Summary
Responsible for the rental of apartment units to always ensure maximum occupancy and an exceptional customer experience that promotes optimal retention by performing the following duties personally.

Generally given substantial guidance but expected to be self-directed once trained. Able to follow instructions, prioritize duties and comply with deadlines.

Operational:
* Responsible for managing the sales/leasing funnel at the assigned community(s).

* Communicates and coordinates with onsite and support team as needed to ensure resident needs and experiences are handled with an exceptional level of service.
* Assists with package handling.
* Coordinates communication with residents via phone, email, text, resident portal, resident app, etc.
* Interact professionally with other employees, customers, vendors, and suppliers.
* Work effectively as a team contributor on all assignments.
* Work independently while understanding the necessity for communicating and coordinating work efforts with other team members and stakeholders.
* Delivers high level resident satisfaction while maintaining Fair Housing Practices.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Courteously answers inquiries and accepts reservations/leasing prospectives, both in person and by telephone, by accurately communicating rental rates/leasing information and additional pertinent information and by using suggestive selling techniques to sell room nights, increase occupancy and revenue. Responsible for mastering phone techniques, closing techniques, and follow up procedures. This also includes processing rental applications and accurate verification as specified in rental criteria
Responsible for showing apartments and floorplans and must develop knowledge of the product, market, and property in order to successfully lease the property.
Duties will include refreshments, signs/balloons, opening/closing show units, and walking common areas and the tour path. A daily checklist is utilized at each property.
Responsible for marketing the property under the guidance of the Assistant General Manager/General Manager This includes promotions, outreach marketing, and finding ways to promote the property to generate traffic.
Responsible for move in files and proper procedure in the move in process. The files should be organized and include all proper lease documentation, property addendums, and all signatures must be obtained.
Community Policies must also be explained to residents upon move in. The file will be placed in order of the file checklist, lease signed by the manager, and it will be completed in the management software.
This includes a move out inspection, accepting keys, assessing charges, taking pictures, and accurate notes for each move out
Responsible for office organization and office administration including filing invoices, maintaining work order system, and keeping all lease documents organized and accurate
Entering work orders information, printing, completing, and proper follow up with residents after completion of work order. The leasing consultant is responsible for correspondence with residents regarding work orders or delays
Responsible for the weekly status report due each Monday with accurate reporting of the leasing activity for the week and the current statistics.
Maintain professional appearance at all times
Regularly calculates and/or posts monies, receipts, guest/residents accounts and other forms of credit using accurate, proper cash handling methods and established procedures in order to present the customer with timely and precise hotel charges upon check-out and maintain accurate hotel records.
Controls cash transactions at the front desk and maintains complete responsibility for personal bank (petty cash) as specified by RCMI agreement policy.
Maintains good customer relations by keeping abreast of all in-house and area functions in order to answer questions and concerns with timely and knowledgeable responses, in person and on telephone
Completes established check-in procedures for arriving guests/residents on a daily basis, using both manual and computerized methods, in order to ensure guests/residents are satisfied and in rooms as requested.
Facilitates guest/residents departure (check-out) on a daily basis by following established manual and computer procedures in order to close guest accounts and open the room for the next sell.
Must be able to operate the telephone equipment by accepting incoming calls, assisting with outgoing calls, setting up and scheduling wake-up calls and paging guests/residents to provide guests/residents with timely and efficient service.
Processes all guest mail, messages and faxes by receiving, sorting, notifying and distributing to mailboxes and to guests/residents in order to ensure the information is received by the guests/residents in the most timely and accurate method possible.

In addition to leasing units and maintaining the lead management queue, the leasing consultant will also perform move-in and move-out duties to help the properties run smoothly. This position offers a great opportunity to gain experience beyond the standard Leasing position that will help career advancement. Our standard business hours are Monday-Friday 9:00 am - 6:00 pm. Lease-up hours will include limited time on Saturday by appointment only for leasing tours.
RESPONSIBILITIES
Perform leasing and administrative duties across multiple buildings in a Denver/Glendale property by converting leads to tours, providing in-person tours (including evenings and weekends), following up on leads, and signing leases.
Support communities with lead management through Knock (CRM tool).
Daily monitoring, adjustments, and submitting marketing campaigns, social media feeds, and website/Google analytics.
Build and maintain a strong rapport with residents by actively engaging them verbally and in writing.
Post resident notices that support community objectives and to help manage delinquency.
Communicate with residents via email and phone calls in response to work order requests.
Contribute to the Community Engagement Program by actively participating in community events.
Perform move-in and move-out operating procedures.
Comply with Fair Housing regulations and ordinances.
Other duties as assigned that support asset preservation, community engagement and safety standards, reporting needs, customer service, and the overall success of the property.

Additionally, you will be responsible for all aspects of front desk operations including assisting the General Manager with the day-to-day leasing activities and operations. Responsible for move in files and proper procedure in the move in process. The files should be organized and include all proper lease documentation, property addendums, and all signatures must be obtained.
Community Policies must also be explained to residents upon move in. The file will be placed in order of the file checklist, lease signed by the manager, and it will be completed in the management software.
This includes a move out inspection, accepting keys, assessing charges, taking pictures, and accurate notes for each move out
Responsible for office organization and office administration including filing invoices, maintaining work order system, and keeping all lease documents organized and accurate
Entering work orders information, printing, completing, and proper follow up with residents after completion of work order. The leasing consultant is responsible for correspondence with residents regarding work orders or delays
Responsible for the weekly status report due each Monday with accurate reporting of the leasing activity for the week and the current statistics.
Maintain professional appearance at all times
Regularly calculates and/or posts monies, receipts, guest/residents accounts and other forms of credit using accurate, proper cash handling methods and established procedures in order to present the customer with timely and precise hotel charges upon check-out and maintain accurate hotel records.
Controls cash transactions at the front desk and maintains complete responsibility for personal bank (petty cash) as specified by RCMI agreement policy.
Maintains good customer relations by keeping abreast of all in-house and area functions in order to answer questions and concerns with timely and knowledgeable responses, in person and on telephone
Completes established check-in procedures for arriving guests/residents on a daily basis, using both manual and computerized methods, in order to ensure guests/residents are satisfied and in rooms as requested.
Facilitates guest/residents departure (check-out) on a daily basis by following established manual and computer procedures in order to close guest accounts and open the room for the next sell.

Their primary responsibilities are to ensure the satisfaction of our residents while also meeting leasing, retention and occupancy goals for the community. Camden Leasing Consultants have excellent communication skills, think outside the box and have the ability to build lasting relationships. They are experts in customer service who are able to understand and anticipate our customers' needs to create exceptional experiences.
Essential Functions:
Manage the leasing process from tour to move-in including closing the sale, completing lease documents and inspecting units to ensure a great “move-in experience”
Showcase the value of the community features as they relate to the customer needs
Use a customer focused attitude year round to ensure a smooth renewal process for existing residents
Utilize and establish creative marketing and social media strategies to increase property traffic
Support occupancy and retention goals by following up with potential and current residents
Use problem solving skills and best judgment to handle unpredictable situations as they arise
Maintain accurate and in-depth knowledge of the community and competitors in the industry to give potential residents all the information they need to make their decision
Promote positive resident relations through courteous and timely response to resident needs and concerns
Demonstrate strong attention to detail while preparing lease documents, resident files, applications for approval and related bookkeeping tasks
Collaborate with team members to plan and organize resident events
Will assist in other projects and activities as needed
Qualifications:
One year of experience in sales, hospitality and/or customer service
Bachelor's degree preferred
Meet or exceed sales and customer service goals
Work a varied schedule including weekends and holidays as required
Proficiency in Microsoft Office Suite including Word, Excel & Outlook
Strong written and verbal communication skills
Leasing and/or property management experience preferred
Knowledge of OneSite and Yield Star preferred
Bilingual in Spanish is a plus

Job is intermittently sedentary but requires mobility (i.e., climb stairs) to tour, show, and inspect apartments on a daily basis
Will use some repetitive motion of hand-wrist in using computer and writing
Works in a typical office setting with daily exposure to outdoor environment (i.e., heat, cold, damp, rain, etc.) when touring community
Hazards can be minimized with proper lifting techniques, SDS, general safety training, and wearing appropriate personal protective equipment (PPE)
Must handle stressful, urgent, novel and diverse work situations on a daily basis
Emotional stability and personal maturity are important attributes in this position
Will be regularly called upon to work long hours and odd schedules (including weekends)
Position requires periodic travel by automobile to handle work-related activities
May require airline travel, out-of-town and /or overnight trips

Compensation
The pay range for this role is $19.00 to $21.00 per hour. This is the range that we in good faith believe is the range of possible compensation for this role at the time of this posting. We may ultimately pay more or less than the posted range. This range may be modified in the future. A candidate's position within the salary range may be based on several factors including, but not limited to relevant education, qualifications, certifications, relevant experience, skills, geographic location, shift, and travel requirements.
Other compensation for non-manager roles may include eligibility for leasing incentives and a discretionary annual bonus that is determined by various factors, such as individual contribution and community performance, in addition to regular pay. Additionally, non-exempt employees are eligible for overtime and Maintenance Supervisors may be eligible for a discretionary quarterly bonus based on individual contribution, community performance, and other factors to be determined by the company.
Other compensation for manager roles may include eligibility for new move-in leasing incentives and discretionary quarterly bonus, annual bonus, and restricted share award based on individual contribution, community performance, and other factors to be determined by the company, in addition to annual salary.
