General Summary
Under the immediate supervision of the Property Manager, the Leasing Consultant is responsible for all aspects of leasing production at an apartment community.
Essential Job Duties and Responsibilities
Meet, greet & tour leasing prospects
Ensure that both individual and group leasing targets are achieved for the community and proactively communicate both opportunities or threats to the Property Manager
Ensure that all online rental inquiries are responded to quickly and effectively
Have an in-depth understanding of site leasing trends, traffic patterns and product availability
Ensure all sales & leasing models are maintained to the highest standards of cleanliness and maintenance and proactively communicate any problems to the appropriate party to address
Ensure the “tour route” is maintained to the highest standard of cleanliness and maintenance and proactively communicate any problems to the appropriate party to address
Properly close the leasing process by asking for the sale.
Ensure all lead information is correct and complete within Resman and Knock
Ensure all prospects are followed up with through either email, phone or letter
Effectively manage the community waitlist and communicate with prospects as changes occur
Warm call prospects as needed
Ensure the proper execution of all screening procedures
Ensure the proper preparation and execution of the lease agreement and related move-in paperwork
Ensure the proper collection of all funds and move-in related fees
Ensure “model open” signs are put out and brought in daily and that they maintain an acceptable appearance
Provide support and assistance to all customer service efforts at the community
Completes other tasks as directed and assigned.

What does this role entail? The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Roles You Will Play:
Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.
Designs and executes offsite marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools, social media and following other property-specific marketing plans, and special programs.
Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements. Keep informed of changes in technology, industry and standards, leasing and sales tools and processes.
Lease enforcement process - apartment inspections, evictions, collections, notifications, and other processes as outlined in lease agreement and take appropriate action.
Follows-up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew. Executes and performs activities in support of the property's lease renewal program in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or documents and convey resident or other requests to the appropriate individual(s). This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
Responsible for safety, cleanliness, and general appearance and appeal of property, and reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the property including but not limited to the leasing office, amenities, model and more for daily leasing activities.
Resolve customer complaints and issues.
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.

Primary Responsibilities: The Leasing Specialist is responsible for assisting prospective and future residents through the process of finding their new home. They are the primary point of contact for prospective residents and are expected to effectively communicate with interested prospects throughout the leasing process. Ensure all lead information is correct and complete within Resman and Knock
Ensure all prospects are followed up with through either email, phone or letter
Effectively manage the community waitlist and communicate with prospects as changes occur
Warm call prospects as needed
Ensure the proper execution of all screening procedures
Ensure the proper preparation and execution of the lease agreement and related move-in paperwork
Ensure the proper collection of all funds and move-in related fees
Ensure “model open” signs are put out and brought in daily and that they maintain an acceptable appearance
Provide support and assistance to all customer service efforts at the community
Completes other tasks as directed and assigned.

Job Functions
Respond to phone and email leads with the goal of converting those leads to tours.
Find the ideal apartment home solution for our guests by identifying their wants and needs, taking them on a tour of we have to offer, and inviting them to join our community
Ensure lease administration is completed in a thorough, timely, and accurate manner
Set goals and prioritize work to ensure optimal performance of the community
Contribute to achieving occupancy expectations through leasing and renewals.

Education
High School or GED equivalent.
Experience
Customer service experience is preferred. One year of sales and/or apartment leasing is a plus.
Licenses & Certifications
Valid driver's license required. No other licenses or certifications are required. Certified Apartment Leasing Professional accreditation (CALP) is a plus. Under the direct supervision of the Property Manager, leasing agents are responsible for general office, administrative and leasing duties to provide a high level of customer service to our prospective, current and future residents.
PRIMARY DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by the supervisory personnel.
Answering the phone
Leasing functions (lead tracking software, prospect follow-ups, generating new leads)
Sorting the office mail
Scheduling and completing tour appointments
General filing
Collects rent and writes receipts
Photo copies checks and other material
Assists in all mailings
Places follow up maintenance calls to residents to survey quality of work performed by the maintenance staff
Maintains log to document vendors working within the building
Monitors supplies
Completing and auditing lease files
Preparing move-ins (keys, move in packets, walking units, etc)
Other duties as assigned by the Property Manager
