    Scheduled Hours40Position oversees all aspects of leasing and providing residential services in an exceptional manner to a large-scale apartment community in a unique and demanding setting. This role combines sales, customer service and marketing to lease apartments; builds excellent relationships with guests and residents; and develops and implements ‘community building' programs to encourage interaction and help new residents acclimate. An important aspect of the position is meeting with prospective tenants, learning their needs, and assisting them in selecting the appropriate apartment in this unique environment.Job Description Primary Duties & Responsibilities: Meet prospects visiting the rental office, fill out visitor cards and pre-qualify prospects. Show model/vacant apartments, using approved rents and following marketing policies, obtain applications and deposits from qualified applicants. Process application file and fill out resident processing checklist. Conduct lease signing and move-in meetings for new residents. Obtain approval to execute lease, obtain signatures, issue apartment keys and conduct move-in inspection. Perform pre move-in inspection in accordance with move-in policy, ensure that all move-in paperwork is complete, including lease, community information, move-in packets and perform move out inspection when notice is received. Accept rental payments, maintain accurate records of all community transactions and submit on a timely basis (i.e., rent roll, delinquency reports move in and move out). Generate computerized work orders from resident contacts; answers questions and follows up to keep residents informed. Enter scheduled, in-progress, complete and incomplete work orders; generates follow-up work orders for incomplete work. Follow up with residents with a Satisfaction Survey - making sure the work was done to their satisfaction. Inspect building and vacant apartment weekly to ensure they meet designated standards. Meet with housekeeping staff to ensure standards are being met. Provide constant vendor/contractor communication concerning scheduling, billing, vendor relations and certificates of insurance. Ensure that A/P invoice are submitted for payment. Participate in outreach marketing. Plan and implement events for residents to build community and help new residents acclimate. Assist in monitoring renewals, distribute and follow-up on renewal notices. Assist with the front desk when the receptionist is not present and during times of heavy traffic. Perform other duties as assigned. Working Conditions: Job Location/Working Conditions Normal office environment. Job: Leasing Consultant : The Leasing Consultant is responsible for effectively implementing the leasing and marketing program, to promote the positive image of the apartment community and to assist management with resident programs and retention in conjunction with the Community Manager and Assistant Community Manager. Compensation, Benefits and Perks: Competitive salary: $18.00 per hour (based on education and experience) 20% rental discount Monthly Leasing and Bonus Incentives Health and Wellness benefits & other voluntary benefits 401K Retirement Plan with Company match Life insurance and disability insurance 8 Paid holidays 15 days Paid Time Off (PTO) 16 hours of Well-Being Days 8 hours of Volunteer Time Off Professional Development Assistance Program Essential Duties and Responsibilities: Leasing Consultant duties and responsibilities may include but are not limited to: Handles all aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sale, processing applications in a timely manner, following up with prospects, obtains signatures for completion of leases and paperwork prior to move-in. Appropriately qualify all prospects with the intent to market the apartments in a professional manner. Show model apartments and educate prospects on the benefits of our apartments. Know the property, the competitive market, and the general market area. Lease apartments and be responsible for all paperwork involved in taking applications and completing through lease signing. Set up move-in files and resident information accurately. Responsible for all monies taken and directing them through proper channels. Preparing daily and weekly reports for the Community Manager. Daily responsibility for the appearance and condition of the market-ready units, clubhouse, and leasing office, as well as the overall property. Report all problems to Community or Assistant Community Manager for immediate correction. Perform residential leasing, telephone, and sales techniques successfully. Perform outreach off-site marketing visits as directed. Design and implement an outreach (outside marketing) program with the Community Manager for both prospecting and networking. Keep track of corporate prospects by setting up a tickler file and follow-up routinely. Manage workflow in Entrata daily. Follow up on all guest cards and lease renewals on a routine basis. Daily responsibility for the input of all marketing traffic including walk-ins, e-mails, and telephone calls. Call residents to follow up on work orders daily, review Surveys, and follow-up as needed. Physically visit local comparable properties and get to know the staff on a routine basis. Review Daily pricing and exceptions in LRO. Maintain Grace Hill compliance monthly. Update Renewal Spreadsheet monthly, manage Daily Pricing in LRO. Assist in planning Resident Events. Perform building inspections and Quarterly Inspections as assigned. Neat, clean, and professional appearance; maintain a professional attitude and work habits in dealing with the staff, vendors, and the public. Requirements Qualifications: The Leasing Consultant shall have the following skills, education, and experience: High school education or equivalent. Valid Driver's License. Possess good communication skills, both written and verbal. Physical demands include, but are not limited to lifting, carrying climbing, stepping, kneeling, working outdoors, overtime, and weekend coverage as needed. Ability to read/comprehend, write, perform calculations, communicate; orally and otherwise, reason and analyze, decision making under pressure.
