As the first point of contact for prospective residents, you will guide them through the leasing process with professionalism, enthusiasm, and a deep understanding of the unique lifestyle our community offers. Beyond leasing, you'll bring the community to life by supporting the planning and executing engaging events, fostering meaningful connections, and supporting a vibrant, active lifestyle for our residents. Schedule: Monday-Friday, 9:00 a.m.-6:00 p.m., with no weekend shifts. Occasionally, staying past 6:00 p.m. may be necessary due to lifestyle events. The hourly range for this position is $25.00 - $28.00 JOB DESCRIPTION * Performs all sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartment homes, continuing the relationship with prospects through follow-up and consistent discovery, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. * Collects all pertinent information from prospective residents at move-in and record as appropriate. * Continually update the market survey to stay informed about current market and competitor conditions that may impact the community's occupancy, market rent, and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy. * Designs and executes marketing activities and events to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other property-specific marketing plans, drives, and special programs. * Uses the on-site property management software application (Entrata, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents. * Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities. * Executes and performs activities in support of the property's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time. * Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s). * Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services. Interacts with all residents and acknowledges them by name if possible. * Attends community and networking events, aligns themselves with local associations and community organizations, and participates in outreach marketing efforts as necessary to drive traffic to community and generate viable referral sources and new business leads. * Follow-up - Utilizes current CRM to maintain an accurate and up-to-date prospect database. Assist with daily, meaningful prospect follow-up. Helps the team perform the required number of follow-up contacts in accordance with Greystar standards through phone calls, personal visits, notes, etc. Coordinate prospect and depositor related creative follow up deliveries with couriers, shipping, Amazon, etc. * Sales Collateral - Organize and ensure adequate supply of fully assembled sales collateral, marketing and outreach packets. * Maintain files and marketing materials for realtors, transition companies, and moving companies. * Maintain Sales Consultant - SH copies of all floor plans, in hard copy and email versions. Physical Demands: * Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. * Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). * Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance. * Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. * Incumbents must be able to work a flexible work schedule, which includes taking "call" during evenings, weekends and holidays. #LI-AW1 The hourly range for this position is $22.00 - $25.00 in addition to an owner approved bonus structure. DUTIES AND RESPONSIBILITIES: • Conduct all business in accordance with TRIO's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws. • Maintain a professional, yet friendly, atmosphere in the Leasing Office and other areas where prospective residents and residents meet. • Inspect models and "market ready" vacancies daily to ensure they are ready to tour and for cleanliness. • Answer incoming phone calls and handle each call as appropriate, whether it is a client call, current resident, service request, etc. Transfer calls to Property Manager when appropriate. • Greet prospective residents; pre-qualify, identify needs and preferences and professionally present community and specific apartments while communicating features and benefits. • Update online advertising to reflect current market pricing on a weekly, and sometimes daily basis. • Run monthly market surveys and provide summary to PM or RPM on market conditions and suggestions • Maintain awareness of local market conditions and trends. Contribute ideas to the Property Manager for marketing community and for improving resident satisfaction. • Perform external market outreach at nearby businesses, organizations, etc. as needed in your competitor area. • Actively coordinate all renewals timely throughout the month. This includes sending letters (90, 60, 30 days prior to lease expiration) and scheduling resident appointments to discuss renewal rates and leasing options while maintaining the Lease Expiration Matrix set for the property. • Complete all lease applications, assist with application verification and notify prospective residents of results. • Complete all lease paperwork including related addenda and accept rent payments and required deposits. • Complete Guest Card information form on all clients, send thank-you notes and perform appropriate follow-up. • Physically inspect community when on grounds, pick up litter and report any service needs to maintenance staff. • Assist Property Manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc. • Manage specials in marketing center and verify ILS feeds • Monitor Google, websites, PPC campaigns, ILS for Accuracy and updates success etc.. • Hands on social media management required including generating content, scheduling posts, and interacting as the business • Responsible for organizing, marketing, and attending resident events • Responsible for all resident retention activities including daily use of the resident portal, daily content approval, resident portal engagement/adoption and event marketing/promotion • Perform any additional duties as assigned by Property Manager or Regional Property Manager. • Organize and file appropriate reports, leases, and paperwork timely. • Attend Trio meetings as appropriate. QUALIFICATIONS: • Highschool diploma or equivalent required. • 1-2 years of leasing experience or equivalent experience preferred COMPUTER SKILLS: • Proficiency with professional software programs, Excel, Word, OneSite Rental System, or comparable management programs.
