Responsibilities may include, but are not limited to:
Developing and implementing asset level leasing strategies and operational initiatives to maximize value.
Monitoring market conditions to adjust pricing, concessions, and strategies accordingly.
Ensuring compliance with laws and that changes are fully understood by staff, reflected in leasing documents, and communicated to residents, if applicable.
Preparing reports on traffic, trends, financials, and other insights for management.
Overseeing and accountable for the functions of the Leasing & Administrative Property Management team, which include but are not limited to, prospect management (advertising listings, managing prospects, handling the corporate website, etc.), leasing (screening applicants, preparing, closing, and entering leases, preparing and processing lease renewals, etc.), tenant correspondence (general inquiries, notices, etc.), accounting procedures (processing receivables and payables, coordinating the security deposit cycle from inception through refund, preparing tenant account analysis and reconciliations for tenant disputes, etc.), optimization of tenant satisfaction and loyalty through improved operations, communication, and customer service initiatives, and administrative tasks.
Supervising the Leasing & Administrative Property Management team, including but not limited to, hiring, developing and retaining talent, providing training and mentorship, performance management, etc.
Implementing process/procedure improvements; as a manager, you will be expected to evaluate and enhance existing processes to optimize for quality control and efficiency.
Partner with asset management and property management.
The right candidate should possess the following:
Bachelor's degree or better.
3+ years of relevant real estate experience (ideally in New York City multifamily).
Ability to draw conclusions from research/data analysis and communicate them effectively.
Polished interpersonal skills (via email, phone, and in person) with high professionalism.
Must be a well-organized and detail-oriented professional with high emphasis on the ability to communicate and follow-up on tasks through completion.
Must be a quick learner with strong written, verbal, and analytical skills.
Must be able to manage staff and interface with tenants, brokers, vendors, etc.
Strong computer skills; experience with Yardi and other proptech.

JOB DESCRIPTION
* Performs all sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartment homes, continuing the relationship with prospects through follow-up and consistent discovery, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
* Collects all pertinent information from prospective residents at move-in and record as appropriate.

* Uses the on-site property management software application (Entrata, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
* Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
* Executes and performs activities in support of the property's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
* Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
* Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services. Interacts with all residents and acknowledges them by name if possible.
* Attends community and networking events, aligns themselves with local associations and community organizations, and participates in outreach marketing efforts as necessary to drive traffic to community and generate viable referral sources and new business leads.
* Follow-up - Utilizes current CRM to maintain an accurate and up-to-date prospect database. Assist with daily, meaningful prospect follow-up. The Leasing Specialist will assist in ensuring there is consistency at the site and adhere to the best practices. Reports to the Leasing Manager and works closely with the Regional Leasing Specialist and VP of Marketing and Leasing to set leasing goals and develop strategic plans for achieving budgeted occupancy.
Responsibilities
1. Assist the Leasing Manager with national branding, programs and marketing goals outlined in the annual marketing plan.
2. Develop and distribute leasing and marketing collateral, flyers, etc. Ensure accuracy on all printed material.
3. Assist with planning, preparation, and implementation of marketing and leasing events, property events, social media competition, etc. as approved.
4. Assist with the execution of monthly marketing calendars and initiatives.
5. Continually develop product knowledge, fair housing, and other industry knowledge in order to meet and exceed leasing goals.
6. Greeting and answering questions, both by phone and in-person from prospects and current residents in a professional and positive manner
7. Develop both print and internet marketing and advertising strategies
8. Daily follow-up on guest cards
9. Participate in outreach marketing activities, distribute flyers, advertising and marketing materials
10. Facilitate "move-in" process including touring models or vacant units, set-up of mini-models as needed, promoting the property and lease signing
11. Assist with application verifications and ensure accurate and timely completion of lease file paperwork.
12. Assist the Leasing Manager with renewal campaigns
13. Conduct marketing surveys, shop competitors where applicable and complete Marketing Reports
14. Conduct all business transactions in accordance with Michaels policies and procedures
15. May include weekend work
Qualifications
Required Skills:
Have excellent communication and organizational skills
Be creative with regard to developing innovative and effective marketing presentations
Be detailed oriented regarding applications, verifications and compliance
Highly energetic and motivated
Required Experience:
Two or more years' experience with Marketing/Leasing and Customer Service
High School Diploma required, any college level marketing course work preferred
Needs to be heavy sales and marketing focused
Required Skills and Abilities:
Demonstrated leadership skills.
Ability to effectively manage and delegate numerous tasks in a short period of time.
Proven proficiency in all areas of property management operations.
Strong organizational, analytical, financial and decision-making skills.
Excellent communication, management and customer service skills.
Strong competency with email and internet usage, as well as word processing and spreadsheet programs.
Experience with Property Solutions Entrata a plus.
Working Conditions:
Majority of working hours will be spent inside an office. Exposure to adverse weather conditions such as rain, sleet, snow, and extreme high or low temperatures may be required to complete such duties as marketing the property, meeting with University officials or vendors, giving tours of the model and community amenities to prospects or during the turn over period.
Blackout periods for vacation days may be enforced during high-volume times of year for turnover, approximately July 15 - September 15 dependent upon specific market needs and conditions.
Travel outside of the local market to attend company and/or industry meetings or conferences will be minimal. Notification will be provided as far in advance as possible in order for personal arrangements to be made.

The expected pay range for this position is:
$250,000-$380,000 per year
