Role Overview
As the Leasing Consultant, you'll have a big mission. If you choose to accept it, your mission will be to will market and lease apartments in accordance with policies and procedures outlined by management. The Leasing Consultant is also responsible for providing resident services in a professional and courteous manner. You also understand the value of taking a moment to express gratitude to the village that helped to make it happen. Key Responsibilities
Participate in developing and implementing community enrichment programs, area meetings, and events that all support B.Hom Student Living's living-learning environment. These include social as well as developmental programs that have been coordinated with other staff members to achieve community goals.
Participate in the marketing and leasing efforts to meet weekly and monthly leasing goals.
Cover rotating office shifts during posted day and business hours, including nights and weekends. Duties include giving tours, leasing responsibilities, phone contacts, customer service and general office work.
Cover rotating (on-call) Community Ambassador on duty shifts, after-hours and on weekends. Duties include touring the property, handling lockouts, responding to noise complaints, and responding to emergency situations.
Serve as a resource for residents regarding the services offered by B.Hom Student Living, the surrounding community, and the local colleges and universities, as well as other community issues, conflict resolution, and crisis management.
Interact with potential residents by giving tours, discussing the benefits of living at the property, distributing marketing materials and attending housing fairs.
Serve as a role model and represent B.Hom Student Living in a positive manner.
Assist the General Manager and residents during all move-in and move-out periods.
Other duties as assigned.

Essential Responsibilities:
* Performs all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
* Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.
* Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy.
* Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.
* Uses the on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
* Ensures that the community and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
* Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
* Executes and performs activities in support of the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
* Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Required Licenses or Certifications:
* Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
* Incumbents must have valid driver's license to operate a golf cart on property.
Physical Demands:
* Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Additional Compensation:

We're looking for a talented leasing consultant who will be responsible for coordinating all activities related to apartment rentals, move-ins, move-outs, and lease renewals. The leasing consultant is also responsible for interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.

The Role: The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications
Passion for providing exceptional customer service.
2+ year of sales and/or customer relations' experience
Low Income Housing & Tax Credit experience highly desired.
Bilingual (English & Spanish) highly desired.
Thrives in a fast-paced environment.
Flexible schedule that may include evenings and weekends.
Solid computer knowledge, Windows (Word, Excel,) internet and e-mail
Working knowledge of Yardi Voyager Property Management software
Key Accountabilities
Customer Service & Sales
At all times, regardless, provides A+ customer service.
Greet and qualify all prospects.
Record all telephone and in-person visits on guest cards.
Inspect models and available “market ready”, communicate related service needs to Community Manager.
Demonstrate community and apartment/model and apply product knowledge to prospect needs by communicating the features and benefits; close the sale.
Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
Update availability report, process applications for approvals.
Ensure apartment is ready for resident to move-in on agreed date.
Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs.
Secure new resident signature(s) on appropriate paperwork prior to move-in. Orient new residents to community.
Assist in monitoring renewals. Distribute and follow-up on renewal notices.
Administrative
Accept rental payments.
Type lease and complete appropriate paperwork and input information on Yardi System accurately and on a timely basis.
Maintain current resident files.
Distribute all company or community-issued notices.
Maintain accurate monthly commission records on leases and renewals for bonus purposes.
Assist management team with other various tasks as required.
Consistently implement policies of the community.
Resident Retention
Receive all telephone calls and in-person visits. Listen to resident requests, concerns, and comments.
Quickly complete maintenance service request and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters.
Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests daily.
Maintain open communication with Community Manager and Maintenance Supervisor.
Contribute to cleanliness and curb appeal of the community on continuing basis.
Assist in planning resident events. Attend events and participate as host for any event as directed by the Community Manager.
Adherence to Property Management Rules, Regulations and Guidelines
Conduct all business in accordance with company policies and procedures, Fair Housing,
Americans with Disabilities Act
and all other laws pertaining to the apartment industry.
Under the direction of the Compliance department and the Community Manager, manages compliance file maintenance, where applicable.
Physical Demands & Working Conditions
The incumbent in this is classified as essential staff and is expected to report to work and adhere to all safety and business protocols.

Job Description
Are you an outgoing, experienced Leasing Agent in the Portland metro area looking for a full-time job opportunity with an established property management company? Do you enjoy taking on a project and seeing it through to ensure an exceptional customer service experience? Our client is looking for an experienced, detail-oriented Leasing Agent! The main areas of leasing will be in Clackamas, Multnomah, and Washington County, in addition to working in other areas of the Portland/Metro area.
Benefits include 6 paid holidays, partially paid health insurance/dental insurance, mileage reimbursement, sick, vacation, and commission pay.
Qualifications:
1-2 years of experience as a leasing agent for multi-family and single-family residential units
Highly proficient in written and verbal communication
Experience in leasing and marketing residential rentals
Must be available to work, days, two evenings per week and one weekend day per week
Proficient computer knowledge of Word, Excel, general internet and e-mail applications (knowledge of AppFolio program is a plus)
Working knowledge of Oregon landlord/tenant laws and Fair Housing Laws
Strong organizational skills, detail-oriented
Ability to handle sensitive information professionally and accurately
Maintain excellent communication skills with tenants, clients, and vendors
Ability to pass a criminal background check
Duties include, but are not limited to:
Construct and maintain written advertisements and market available units
Schedule and conduct unit viewings
Email and text management, timely follow-through on confidential and time-sensitive information
Check and respond to guest cards and phone calls throughout the day
Be available for property and apartment tours
Lease apartments and follow-up on prospects
Process rental applications
Explain and thoroughly complete a Lease Agreement with the tenant
Handle move-in and move-out walk-through of the unit with the tenant
Post notices on tenant's doors
Adhere to all company policies
Maintain the property's appearance by picking up trash, light cleaning of laundry rooms, etc.
General office support: filing, photocopying, data entry, emailing, composing letters, document uploading, etc.
Attend weekly Monday morning mandatory meeting at the main office

Night shift - 2 nights per week is required
