Assists in general administration and all related functions for the property. Responsible for conducting rental inquiries. Acts as a liaison between manager and maintenance department by coordinating resident requested service. Answers phone, greets visitors and channels inquiries to appropriate staff members. Must have working knowledge of personnel, accounting, leasing, maintenance, computers, marketing and resident retention policies and procedures.

Answers phone, greets visitors with a smile, schedules appointments, and directs inquiries to appropriate staff member
Introduce yourself and other team members in the immediate area
Completes survey/welcome card for each prospect
Conducts rental inquiries and tours of property
Follows up with prospect: thank you cards, phone calls, and any other requested or needed information
Enters application and lease into computer system
Follows up with residents regarding quality and promptness of service with either a phone call or written questionnaire. Relays feedback to Property Manager
Receives service request from residents and records in appropriate record book
Responds to internet inquiries promptly
Helps with monthly newsletter by writing and typing articles
Prepare and maintain resident files
Records traffic and rental activity promptly and accurately
Participates in resident activities, open houses and other events to promote community
Makes coffee, bakes cookies, and other refreshments for residents and prospects
Puts balloons, promotional signs, etc. on property
Completes and updates move-in, move-out and rental packets
Performs general administrative duties such as logging rent, filing, typing, mailing, ordering supplies, and resident termination calls
Performs monthly market surveys and shops competition
Follows Fair Housing regulations
Required to work weekends
Completes all necessary paperwork efficiently and timely to process application
Process applications within 48 hours, obtain property manager approval, and notify applicants of results
Prepare lease packages
Complete move in package, test keys and inspect apartments prior to move in
Conduct new resident orientation
Participate in revenue collections
Implement and participate in social functions and resident appreciation days
Participate in community outreach activities
Performs all other duties as requested by the Property Manager
Flexibility in work schedule as determined by regional management may be required periodically to insure adequate staffing in leasing office
Achieve 85% or higher on all shops.

The Leasing Consultant is responsible for showing and leasing apartments, participating in the move in and move out process, administering and monitoring lease renewals, participating in marketing/advertisement; social media and providing administrative support to the Community Manager for a variety of property related tasks. Under the direction of the Community Manager, the Leasing Consultant is responsible for
Essential Functions:
Be a driving force of the Hospitality Covenant and invite residents to sign and live out the three practices, sharing in the quality of life for all
Greet prospective residents warmly and complete guest cards in accordance with company procedures
Conduct property tours, showcase apartment models, and communicate features and benefits tailored to individual prospect needs
Pre-qualify applicants, process rental applications (including background and credit checks), and submit for management approval
Secure deposits and ensure compliance with Fair Housing regulations
Maintain up-to-date availability reports and leasing records
Demonstrate community and apartment/model and apply product knowledge to prospective resident needs by communicating the features and benefits; close the sale
Update availability report, process applications for approvals (i.e., credit check, rental history, etc.), submit processed applications to the Community Manager for approval, and follow up with applicant regarding status
Follow up with prospects who have not leased and refer to other TREK communities when applicable
Update lease renewal information and process all renewals within 90 days of the lease expiration, based on the pricing provided by the community manager
Be a driving force for tenant retention
Communicate with the Service Techs to ensure apartments are ready for move in on the agreed date and conduct an inspection with the Service Tech to verify it meets standards
Develop relationships with residents to understand their needs and aspirations and support the growth by inviting, attending, and hosting community nights, affinity circles, mutual support groups, and resident led initiatives
Attend functions and participate as host for any functions as directed by the Community Manager
Listen to resident requests, concerns and comments, ask questions for clarity, refer them as appropriate
Accept rental payments and give immediately to Community/Assistant Manager
Answer phones (by the 3rd ring using the company greeting) and greet visitors, making all feel welcome and that they are important to us.
Answer questions for residents about community, repairs, rent, rules, etc., and work closely with the Community Manager on repair follow-ups
Contribute to cleanliness and curb appeal of the community on continuing basis
Conduct market surveys and shop competitive communities
Perform general clerical duties to include but not limited to photocopying, faxing, mailing, and filling, maintaining contract/vendor files, signing for and distribute UPS/FED EX/Airborne packages
Track resident notices and assure notices are delivered in a timely manner
Coordinate and maintain records for staff office, phones, parking, and office keys
Ability to code and process invoices and research discrepancies as needed
Other duties as assigned
Education & Experience:
Excellent Customer Service skills with ability to communicate professionally, verbally and written
Experience and proficiency of Microsoft Office
Knowledge of social media business accounts and ads
High school graduate or GED equivalent, college degree a plus
2-3 years sales and/or leasing experience, residential preferred
Industry software such as RealPage a plus

JOB DESCRIPTION
KEY RESPONSIBILITIES:
1. Performs all sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, continuing the relationship with prospects, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
2. Collects all pertinent information from prospective residents at move-in and records as appropriate.
3. Stays informed about and collaborates with teams/leadership on current market and competitor conditions that may impact the community's occupancy, market rent, and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
4. Designs and executes marketing activities and events to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools and following other property-specific marketing plans, drives, and special programs.
5. Uses the on-site property management software application to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic and other information about existing and future residents, and review and analyze data.
6. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the tour path and show ready units, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
7. Follows-up with prospects and new residents within 24 hours to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew. Documents all follow up and classes leads during the lifecycle of the sales process.
8. Executes and performs activities in support of the property's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time, following the AA renewal playbook.
9. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
10. Demonstrates customer services skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to complaints about maintenance services. Interacts with all residents and acknowledges them by name.
11. Attends community and networking events, aligns with local associations and community organizations, and participates in outreach marketing efforts to drive traffic to community and generate viable referral sources and new business leads, ensuring Greystar AA outreach expectations are consistently met.
12. Completes various financial, administrative, and other reports and analysis, and performs other duties as assigned or necessary.
13. Assists Lifestyle Coordinator by attending and assisting with the setup of events as required.
BASIC KNOWLEDGE & QUALIFICATIONS:
* High school diploma or equivalent required; associate or bachelor's degree in business, marketing, hospitality, or related field preferred.
* 1-3 years minimum of relevant experience in the application and usage of a sales, marketing, internet and customer service background sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.

Leasing Consultant- Affordable Housing (LIHTC) Pratum Companies is looking for Leasing Consultant in our Baltimore, MD Property. This is an affordable housing property which requires all tenants to meet certain income requirements. The ideal candidate will have understanding of LIHTC program and fair housing regulations.
Essential Duties and Responsibilities:
Handling all aspects of leasing apartments, including greeting prospective residents, following up with prospects, touring the community, processing applications, preparing leases and closing the sale
Understanding the community and its amenities, rents, and specials - as well as those of the community's competitors
Conduct off-site marketing and assist in preparing marketing plans
Screen all incoming residents by objective qualification standards
Achieve an acceptable leasing closing ratio
Maintain activity reports by recording traffic daily
Assist with resident programs and retention
Assist with coordination of and participate in resident functions
Processing Recertifications
Perform all other duties assigned by the Assistant Manager/Community Manager
Job Requirements:Job Requirements:
Prior leasing, customer service, or sales experience, preferred
Working knowledge of Tax credit programs (LIHTC) experience
Excellent and premiere customer service orientation
Excellent verbal and written communication skills
Attention to detail and ability to work independently on assignments
Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet
Ability to work in a fast paced environment
Education
High school diploma or GED. This position requires the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.
Professional Experience
A minimum of three years of experience in residential property management and Lease Up
Attendance/Travel Requirements
The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. The position requires the ability to serve on-call, as scheduled or as necessary. Travel may be required at times to attend various owner gatherings either in the general vicinity of the associates home property, or in another state. You must also be able to attend certain resident events that are held after hours.
Computer skills
Intermediate Computer/Microsoft Suites/Internet knowledge
Working knowledge of Outlook and OneSite/Yardi
Physical Demands
Must be capable of physically accessing all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry or maneuver weights of up to 50lbs. independently and 100 lbs. with assistance.

This role is non-exempt and has an anticipated pay range from $20-$21.63 an hour for a new employee depending on a number of relevant factors including individuals' experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations. This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors. This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week. Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company's website.
