compliance with applicable federal and state regulations associated with business operations. Ensure that the Grievances and Appeals Procedure, "Equal Housing Opportunity", "Justice for ALL", and labor posters are posted in the office.*
7. Show apartments, accept applications, and screen applicants (verifying and certifying each resident's income at initial, interim, and annual re-certification) to determine eligibility in accordance with CMI policies and procedures, and applicable regulations.
8. Complete resident move-in sheet with resident; ensure utilities are transferred.*
9. Understand rental agreement and residency policies and be able to explain them to residents.*
10. Update availability report and process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Community Manager for approval. Follow up with applicant regarding status.
11. Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
12. Collaborate with the Director of Marketing to ensure that marketing activities are achieved.
13. Follow up on all property inquiries and questions via preferred contact (telephone, email, fax, etc.)
14. Maintain waiting list files of eligible applicants and files of removed/rejected applicants.
15. Collect rents, maintain petty cash, ensure proper accounting of monies collected, and make deposits in a timely manner. Log and collect late charges, NSF, and other charges. Deliver rent increase notices to residents.*
16. File and maintain resident records, keeping an adequate supply of forms and postage on hand.*
17. Prepare budget recommendations and submit to Community Manager for review as part of annual budget process.*
18. Promote harmonious relations among tenants, employees, owners, and the local community.*
19. Enforce house rules in accordance with company policies and procedures. Maintain a pleasant helpful manner at all times and know the number of adults and/or children in the complex along with their name and apartment number.*
20. Make recommendations to management for improvement of company policies, procedures, and practices.*
21. Travel as required for in person classes and annual education conferences*
22. Regular and reliable attandance during scheduled hours*
23. Performs other duties as required.

Education and/or Education
High school diploma or general education degree (GED) and one year related experience and/or training; or equivalent combination of education and experience.
Certifications, Licenses, and Registrations
Valid Driver's License and insurance is required.
Language Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Bilingual preferred.
Mathmatical Skills
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability
Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Other Qualifications
Ability to operate basic office equipment such as telephones, 10 key, scanner/ photocopier, and fax machine. Microsoft Office Suite proficiency with significant experience in Excel, Word, and Outlook Calendaring.
