This position manages the leasing process from start to finish for up to 14 properties at a time. Part of what makes Nest DC a great place to work is everyone's do whatever it takes attitude. As such, the following will be core responsibilities:
-Manages the relationship with each individual property owner (up to 15) by updating them twice weekly on listing status, coaching them through the leasing process, recommending changes to price or listing as necessary, and aiding in any negotiations.
-Manages up to 15 unique listings across DC which includes scheduling and conducting showings weekly, monitoring the condition and move-in status, inventorying keys, and ensuring accuracy of listing (amenities, features, etc).
-Maintains a highly responsive presence in emails, phone, and internal messages, responding to clients within 4 hours during the business day
-Shows units with a strategy and plan in order to lease units within our targeted timelines (depending on season). Leasing Specialists average 20-25 hours out in the field for showings and balance remaining administrative duties outside of showings
-Review applications and offer leases to qualified applicants with an expectation of leasing a minimum average of 10 properties per month
-Assists in preparing tenants for their move by answering questions, liasing with any building management, coordinating with internal teams, and ensuring tenants are set up for a best in class experience in their home
- Learns the history of different neighborhoods and their amenities (schools, restaurants, grocery stores, bars, events, etc.) and keeps up with new openings to better represent homes
- Demonstrates expertise of the rental market and landscape to more effectively advise owners on pricing and strategy
- Actively contributes to quarterly team profit and service goals
Qualifications
- Previously in the workforce for a minimum of 2 to 4 years
- Prior leasing experience preferred
- Four-year degree preferred

Position Overview
The Director of Leasing is the strategic and operational leader of Nest DC's leasing program. This role owns the entire leasing lifecycle-from pricing strategy, listing quality, and lead flow optimization to fair-housing-aligned screening and lease execution. The Director of Leasing ensures that Nest DC stays competitive, compliant, and efficient within the Washington, DC rental market.

The ideal candidate brings deep knowledge of Washington, DC housing laws, rental market dynamics, Fair Housing/FHDA, and consumer protections (TOPA, rent caps, late fee limits, voucher guidelines, etc.). They must be tech-forward, comfortable with AppFolio, LeadSimple, analytics dashboards, and automation tools, and committed to building a high-performing, mission-driven leasing team.

What You'll Do
Lead the leasing function using EOS as the operational backbone, including weekly L10s, a maintained scorecard, clear Rocks, and transparent accountability.
Define and drive quarterly Rocks related to occupancy, listing quality, lead conversion, vacancy reduction, and cross-functional coordination.
Own the leasing scorecard and deliver weekly, monthly, and quarterly KPI reporting to leadership.
Ensure alignment with Nest DC's mission, core values, and community impact priorities.
Represent the leasing perspective in company-wide planning and strategic initiatives.
Market Expertise & Pricing Strategy
Maintain expert-level knowledge of the DC rental market, local comps, neighborhood trends, legislation, and seasonality.
Oversee pricing recommendations for new listings and renewals using market trends, Nest DC historical performance, and revenue-optimization tools.

JOB DESCRIPTION
Essential Responsibilities:
* Performs all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
* Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.
* Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy.
* Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.
* Uses the on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
* Ensures that the community and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
* Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
* Executes and performs activities in support of the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
* Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Required Licenses or Certifications:

Additional Compensation:
