Minimum Qualifications:

Key Responsibilities
Lease a variety of residential rental properties across the Twin Cities metro
Market and advertise available listings across digital platforms
Respond to tenant inquiries and schedule showings
Process rental applications, screen tenants, and verify qualifications
Prepare and execute lease agreements in compliance with MN laws
Provide excellent service to prospective and current tenants
Collaborate with internal teams and uphold Housing Hub's standards
Build and manage your own book of business for ongoing growth
What We're Looking For
Active MN Real Estate Salesperson License
(required)
At least 1 year of experience in leasing, real estate, or property management
Strong communication and customer service skills
Ability to manage multiple listings and tenant interactions simultaneously
Knowledge of fair housing regulations and MN rental law preferred
Positive, proactive attitude with a genuine interest in helping people find homes
Reliable transportation and a valid driver's license
Compensation & Structure
100% commission-based - you control your income
Earn 45-100% of the first month's rent, based on the source of the lead
Bonus opportunities for leasing properties that convert to management contracts

Leasing Agents serve as the face of Granite and is the initial point of contact to new and current tenants seeking to rent or requesting assistance on an issue regarding their current Granite managed unit. Leasing Agents represent the Granite organization with humility, integrity and accountability.
What you'll do
Knowledgeable of Granite managed properties including property locations, attributes and amenities
Schedule and facilitate property visits and showings in an effort to secure new leases
Prepare and present both new and renewal leases to both prospective and current tenants while answering any questions regarding the lease and managed property
Familiar with the roles and responsibilities of Granite staff and departments to help in being a better resource to tenants and other external stakeholders
Process and complete lease and other internal documentation
Contribute knowledge, experience, and recommendations during weekly or monthly leasing meetings
Maintain assigned company-owned vehicle in a safe and clean working order, if applicable
Seek to specialize in certain areas of leasing, customer service, social media marketing and integrated services
Capacity to work overtime during periods of high volume activity
All other duties, as assigned

Hours: Monday - Friday 9:00 am - 5:30 pm, 30 minute unpaid lunch
Pay: $20 - $22 per hour + $100 per signed new lease and $50 per signed renewal lease

RESPONSIBILITIES:
Provide tours to potential residents for the purpose of leasing apartments
Keep accurate records of all traffic (e-leads, phone, and walk-in)
Enter property traffic data in AppFolio property management system daily
Discusses with potential residents the advantages of leasing at the property
Assure the quality and quantity of market-ready apartments
Ensure that models and market-ready apartments are walked daily and communicate any service-related needs to maintenance
Report on and stay current on market trends to make effective strategy and pricing recommendations to the corporate team
Lead outreach and employer relationship building efforts within the local community
Process rental applications per company standards
Prepare leases for future residents
Assist residents with questions, maintenance requests, payment of rent or other requests daily
Maintain a positive customer service attitude
QUALIFICATIONS:
Strong verbal and written communication skills
Computer knowledge MS Word, Excel, and Outlook
Previous experience in AppFolio property management software is a plus
Able to communicate effectively and efficiently with residents and team members
High school diploma required
Must have reliable transportation since you will be driving to multiple locations
Must be able to pass a thorough background check
