The Leasing Consultant, under the direction of the Community Manager, is responsible for maximizing property occupancy by generating qualified traffic, networking within the local community, scheduling appointments, securing rentals, promoting resident retention and providing or coordinating exceptional customer service.
Responsibilities
Greeting prospective residents and providing them with property tours.
Performing proper outreach marketing.
Help create engaging social media initiatives to connect residents, and manage posts.
Daily follow up on all prospects to make sure all questions are answered and a “high touch” approach adhered to.
Assisting with resident retention.
Support efforts to partner with nearby businesses, events, and other local organizations.
Walking the marketing path daily.
Providing excellent customer service to residents and prospects.
Processing lease applications and qualifying residents.
Supporting the Community Manager with general office maintenance by answering phones and performing other administrative tasks.
Play a key role in resolving resident concerns and issues.
Other duties as assigned.
Qualifications
At least 1 year of customer service, sales or office experience is required, preferably in residential property management.
High School Diploma, GED, or equivalent; some college preferred.
Customer service, sales, and goal-oriented mindset.
Must be able to work on weekends and holidays.
Computer proficiency and knowledge of the Microsoft Office Suite
Excellent written and verbal communication skills and ability to interact with residents and customers in a professional manner.
Familiarity with social media platforms, as well as best practices for businesses.

Have an in-depth understanding of site leasing trends, traffic patterns and product availability
Ensure all sales & leasing models are maintained to the highest standards of cleanliness and maintenance and proactively communicate any problems to the appropriate party to address
Ensure the “tour route” is maintained to the highest standard of cleanliness and maintenance and proactively communicate any problems to the appropriate party to address
Properly close the leasing process by asking for the sale.
Ensure all lead information is correct and complete within Resman and Knock
Ensure all prospects are followed up with through either email, phone or letter
Effectively manage the community waitlist and communicate with prospects as changes occur
Warm call prospects as needed
Ensure the proper execution of all screening procedures
Ensure the proper preparation and execution of the lease agreement and related move-in paperwork
Ensure the proper collection of all funds and move-in related fees

Demonstrates a sense of urgency with prospective and current residents in answering phone calls, responding to emails, and following up on inquiries and/or addressing concerns.
Conducts timely follow-up on leads for new leasing opportunities and overcomes prospect objections.
Establishes timely and accurate record keeping while maintaining prospect information and preparing the rental application and review of qualifying documents.
Presents the community, model apartments, and amenities to prospective residents in a professional and knowledgeable manner throughout the tour process.

Monitors and maintains future resident list applicants and notifies applicants of future availability in a timely fashion.
Promptly notes changes in availability of apartments and expeditiously processes applicants from the future resident list to fill vacant apartments.
Evaluates applicant qualification documents and prepares lease documents for approval and execution by Leasing Manger and/or Executive Director.
Calculates rent pro-rations, security deposits, and other move-in costs as well as effectively communicates on-going rental charges to future or current residents.
Exhibits proficiency in understanding tenant/landlord regulations along with lease documents. Further demonstrates knowledge of lease guidelines and rules when communicating to future and current residents.
Ensures the leasing office, models, vacant apartments and common areas are in proper tour condition and personally inspects areas before tours or move-in, reporting deficiencies to Leasing Manager and/or Executive Director.
Interacts amicably with prospects, applicants, and residents with a “service-minded” attitude and addresses any needs and concerns regarding the leasing process and resident services.

As a Part-Time Leasing Consultant, you will provide a positive community experience to residents and effectively market and lease apartments to prospects, while building and developing a professional foundation to launch your career.
What You'll Do:
Maintain a positive customer service relationship and provide a sense of community where people want to live.
Assist with planning and hosting of resident events
Participate in future hiring and training of new associates
Write up and file service requests from residents upon receipt
Contribute to the general upkeep and cleaning of office, common areas and model
Assist residents with the move-in and move-out processes
Assist in the performance of the turn process
Effectively market and lease apartments, selling the product and services of the property to prospects.
Greet prospective residents and show model, market ready units and common areas
Assist prospective residents with completion of online application
Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the training materials
Contribute to optimizing occupancy while maximizing leased rent
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed budgeted occupancy percentages
Maintain thorough product knowledge of the property and competition
Perform various administrative tasks, including but not limited to:
Assist with market surveys, as needed
Collect deposit and/or fees associated with move-in
Accurately prepare and have a thorough knowledge of all lease-related paperwork
Maintain accurate prospect traffic and leasing data, and assist with other computer data entry as necessary
Inspect units on a quarterly basis as well as prior to move-in
Audit all lease and renewal files for key controls and bonus submission to the Property Manager
Perform other tasks and duties, as assigned by Property Manager
